Key Takeaways

  • ✓ The Cabo Roig tag carries just 2 live listings – entry €230,000, median €2,400,000. That is not a typo.
  • ✓ Real volume sits behind the cliff: Lomas de Cabo Roig has 4 listings, median €240,500, from €205,500.
  • ✓ La Regia, the pocket next door, holds 2 listings at a median of €219,000, entry €199,900.
  • ✓ Across the coast, 216 near-beach homes in our book carry a median of €406,050.
  • ✓ The whole Orihuela Costa book runs 48 listings, median €297,000, from €155,000 to €3,600,000.

Search Cabo Roig on any portal and you will get a confusing picture, so let us be blunt about why. Our live book holds exactly two properties tagged Cabo Roig: the cheaper is €230,000, and the median across the pair is €2,400,000. Two listings at opposite ends of the market produce a median that describes neither of them. Anyone quoting you an average Cabo Roig price is quoting noise.

What matters is that the name covers a cliff, a marina and a nightlife strip – and that almost all the buying happens in the residential pockets set back from them, where the numbers are calm and sensible.

What Cabo Roig actually is

Cabo Roig is a headland. Physically it is a low red cliff with a watchtower on it, a small marina cut into the rock below, and two sheltered coves either side – Cala Capitan to the south and Cala Bosque, also signed as Playa La Caleta, to the north. A paved clifftop walkway runs along the top, connecting the coves and continuing north towards La Zenia and south towards Campoamor. It is the best coastal walk on this part of the Costa Blanca and it is genuinely the reason many owners are here.

Above the marina sits the Strip – a dense run of bars, restaurants and terraces that is lively from spring to autumn and quiet in midwinter. It is the loudest thing on the Orihuela Costa. Whether that is an asset or a liability depends entirely on which street you buy in, and it is the single question to settle before you view.

The marina and the Strip: who they suit

The marina is small and working rather than showy – berths, a club, a launch ramp, a couple of places to eat looking over the water. If you sail or fish, it is a real amenity and it is walkable from the surrounding urbanisations.

The Strip suits people who want their evenings handed to them: dozens of options within a few hundred metres, no driving, no planning. It suits families with older teenagers for the same reason. It does not suit light sleepers who buy within earshot, and that mistake is made every year by people who viewed in February.

Our advice to buyers is simple and unglamorous: view the shortlist twice, once on a weekday morning and once on a Friday night in season. The second viewing tells you more than the first.

The pockets behind the cliff

Lomas de Cabo Roig is the larger residential area rising behind the headland – a mix of apartment blocks, penthouses with solariums and terraced properties, with communal pools and gardens as the norm. It is quieter than the Strip, walkable to it, and it is where our actual stock is.

La Regia sits immediately alongside, greener and lower-density, with more bungalows and small blocks. Note that portal listings from this pocket frequently carry Cabo Roig in the title even when the property is filed under La Regia – one of our own penthouses does exactly that. Read the address, not the headline.

PocketLive listingsEntry priceMedian asking priceWhat to make of it
Cabo Roig (the tag itself)2€230,000€2,400,000Bimodal – the median describes nothing
Lomas de Cabo Roig4€205,500€240,500Where the real choice is
La Regia2€199,900€219,000Greener, lower density, often mislabelled
Orihuela Costa (all)48€155,000€297,000The benchmark

The practical conclusion: a realistic budget for this area is €200,000 to €250,000 for a two-bedroom apartment or penthouse with a communal pool, walkable to the marina and the coves. That is what the Lomas de Cabo Roig and La Regia numbers say, and it is a very different figure from anything the Cabo Roig tag implies.

Note how much of that stock is penthouses. Three of the four properties we hold across these pockets are top-floor units, which is characteristic of the area – the blocks are low, so the top floor gets a private solarium and often a view of the sea rather than a neighbour’s roof. Coast-wide we hold 353 penthouses at a median of €570,000, with the cheapest anywhere at €143,000, so a Cabo Roig penthouse in the low €200,000s is at the affordable end of that type rather than a luxury purchase. What you are buying is the solarium, and solariums here are exposed – check for shade, a water point and whether the community rules allow a pergola before you plan your summers around it.

Getting around

The coast road threads through Cabo Roig, with the N-332 and the AP-7 behind for longer trips and Alicante–Elche as the nearest airport. No railway on this stretch. Buses run along the coast, but a car is the realistic assumption.

What is unusual here is that the clifftop walkway does genuine transport work as well as recreational work: you can walk to two beaches, the marina and the Strip without touching a road. That is worth more than it sounds when the coast road is at a standstill in August.

The honest downsides

Noise, in a defined band. Within roughly two streets of the Strip, expect late nights from June to September. This is not a complaint about the area – it is the reason the area exists – but it should be priced into the address you choose.

Community fees on the clifftop complexes. Pools, lifts, gardens, sometimes gated parking and security. All of it is billed monthly. Ask for the last two years of accounts and any derrama history.

A very thin book. Eight live properties across Cabo Roig, Lomas de Cabo Roig and La Regia combined. There is no waiting game to be played here. If something suitable appears, it will be viewed by several people within the week.

Cabo Roig and the pockets behind it

These four are Cabo Roig itself plus the immediately adjacent Lomas de Cabo Roig and La Regia tags – all within walking distance of the marina.

If Cabo Roig is on your list

Do not shop by the Cabo Roig label. Shop by the street, and treat Lomas de Cabo Roig and La Regia as the same buying decision. The budget that works is €200,000 to €250,000, and the variable that will actually change your life here is how far you are from the Strip.

Tell us your budget below, and say if you want to hear the bars or not – that one answer narrows the shortlist faster than anything else. You can also browse the apartments for sale in Orihuela Costa, the coast-wide beachfront book, or what is releasing under new-build in Orihuela Costa, and then get in touch when you want a second opinion on a specific complex.
