Key Takeaways

  • ✓ Our Torrevieja book holds 250 live properties. Exactly one is priced below €100,000.
  • ✓ That one is a 49 m² studio in Habaneras at €89,900. The next cheapest Torrevieja listing is €118,000.
  • ✓ The realistic floor for a one or two-bedroom home in the town is €118,000–€125,000.
  • ✓ 41 of our Torrevieja listings sit under €150,000, at a median of €139,900. That is the bracket that actually exists.
  • ✓ Torrevieja’s overall median is €260,000, and the town book now splits 125 new-build to 125 resale.

People still search for Torrevieja property under €100,000 because ten years ago that was a real market. It is not any more, and pretending otherwise wastes your flight. As of August 2026 our live book holds 250 properties in Torrevieja, and precisely one of them is priced below €100,000: a 49 m² studio in Habaneras at €89,900. Everything else starts at €118,000. This article is the honest version: where the floor actually sits, why it moved, and what the next €30,000 buys you.

The floor, listing by listing

Here are the five cheapest properties in our Torrevieja book right now, in order. There is nothing hiding underneath them.

What it isDistrictSizeAsking
StudioHabaneras49 m²€89,900
One-bed townhouseLa Siesta60 m²€118,000
One-bed studio flatLos Frutales40 m²€119,900
One-bed apartmentLa Mata pueblo40 m²€120,000
Two-bed bungalowLa Siesta50 m²€124,999

Look at the gap between row one and row two: €28,100. That gap is the whole story. There is no gentle slope down from €120,000 to €90,000 with dozens of options along the way. There is one outlier at the bottom, then the market begins.

Why the bracket closed

Torrevieja spent the 2010s as the cheapest coastal town in mainland Spain that still had a working year-round centre. That reputation attracted a decade of Northern European buyers, and then a construction wave arrived on top of it. Our town book now splits exactly 125 new-build to 125 resale. New-build does not compete with a €90,000 studio (it sits well above it), but it resets what a vendor thinks their older flat is worth, and it pulls the whole floor up behind it.

The result is a market where the median asking price in Torrevieja is €260,000 and the top of the town book is €1,630,000. The cheap end did not vanish overnight; it was bought. If you want the longer history of how this town got its price reputation and why it is now out of date, we wrote it up in why is Torrevieja so cheap.

What €120,000–€150,000 actually buys

This is the bracket worth planning around, because it is the bracket that exists. We currently hold 41 Torrevieja listings under €150,000, at a median of €139,900. In practice that money buys one of three things.

A small central apartment. One or two bedrooms, 40–60 m², in an older block within walking distance of shops and the sea. Our cheapest current Centro listing is €130,000 for a three-bedroom, 87 m² apartment. That is big for the money, and the trade-off will be condition and stairs rather than location.

A bungalow in the inland suburbs. La Siesta from €118,000, El Chaparral from €135,000, Los Balcones from €130,000. More outdoor space, usually a communal pool, and you will want a car.

A one-bed near a beach. Playa del Cura from €139,900, Acequión from €139,900, La Mata from €132,600. Smaller rooms, better walk to the water.

What it does not buy is a two or three-bedroom home in good condition with a sea view. Across our entire live book of 2,108 properties, exactly one listing under €150,000 mentions sea views. One. That is the honest ceiling on this budget.

The rest of the Torrevieja ladder

It helps to see where a small budget sits inside the town. These are the medians by property type in our Torrevieja book.

TypeLive listings in TorreviejaMedian asking
Apartment113€250,000
Penthouse42€320,000
Bungalow39€201,500
Villa38€539,000
Townhouse14€225,000

The bungalow row is the one to notice. At a €201,500 median it is the cheapest type median in the town, below the median apartment, and it is the usual route to outdoor space here. Torrevieja bungalows are typically single-storey homes in shared complexes rather than detached houses. If a terrace matters more to you than a lift and a central address, search that row first.

What about outside Torrevieja?

Fair question, and the answer is short. Across our entire live book of 2,108 properties, only 46 are priced under €150,000, and 41 of those are in Torrevieja. Here is every single one of the other five.

TownAsking
Orihuela (inland)€109,000
Rojales€110,000
Benejúzar€131,250
Finestrat€147,312
San Fulgencio€148,000

Five listings, five different towns, several of them inland. That is the entire alternative. If your budget is under €150,000 and you want to be on the coast, Torrevieja is not one option among many. It is very close to the only one.

The costs you must add

The asking price is not the number that leaves your account. On a resale in the Valencia region, transfer tax (ITP) runs at 10% of the price, and then notary, land registry and legal fees sit on top. On a new build it is 10% IVA plus 1.5% AJD instead. The fixed portion of those costs (lawyer, notary, registry) does not shrink because the property is cheap, so at the bottom of the market they bite proportionally harder.

Then there is the renovation question. At €90,000–€125,000 in Torrevieja you are usually buying a property that has not been touched in a while. Budget for it honestly before you buy, not after; our guide to renovating a property in Spain covers what the common jobs really cost in time and disruption.

If your ceiling really is €100,000

Two options, and we would say both out loud to a friend.

Stretch to €120,000. Thirty thousand euros is the difference between one studio and a genuine choice of one and two-bedroom homes across four districts. If the money is reachable, that is where it should go.

Or rent first. A winter long-let costs a fraction of a purchase you regret, and it answers the question no spreadsheet can: do you actually want to live here in February? We handle long-term rentals across the same districts, and plenty of our buyers rented for a season first.

The Spain-wide picture at this budget is in property in Spain under €100,000, and the tier above is covered in cheap property in Spain under €150,000. Or send us your budget below and we will tell you what it really buys this month, including when the answer is nothing.
