Key Takeaways

  • ✓ Golden Mile does not appear among the eight largest Marbella neighbourhoods in our current book.
  • ✓ Of our 103 live Marbella listings, 102 are new build and exactly one is a resale.
  • ✓ The Marbella range runs €450,000 to €19,500,000, median €1,295,000.
  • ✓ Estepona's Nueva Milla De Oro, the 'New Golden Mile', shows 12 listings at a median of €868,000.
  • ✓ The cheapest Marbella subarea in our book is Rodeo Alto-Guadaiza-La Campana at €495,000.

Every week someone asks us for something on the Golden Mile. It is the best-known address on the Costa del Sol and the hardest one to satisfy honestly, because two things are true at once: the strip is famous, and the stock that comes to market there is thin, closely held and rarely new.

Here is our reality check, based only on what we actually hold. Marbella accounts for 103 live listings in our book. Golden Mile is not among the eight largest neighbourhoods in that set. The eight that are, with their listing counts and medians, look like this.

What our Marbella book actually contains

NeighbourhoodListingsMedian asking price
Alto de los Monteros14€685,000
Nueva Andalucía11€1,099,000
San Pedro9€1,204,970
La Cerquilla9€860,000
Rodeo Alto-Guadaiza-La Campana7€495,000
Aloha4€2,752,257
Santa María4€1,295,000
Rio Real4€1,650,000

Those eight cover 62 of the 103. The remainder are spread thinly across smaller pockets. If a Golden Mile listing were sitting in our book today it would be in that long tail, not in the table, which is a polite way of saying: ask us, do not assume.

The resale problem

This is the number that reframes most Golden Mile searches. Of our 103 Marbella listings, 102 are new build and one is a resale.

That matters because the Golden Mile is, by construction, an established address. The villas and low-rise blocks along it were built decades ago. A market that is 99% new build is by definition not a market of established addresses. It is a market of developments, and developments happen where there is land. On the Golden Mile there is very little land.

The practical consequence is a tax one too. A resale in Andalucía is a transfer-tax purchase; a new build is an IVA-plus-stamp-duty purchase. In the Valencia region, where we do most of our work, that split is 10% ITP on a resale against 10% IVA plus 1.5% AJD on a new build. Rates differ by region, so confirm the Andalusian figures with your lawyer before you budget. But the principle holds everywhere: which side of the new-build line you land on changes your completion costs.

The New Golden Mile is a different place

Search results for 'Golden Mile' routinely serve up the New Golden Mile, which is not in Marbella. In our book it appears as Nueva Milla De Oro, a neighbourhood of Estepona, with 12 listings at a median of €868,000.

That is a genuinely attractive number next to a Marbella median of €1,295,000, and Estepona as a whole runs 198 listings from €215,565 to €6,800,000 with a median of €724,000. But it is a separate municipality with its own town hall, its own beaches and its own resale market. Buy it because you like it, not because a search box conflated the names.

What €450,000 to €550,000 buys in Marbella today

If the Golden Mile itself is out of reach, the honest alternative is to buy the town and accept a different postcode within it. The listings below are drawn from the lower end of our Marbella book. They are apartments and penthouses of 90–125 m², all new build, in Alto de los Monteros, Rodeo Alto-Guadaiza-La Campana and La Cerquilla.

If what you want is a villa, read this first

Most Golden Mile briefs are villa briefs. The address is shorthand for a detached house behind a gate, close to the sea, on an established street. So it is worth separating the Marbella median from the Marbella villa median, because they are nothing like each other.

Property type in MarbellaListingsMedian asking price
Apartment38€860,000
Penthouse16€1,070,000
Bungalow6€1,250,000
Townhouse8€1,790,000
Villa35€4,950,000

A Marbella villa on our book medians €4,950,000, nearly four times the town median of €1,295,000. That single number resolves a lot of confused searches. People arrive quoting the town median, describe a villa, and are surprised by what they are shown. The town median is an apartment number, because apartments and penthouses are 54 of the 103 listings.

The practical consequence: if your budget is between €450,000 and roughly €1m and the requirement is detached, Marbella itself is a very thin market and you should be looking at the towns either side of it. If the budget genuinely clears the villa median, the Golden Mile becomes a realistic conversation, and the constraint moves from money to supply.

How Marbella sits against the towns around it

TownListingsMedian askingEntry price
Mijas218€562,800€225,515
Fuengirola121€625,000€215,000
Estepona198€724,000€215,565
San Pedro de Alcántara11€725,000€440,000
Benalmádena25€780,000€390,600
Marbella103€1,295,000€450,000
Benahavís62€1,495,000€247,000

Two of those rows deserve a second look. Benahavís has the highest median on the table at €1,495,000 and also the second-lowest entry price at €247,000: a small book of 62 listings that runs from modest apartments to some of the largest houses on the coast. Averages tell you almost nothing there. And San Pedro de Alcántara appears twice in this article, which is worth explaining. It is administratively part of Marbella, so 9 listings sit inside our Marbella book under the neighbourhood name San Pedro at a median of €1,204,970, while a separate set is indexed under the full town name: 11 listings at a median of €725,000. Search both spellings, or you will miss half of it. That double-indexing is common on this coast and it is one of the quiet reasons buyers conclude there is nothing available.

How to search the Golden Mile properly

Three habits save people months. First, name the streets, not the label: agents index by neighbourhood, and 'Golden Mile' means slightly different boundaries to different offices. Second, register a standing brief rather than refreshing portals; on a strip this thin, the listing you want may be matched to a waiting buyer before it is published. Third, decide in advance which of the two you are buying, the address or the house, because on the Golden Mile you will usually be asked to compromise on one of them.

Our full Marbella list, updated daily from the feed, is at Marbella property for sale. For detached houses specifically see Marbella villas, and for the New Golden Mile comparison start with Estepona. If you want the wider coastline, our new-build section covers the developments that make up most of this market.

Send us the brief

If the Golden Mile is genuinely the requirement, tell us and we will keep a live brief open rather than sending you weekly emails full of near-misses. Tell us your budget below, along with whether the address or the house matters more, and we will tell you honestly what is achievable at that number.
