Key Takeaways

  • ✓ Our Marbella book holds 103 live listings, of which 35 are villas.
  • ✓ The median Marbella villa is €4,950,000 – against €995,000 for the 512 villas we list across Spain.
  • ✓ Nothing in Marbella starts below €450,000, and at that level you are buying an apartment, not a house.
  • ✓ 65 of the 103 Marbella listings sit above €1,000,000, at a median of €2,950,000.
  • ✓ One municipality west, the Estepona villa median is €1,695,631. One east, Mijas is €1,890,000.

How much is a villa in Marbella? Across the 35 villas currently in our book, the median asking price is €4,950,000. That is not a typo and it is not a penthouse-and-yacht outlier dragging an average upward. A median is the middle listing, so half of the Marbella villas we hold are asking more than that.

The same feed lists 512 villas across the rest of Spain at a median of €995,000, with the cheapest at €139,900. Marbella is roughly five times the national middle. Any article that tells you otherwise is quoting a different Marbella, usually one that quietly includes San Pedro, Nueva Andalucía and half of Benahavis under the same headline.

The floor is €450,000, and it is not a house

The cheapest thing of any kind in our Marbella book is €450,000. The most expensive is €19,500,000. Between those two numbers sit 103 listings at a median of €1,295,000.

What matters for a villa buyer is what the bottom of that range actually contains. It is apartments and penthouses. The entry-level end of our Marbella list is two- to four-bedroom flats in Rodeo Alto-Guadaiza-La Campana, Alto de los Monteros and La Cerquilla, priced from the mid-€450,000s to the high-€530,000s. If your budget is €500,000 and the word 'villa' is non-negotiable, Marbella is the wrong town and we would rather tell you now than after three viewings.

Marbella by price band

Price bandMarbella listingsMedian in that band
€400,000–€600,00014
€600,000–€1,000,00024€860,000
Above €1,000,00065€2,950,000
All Marbella103€1,295,000

Two things to read out of that table. First, there is no row below €400,000, because the cheapest Marbella listing is €450,000. Second, the top band is not a thin tail. It is 63% of the town. Marbella is a million-euro-plus market with a small ledge underneath it, not a normal market with a luxury top end.

The €400,000–€600,000 row has no median published in this cut of the data, which is why the cell is blank. We would rather leave it empty than fill it with a guess.

Tier one: €450,000 to €600,000

Fourteen listings. Apartments and penthouses, mostly two and three bedrooms, mostly between 90 and 125 m². This is Marbella's postcode at a Costa del Sol price, and it is a perfectly sensible buy, provided you want a lock-up-and-leave flat with a communal pool rather than a plot of your own.

Tier two: €600,000 to €1,000,000

Twenty-four listings at a median of €860,000. This is the band where buyers most often arrive expecting a detached house with a private pool and leave having understood the market. Across our whole book, only 303 listings carry a private pool and their median is €1,271,000, and that median is dragged down by Costa Blanca stock, not Marbella stock. Inside Marbella, a private pool at €800,000 is not a normal product.

What this band does buy well in Marbella is space and address: larger penthouses, three- and four-bedroom apartments in established urbanisations, and occasionally a townhouse. Marbella's eight townhouses carry a median of €1,790,000, so even that route is not a shortcut.

Tier three: above €1,000,000

Sixty-five listings, median €2,950,000. This is where the villas actually live. The type split across all of Spain in this band tells the same story: of the 421 listings we hold above €1,000,000, 253 are villas. Above the million mark, a villa is the default. Below it, it is the exception.

Within the town, the subarea medians spread widely: Rodeo Alto-Guadaiza-La Campana sits at €495,000 across 7 listings, Alto de los Monteros at €685,000 across 14, La Cerquilla at €860,000 across 9, Nueva Andalucía at €1,099,000 across 11, San Pedro at €1,204,970 across 9, Santa María at €1,295,000 across 4, Rio Real at €1,650,000 across 4, and Aloha at €2,752,257 across 4. Choosing the neighbourhood is choosing the price.

The same house, one town over

If the villa is the point and Marbella is only the label, the table below is the most useful thing on this page. It is the median asking price of a villa in every town where we hold enough of them to compute one.

TownVillas listedMedian villa price
Benahavis16€6,500,000
Marbella35€4,950,000
Benitachell23€2,330,000
Mijas29€1,890,000
Estepona21€1,695,631
Orihuela Costa19€995,000

Algorfa16€793,000
Rojales32€765,000
Polop25€615,700
Ciudad Quesada16€549,000
Torrevieja38€539,000

Estepona is the closest genuine step down on the Costa del Sol: 21 villas at a median of €1,695,631, roughly a third of the Marbella figure, in a town whose whole book runs 198 listings at a median of €724,000. Move to the Costa Blanca and the arithmetic changes character entirely: the Torrevieja villa median of €539,000 is about a ninth of Marbella's.

Tell us the budget first

The single most useful thing you can send us is a number. With a budget we can tell you in one reply whether Marbella has villas for you, whether it has apartments for you, or whether the honest answer is Estepona or Mijas. We would rather lose a viewing than waste your Saturday.

Tell us your budget below and we will come back with what actually exists at that level, including the parts of the answer you might not want to hear. Or talk to us directly.
