Key Takeaways

  • ✓ Villajoyosa has 23 listings with a median asking price of €445,000.
  • ✓ Every one is an apartment or penthouse: 18 apartments, 5 penthouses. No villas, no townhouses.
  • ✓ The range is €254,000 to €827,000. All 23 are new build; we hold no resale here.
  • ✓ Playas Del Torres is the biggest pocket: 13 listings at a €445,000 median.
  • ✓ The cheapest way in is a €254,000 one-bed. The old-town Pueblo listing is €362,250.

Villajoyosa is the town with the painted houses: a wall of ochre, blue, pink and green facing the sea, which the fishing fleet is said to have used to pick out their own homes from the water. It sits between Benidorm and Alicante, it has a working port, and it makes chocolate: the Valor factory is here and the smell reaches the street. It is the most straightforwardly Spanish town on this stretch of coast.

Our book holds 23 Villajoyosa listings at a median of €445,000. Before anything else, the caveat: not one of them is a villa. Eighteen apartments, five penthouses, and nothing else. If you came for a detached house with a pool, this is the wrong town on our books today, and it is better you know that in the first paragraph than the fifth.

What is actually for sale

Twenty-three listings, all new build, prices from €254,000 to €827,000. That is a narrow, mid-market spread with no bargain basement and no seven-figure top end. In a coastline where Jávea runs to €4.5m and Benitachell to €4.2m, Villajoyosa is refreshingly legible: almost everything sits between €250,000 and €600,000.

Because it is all new build, the tax treatment is uniform. In the Valencia region that means 10% IVA plus 1.5% AJD stamp duty, rather than the 10% ITP a resale would carry. Notary, registry and legal fees sit on top.

Cala Palmera2€375,000
Las Azaleas1€550,000

Playas Del Torres is more than half the market on its own: the coastal strip north of the town centre, where most of the recent building has happened. Cala Palmera is the cheapest pocket at a €375,000 median across two listings. Centro and Pueblo have one listing each, which tells you how rarely anything comes up inside the old painted streets: at the time of writing, exactly one.

What the town is like to live in

The centre is small enough to walk end to end, and it functions as a town rather than a resort. There is a fish market, a proper high street, banks, a health centre, and a beach that locals use in May rather than only in August. Spanish is the working language in most shops, which some buyers want and others find harder work than they expected.

The Alicante tram runs along this coast, which is genuinely useful: it links the town north to Benidorm and south towards Alicante without a car. Being able to have dinner in Benidorm and get home on public transport changes what a night out costs and how you plan it.

What you give up compared to Benidorm is scale. There is less choice of restaurants out of season, fewer services aimed specifically at foreign residents, and a smaller international community. Compared to Benidorm it is quieter in every sense. Whether that is the selling point or the problem is the only question that matters here.

The chocolate is not a gimmick, incidentally. Villajoyosa has made it industrially for generations and the Valor factory sits in the town with a museum and a shop attached. On the right day you can smell it from the street. It is a small thing, but it is the kind of small thing that tells you this is a place with its own economy rather than one that exists purely for visitors, and that shows up in whether the bars are open in January.

Buying new build here: what to check

Because all 23 of our Villajoyosa listings are new build, the process is a developer purchase rather than a private one, and the checklist is different from a resale.

Start with the completion date. It should be written into the contract, not described verbally, and you should understand what happens if it slips. Ask what stage the build is actually at: a plot with foundations and a plot with a roof are marketed with the same photographs and are two very different propositions for anyone with a deadline.

Then the bank guarantee. Spanish law requires stage payments made before completion to be secured, and your lawyer should confirm the guarantee is in place and names you before you transfer anything. This is standard, it is not an insult to the developer to ask, and no reputable seller will object.

Finally, the specification. New build is sold from a memoria de calidades (the written schedule of finishes), and what appears in a show apartment is frequently an upgrade rather than the standard. Get the schedule, get the upgrade price list, and price the property as you would actually take it rather than as it was styled for the photographs.

What your money buys

The third card is the one to study. A 164 m² three-bed penthouse at €350,000 is a very different proposition from an 82 m² two-bed at €349,000, and both are on this page at effectively the same price. That is what a thin market looks like: pricing is set property by property rather than by a smooth per-square-metre rule, and the value is unevenly distributed. Comparing carefully is worth real money here.

The honest gaps

Three of them. There are no villas. If a detached house is non-negotiable, look at Finestrat, which has 43 of them, or Polop, where all 25 listings are villas. There is no resale stock, so you are buying new build with new build’s timelines and tax. And there is nothing under €254,000, so the very cheap end of the Costa Blanca is not represented here at all.

Set against that: 23 listings in a town this size is reasonable depth, the price band is coherent, and you get an actual Spanish town rather than a development with a name. For a lot of buyers that trade is worth making.

Tell us your budget

Between €250,000 and €450,000 you have most of the Villajoyosa market open to you and a genuine choice of size and location. Above €550,000 the choice narrows to a handful. Browse property for sale in Villajoyosa, the Villajoyosa apartments specifically, or widen out to apartments across our whole book. Then tell us your budget and we will tell you what it reaches here and what it reaches next door.
