Key Takeaways

  • ✓ We hold 19 live listings across the Los Balcones hillside, at a median of €330,000.
  • ✓ That is €70,000 above the €260,000 Torrevieja median – you are paying for elevation and plot, not for the sea.
  • ✓ Entry is €130,000, which still buys a one-bed bungalow up here.
  • ✓ Torrevieja villas run to a €539,000 median across 38 listings; bungalows sit far lower at €201,500 across 39.
  • ✓ Of 212 sea-view properties in our whole book, 170 are €400,000 or more – a view is a budget decision, not a neighbourhood one.

Los Balcones is where Torrevieja stops being flat. The land rises west of the pink lagoon, and the streets up there were laid out for detached and semi-detached houses on plots rather than for apartment blocks. Our book carries 19 live listings on that hillside at a €330,000 median, against €260,000 for Torrevieja as a whole. The premium is real, it is about €70,000, and this article is about whether it is worth paying.

One note on the name: Los Altos

Buyers search for Los Altos and Los Balcones as if they were two markets. On the ground they are one continuous hillside area with an administrative line through it, and our feed does not carry a separate Los Altos label – listings from that side come through to us as Los Balcones. So the 19 figure above covers the pair. If an agent quotes you a precise, separate Los Altos average, ask them where the sample came from. We would rather tell you the label is merged than invent a split.

What the hillside actually gives you

Three things, in order of how much they matter day to day.

Space. This is plot country. Detached villas with their own pools, semi-detached houses with gardens, and low-rise bungalow terraces with private outdoor space rather than a shared block entrance. Compare that with central Torrevieja, where the stock is overwhelmingly apartments.

Outlook. The elevation means many streets look out over the Laguna Rosa – the pink salt lake – and on clear days across the flat land toward the sea. That is a genuinely unusual outlook and it is why the area is named for balconies. Read the Torrevieja salt lakes guide if the lagoon is part of the appeal; the colour is a seasonal, biological thing rather than a permanent state, and it is worth knowing that before you buy the view.

Quiet. It is residential, not commercial. There are local bars and a supermarket or two, but the shopping, the market and the seafront restaurants are a drive away. In August that is a blessing; in February some buyers find it too still.

The numbers, by property type

The reason the Los Balcones median sits high is not that the same apartment costs more up here. It is that the mix is different. Here is what each property type costs across Torrevieja as a whole, which tells you what the hillside is loading you up with:

Property typeLive in TorreviejaMedian asking price
Apartment113€250,000
Penthouse42€320,000
Bungalow39€201,500
Villa38€539,000
Townhouse14€225,000

A Torrevieja villa carries a €539,000 median. A bungalow carries €201,500. Los Balcones is heavy on the two ends of that range and light in the middle, which is exactly why its own median lands at €330,000. Put differently: the hillside premium is mostly a property-type premium. You are not paying €70,000 for the postcode. You are paying it for a garden, a plot and a wall you do not share.

What is on the hillside right now

Look at the first two. €130,000 buys a 70 m² one-bed and €134,900 buys a 65 m² three-bed – nearly the same money, five square metres apart, two very different homes. That is the resale bungalow market in a nutshell: layout and condition drive the price far more than floor area does. Never shortlist from a portal on beds and price alone up here. Go and see how the space is actually cut up.

The €259,000 new-build bungalow and the €320,000 villa show the other half of the market. Both are more house than the resale pair, and both come with the running costs to match – a private pool, a garden that needs watering, and in the new-build case a community with its own fees.

The view question, answered with data

Buyers come to Los Balcones asking for a sea view. Here is the book-wide reality: of 212 properties in our entire catalogue flagged with sea views, 170 are €400,000 or above. Only ten sit between €150,000 and €250,000. A sea view is a budget question long before it is a neighbourhood question, and the hillside does not change that arithmetic.

What Los Balcones does give affordably is a lagoon and open-country outlook, which is genuinely lovely and considerably cheaper. If a proper Mediterranean view is non-negotiable, be prepared for a different budget and look at villas for sale in Torrevieja at the upper end, or the beachfront stock.

What a hillside plot actually costs to run

The purchase price is the smaller half of this decision. A house on a plot in Los Balcones carries costs a central apartment does not, and buyers who have only ever owned a flat in Spain are consistently caught out by three of them.

The pool. A private pool needs weekly attention, chemicals, an electricity supply for the pump and a winter cover. Budget for a pool service if you are not resident year-round, because an unattended pool in August becomes a problem in about ten days. Communal pools in the newer developments spread that cost across the community instead, which is one reason the new-build bungalows here appeal to part-time owners.

The garden. Anything planted needs irrigation, and irrigation needs a timer that someone checks. The low-water gravel-and-succulent gardens you see across this hillside are not a lack of ambition – they are what survives a Costa Blanca summer when the owners are in Helsinki or Hamburg.

The building itself. Detached means every wall, roof and gutter is yours. On the older resale stock, look hard at flat roofs, at any sign of movement in terrace tiling, and at whether the windows are single-glazed. Our Spanish property inspection checklist covers what to look at and in what order, and it matters more on a detached house than on anything else you can buy here.

Against that, note what you save: no lift maintenance, no shared entrance, and in some cases no community fee at all. Whether that nets out in your favour depends entirely on how many weeks a year you are actually here.

New build or resale on this hillside?

Torrevieja is unusually balanced – 125 of our 250 listings are new build and 125 are resale – and Los Balcones carries both. The resale bungalows at €130,000–€134,900 are 1980s and 1990s stock: cheap to buy, dated to look at, and often needing a kitchen and bathroom before you would want to live in one. The new-build bungalow at €259,000 is current standards, insulated, with a warranty behind it.

The tax treatment differs too. A resale attracts 10% ITP transfer tax in the Valencia region; a new build attracts 10% IVA plus 1.5% AJD stamp duty. Add notary, registry and legal fees on top of either. That difference is small compared with the renovation gap between the two, which is the real number to model. Our comparison of new build versus resale in Spain works through both sides properly.

Who should buy here

Buy here if you want a house rather than a flat, you will have a car, you want outdoor space that belongs to you, and you like being ten minutes from the noise instead of in it. It is a strong choice for retirees and for families who want a garden, and the bungalow stock at €130,000–€135,000 is one of the better-value entry points anywhere in the town.

Do not buy here if you want to walk everywhere, if you plan to visit for two weeks a year and want zero maintenance, or if you are buying primarily for short-let demand – central and beachside locations are simply easier to fill. We compare the two ways of living in Torrevieja directly in Centro vs the urbanisations.

Next step

Nineteen listings is enough to be selective but not enough to browse forever. If you tell us your budget and which you are after, a plot or a low-maintenance base, we can shortlist the hillside properly and tell you which streets have the outlook you are picturing.
