Reservierung und NIE

When buying off-plan in Marbella, always instruct an independent lawyer — never use the developer's legal team. Request the bank guarantee certificate (aval bancario) before making any stage payment, and verify that the developer has all building licences and the first-occupation licence timeline. Visit the site at least twice during construction to monitor progress.
Marbella sits on 27 km of south-facing coastline beneath the Sierra Blanca, whose La Concha peak shelters the town and keeps winter daytime temperatures around 17°C. The old town around Plaza de los Naranjos keeps its whitewashed Andalusian core, the Golden Mile runs west past the Marbella Club and Puente Romano estates to Puerto Banús marina, and San Pedro de Alcántara beyond it works as the more residential, better-value district.
The town runs at full speed all year. International schools such as Aloha College and Swans, private hospitals and a dining scene holding several Michelin stars support a large permanent international community alongside the summer visitors.
