Acheter sur plan à Alicante

    Réservation et NIE

    Versez un acompte de réservation (généralement 3 000 à 10 000 €) pour retirer le bien du marché. Vous aurez besoin d'un NIE espagnol (numéro d'identification fiscale) et d'un compte bancaire espagnol, deux démarches que votre avocat peut prendre en charge.

    Contrat privé de vente

    Dans un délai de 30 jours, signez le contrato privado de compraventa et versez 10 % du prix d'achat (déduction faite de la réservation). Ce contrat fixe le prix ainsi que les options de personnalisation choisies. Votre dépôt est protégé par un aval bancaire conformément à la Ley 57/68.

    Paiements échelonnés pendant la construction

    Pour les biens sur plan, des paiements complémentaires de 20 à 30 % interviennent aux étapes clés du chantier (fondations, structure, finitions). Chaque versement est couvert par l'aval bancaire obligatoire : si le promoteur ne livre pas, vous récupérez votre argent.

    Inspection de pré-livraison (snagging)

    Avant la remise des clés, vous (ou l'expert que vous aurez désigné) réalisez une inspection des défauts du bien achevé. Le promoteur doit corriger toute malfaçon avant la livraison. Une retenue de 5 à 10 % du paiement final est généralement conservée jusqu'à la résolution des points relevés.

    Signature de l'acte chez le notaire

    Signez l'escritura pública (acte de propriété) devant notaire, réglez le solde restant (généralement 60 à 70 % du prix d'achat) et recevez vos clés. Le notaire fait inscrire le bien à votre nom au Registre de la propriété. Délai type d'achèvement pour un achat sur plan : 18 à 24 mois à compter de la réservation.
