Key Takeaways

  • ✓ Costa Blanca towns hold 212 of our 512 villas, and their medians run from €539,000 to €2,330,000.
  • ✓ Finestrat holds the most villas of any Costa Blanca town in our book – 43 – at a villa median of €850,000.
  • ✓ The cheapest villa medians are both in the south: Torrevieja €539,000 across 38 villas and Ciudad Quesada €549,000 across 16.
  • ✓ The north is a different market entirely. Benitachell villas sit at a median of €2,330,000, and Benissa is a town of 14 listings, all of them villas.
  • ✓ A town median and a villa median are not the same thing: Torrevieja’s town median is €260,000, but its villa median is more than double that.

If you are shopping for a villa on the Costa Blanca, the single most useful fact is this: the villa median in Torrevieja is €539,000 and the villa median in Benitachell is €2,330,000. Same coast, same label, four and a half times the price. Every other decision follows from working out which half of that range you are actually in.

The tables below are built from our live book. Two numbers per town: the median for every property type we hold there, and – where we hold enough villas to publish one – the villa-only median. Read both. The town median tells you what the place costs; the villa median tells you what a detached house there costs, and the gap between them is often enormous.

Costa Blanca South, town by town

Ciudad Quesada16€529,000€549,000

Torrevieja is the obvious starting point and the most misread. Its town median of €260,000 is dragged down by 113 apartments and 42 penthouses; the 38 villas sit at €539,000. It is still the cheapest villa median on this coast, which is the useful headline. Browse them directly on our Torrevieja villas page.

Orihuela Costa is the interesting counter-example. Town median €297,000, villa median €995,000 – a gap of nearly €700,000 between what the town costs and what a detached house there costs. That is the coastal land premium in one line. Campoamor, its priciest quarter, has a median of €1,350,000 across 10 listings, while Los Altos sits at €183,000 across 3. Same municipality.

Ciudad Quesada is the outlier in the other direction: villa median €549,000 against a town median of €529,000, because 16 of our 19 listings there are villas. When almost the whole town is detached houses, the two numbers converge. We have written it up separately in Ciudad Quesada villas.

Costa Blanca North, town by town

Benitachell23€2,249,000€2,330,000
Benissa14€2,850,000n/a

Polop is the cleanest data point on the whole coast: 25 listings, all 25 of them villas, town median and villa median identical at €615,700. If you want to know what a detached house on the Costa Blanca North costs without any apartment noise in the average, that is your number. Finestrat is the volume market – 82 listings, 43 of them villas, with Finestrat Hills at a €650,000 median and Sierra Cortina at €2,600,000 across four listings.

Then the north steps up hard. Altea (10 listings, all villas, median €2,190,000), Benitachell (23 villas of 26 listings, villa median €2,330,000) and Benissa (14 listings, all villas, median €2,850,000) are not the same market as the Vega Baja. They are cliff-and-view towns with large plots and international competition. Nothing wrong with them – but if you arrived here with a €500,000 budget, they are not your shortlist. The south versus north comparison covers the lifestyle differences as well as the money.

Four villas across the range

Two inland southern new builds, one Costa Blanca North hillside house, and one Altea Hills property to show where the top of the market sits. Together they cover almost the whole span of the tables above.

Rafal is the one people have never heard of. Three listings in our whole book, town median €295,000, one of them a villa. Small inland Vega Baja towns are where the arithmetic still works, and they are invisible on the portals because nobody searches for them by name.

How to read these numbers without fooling yourself

Three warnings. First, a median is not a floor. Torrevieja's villa median is €539,000 but its cheapest listing of any type is €89,900 – the distribution is wide and the median tells you nothing about the tail. Second, villa counts move. Forty-three villas in Finestrat today is a snapshot, and half of them are in the same handful of developments. Third, new build and resale are not interchangeable: Finestrat is 80 new build of 82 listings, whereas Torrevieja splits 125 new build to 125 resale. That changes your tax bill, your timeline and your negotiating position. Our comparison of new build versus resale in Spain lays out both.

On tax: in the Valencia region a resale purchase carries 10% ITP, while a new build carries 10% IVA plus 1.5% AJD. On a €550,000 villa that difference is not trivial, and it is easy to forget when you are comparing asking prices across towns with very different new-build shares.

Where we would start

Under €600,000, look at Torrevieja, Ciudad Quesada, Rojales and the small inland Vega Baja towns, and treat anything in the north as a stretch. Between €600,000 and €1,000,000, Polop, Finestrat and La Nucía open up and you get hillside plots and views without Jávea money. Above that, the north is genuinely worth it – the plots and the coastline are a different product, not just a more expensive one.

Whichever bracket you are in, the villa you want will be listed for a couple of weeks, not a couple of months. Tell us the town, the plot size and the number you will not go past, and we will watch it for you. Start on our Costa Blanca villas for sale page, or tell us your budget below. If you are still deciding between a detached house and something with a shared pool, read villas with a private pool first, and our guide to villas for sale in Spain sets this coast against the rest of the country.
