Key Takeaways

  • ✓ 1,491 of the 2,108 properties live on our book carry a communal pool. On this coast a pool is closer to standard specification than to a luxury extra.
  • ✓ Only 303 listings in the whole book have a private pool, and their median asking price is €1,271,000. That is villa money, not apartment money.
  • ✓ 1,142 listings are tagged with a lift and 457 are ground floor. Where the flat sits in the block moves the price more than the pool does.
  • ✓ Torrevieja is the cheapest large apartment market we hold: 113 apartments with a median asking price of €250,000.
  • ✓ 251 listings are tagged as having no community fees. A pool you share is a pool you pay for, four times a year, forever.

How much does a pool add to the price of a Costa Blanca apartment? Far less than most buyers assume. Of the 2,108 properties live on our book today, 1,491 carry a communal pool. It is not a premium feature here. It is the default. Two apartments in the same town, the same size, both with a pool, can still be €50,000 apart – and the pool has nothing to do with it.

This article uses only our own live inventory. Our book covers both the Costa Blanca and the Costa del Sol, so where a book-wide number appears below it is labelled, and the Costa Blanca-specific figures are separated out.

A communal pool is the default, not the upgrade

Roughly seven in ten listings on our book have one. That is what happens when a coast builds most of its housing stock as gated resort-style urbanisations: the pool, the gardens and the gates come as one package, priced into the development from the first plan drawing. Searching for “apartments with a pool” on the Costa Blanca is therefore not a narrowing search. It removes very little.

What that means practically: do not pay a premium for the pool, and do not accept a worse position, a worse floor or a missing parking space because a block has a pool and the alternative does not. The pool is table stakes. Everything else is the negotiation.

A private pool is a completely different purchase

The number that puts this in perspective: 303 listings on the book have a private pool, and their median asking price is €1,271,000. A separate feature tag, private pool, appears on 272 listings. Either way, this is not apartment territory. A private pool on the Costa Blanca means a detached villa on its own plot, and the whole book-wide villa median sits at €995,000 against €433,000 for apartments.

If you want water you do not share, you are changing property type, not adding a feature. That is a decision about budget, maintenance and how much garden you want to keep alive through August – not a tick-box on a search filter.

What actually moves an apartment price

These are the feature tags across all 2,108 live listings, ordered by how often they appear. The right-hand column is our judgement from doing viewings, not a computed figure.

FeatureListings taggedWhat it does at viewing stage
Air conditioning1,537Near-universal. Its absence is a red flag on anything modern.
Communal pool1,491Standard. Only its absence is notable.
Built-in wardrobes1,237Expected. Saves a four-figure fit-out bill.
Lift1,142The single biggest swing on anything above the first floor.
2 bathrooms626The line between a holiday flat and a family flat.
Solarium576Top-floor premium. See our penthouse guide.
Ground floor457Easier to resell to older buyers. Harder to secure.
Parking (2 spaces)339Almost entirely new build.
No community fees251Usually detached, and usually no shared pool.
Communal gym226Raises the quarterly fee. Check usage before you pay for it.
Underground parking133The scarcest tag on the list.

Read that table again with the lift row in mind. 1,142 of 2,108 listings carry a lift tag. On the rest the tag is simply absent, which is a question to ask rather than a detail to assume. A third-floor apartment without a lift is a different property in fifteen years' time to the same apartment with one, and the resale market prices that in ruthlessly.

Where the affordable pool apartments are

Torrevieja apartments are the volume market: 113 apartments on our book with a median asking price of €250,000, and a town-wide entry point of €89,900. Nothing else on the Costa Blanca gives you that much choice at that price.

After Torrevieja, the Costa Blanca towns where we hold apartment stock with published apartment medians are Guardamar del Segura (25 apartments, median €315,000), Benijófar (22 apartments, median €328,000) and Calpe (26 apartments, median €480,000). Calpe is the outlier – every one of our 58 Calpe listings is new build, and the town median across all types is €670,000.

Here is a cross-section of apartments on the book right now. Check the pool, parking and lift detail on each listing page rather than assuming it.

The cheapest pool apartments are inland

If the pool matters more than the beach, the Vega Baja towns behind the coast are where the arithmetic works. Catral holds 5 listings at a €213,000 median from a €195,000 floor, and 4 of the 5 are apartments. Cox sits at €239,000 across 7 listings, entry €209,000. Hondón de las Nieves is €250,000 across 14, entry €175,000, with 6 apartments in the mix. San Fulgencio runs to a €261,900 median with a €148,000 floor.

All four are new-build markets – Catral, Cox and Hondón de las Nieves currently have no resale listing at all on our book – which means the pool, the gardens and the parking come as standard rather than as a hunt. Against a Torrevieja apartment at €250,000 you are trading a fifteen-minute drive to the sea for a newer building and, usually, a bigger one.

The honest counterweight: inland towns are quieter in every sense. Fewer flights' worth of neighbours in February, fewer bars open in January, and a car is not optional. Buyers who love it really love it. Buyers who assumed they could walk to a beach do not.

How many bedrooms, and what the tags tell you

Bedroom and bathroom counts are recorded as feature tags rather than a complete census, so these are partial figures – but the shape is still informative. Among listings carrying an explicit tag, three bedrooms leads with 462, ahead of two bedrooms at 201 and four at 135. On bathrooms, 626 listings are tagged with two and 208 with three.

Two bathrooms is the line worth caring about. It is what separates a flat that works as a holiday base for one couple from one that works for two couples, or a family, or long-stay guests. On a resale, adding a second bathroom is rarely simple: Spanish blocks route waste through shared risers and the community has to approve any change to them. If you want two bathrooms, buy two bathrooms.

The pool arrives with a quarterly bill

Community fees in Spain are set by the owners' association and cover pool maintenance, lighting, gardens, lifts, insurance and the administrator. A large pool, landscaped gardens and a gym push the figure up; 226 listings on our book have a communal gym and 230 have communal gardens, with 161 specifically tagged as landscaped. Those are lovely to look at and they are also line items on your bill four times a year.

Ask for the last two years of community accounts before you sign anything. Ask whether there is a derrama – a special levy for major works – already voted or being discussed. A resurfaced pool or a replaced lift can land on every owner as a one-off charge, and it is not disclosed on any listing anywhere. We ask for these documents as standard on every purchase we handle.

How to shop this properly

Start from properties for sale with a pool if you want the filter, but treat it as a starting point rather than a shortlist. Then apply the three questions that actually matter: what floor, is there a lift, and does a parking space come with it. If you want the wider view, our apartments for sale on the Costa Blanca page holds the whole book, and Torrevieja properties with a pool is where the affordable end of it lives.

If you would rather skip the filtering, tell us your budget and how many bedrooms you need below and we will send back what we would actually put an offer on – including the ones where the community fee is the reason to walk away.
