Aperçu du marché
Marbella's new-build pipeline is the deepest premium market on the coast: just over 100 active developments in our portfolio, concentrated in Alto de los Monteros, Nueva Andalucía's golf valley, San Pedro de Alcántara and the Rodeo Alto corridor. Apartments start at €450,000 with a median around €800,000, villas run from €1.4 million, and build prices average roughly €6,500 per m². Four in ten current listings still sit under €1 million, almost all of them west of the centre.
New construction in Marbella sells design as much as location: gated communities with resort pools, spas and co-working lounges, panoramic glazing oriented at the sea, and A-rated energy performance with aerothermal systems as the default. Off-plan purchases are protected by bank-guaranteed stage payments under Spanish law, and completed stock carries the standard 10-year structural warranty.
Apartments from €450k (median €800k); villas from €1.4M in Nueva Andalucía, San Pedro & Alto de los Monteros
About €6,500 per m² for new build; 4 in 10 current listings under €1M
Resort-grade amenities: spas, gyms, co-working lounges and concierge services in most launches
A-rated energy performance, bank-guaranteed stage payments and 10-year structural warranty
Guide de l'immobilier neuf
Marbella is attracting growing new-build investment, with modern developments offering energy-efficient homes built to the latest Spanish construction code. Off-plan opportunities allow buyers to customise finishes and secure pre-completion pricing. The area's infrastructure, lifestyle amenities, and coastal setting continue to drive demand from both international investors and permanent residents.
Conseil d'expert — Marbella
When buying off-plan in Marbella, always instruct an independent lawyer — never use the developer's legal team. Request the bank guarantee certificate (aval bancario) before making any stage payment, and verify that the developer has all building licences and the first-occupation licence timeline. Visit the site at least twice during construction to monitor progress.
Marbella sits on 27 km of south-facing coastline beneath the Sierra Blanca, whose La Concha peak shelters the town and keeps winter daytime temperatures around 17°C. The old town around Plaza de los Naranjos keeps its whitewashed Andalusian core, the Golden Mile runs west past the Marbella Club and Puente Romano estates to Puerto Banús marina, and San Pedro de Alcántara beyond it works as the more residential, better-value district.
The town runs at full speed all year. International schools such as Aloha College and Swans, private hospitals and a dining scene holding several Michelin stars support a large permanent international community alongside the summer visitors. Behind Puerto Banús, Nueva Andalucía’s golf valley groups the Las Brisas, Aloha and Los Naranjos courses a few minutes apart.
