Key Takeaways
- ✓ 104 live properties sit between €200,000 and €250,000: our second-deepest bracket, at a median of €229,000.
- ✓ This is where a detached villa becomes a realistic option rather than a lottery: six in this band, against three in the one below.
- ✓ Torrevieja (31) and Orihuela Costa (12) lead, with Guardamar and San Miguel de Salinas close behind.
- ✓ Apartments still dominate (56) but 18 penthouses and 17 bungalows give real choice.
- ✓ The jump from €150k to €200k buys space and property type far more than it buys location.
€200,000 is the most interesting number on the Costa Blanca, because it is the point where the market stops offering you variations on “apartment” and starts offering you choices of kind: a penthouse with a big solarium, a bungalow with a garden, or, if you go inland, a detached villa with its own plot. Below is what our 104 live listings in the €200,000–€250,000 band actually contain.
Where the stock is
| Town | Listings in band | Median asking |
|---|---|---|
| Torrevieja | 31 | €225,000 |
| Orihuela Costa | 12 | €220,950 |
| Guardamar del Segura | 8 | €230,000 |
| San Miguel de Salinas | 8 | €244,000 |
| Hondón de las Nieves | 5 | €220,000 |
| Cox | 5 | €235,000 |
| Mijas (Costa del Sol) | 5 | €245,000 |
| Algorfa | 4 | €220,000 |
Those eight towns account for 78 of the 104 listings; the remaining 26 are scattered thinly across the Vega Baja and the Costa del Sol. Compare that with the band below, where the top eight towns are effectively the whole market and one of them holds more than half of it. The practical meaning is choice: at €200,000 you are no longer choosing a property, you are choosing a town first.
Note the Mijas row. At €200,000–€250,000 the Costa del Sol becomes reachable: five properties in this band, which is remarkable given the town's overall median sits at €562,800. If the Málaga side appeals, this is the bracket where it stops being out of reach; we compare the two coasts honestly in Costa Blanca vs Costa del Sol.
What kind of property, exactly
| Property type | Listings in band |
|---|---|
| Apartment | 56 |
| Penthouse | 18 |
| Bungalow | 17 |
| Villa | 6 |
| Townhouse | 5 |
| Duplex / Quad | 2 |
The line that separates this band from the one below is penthouses: eighteen of them, against nine at €150k–€200k. On this coast a penthouse is not a luxury flat; it is a normal flat with the roof above it as a private solarium. That single feature, outdoor space you do not share and high enough to catch the breeze, is what most buyers are actually buying when they stretch from €180,000 to €230,000, and it is worth being explicit about, because it is a better description of the upgrade than any adjective.
And here is the villa progression across our whole book, which corrects a claim you will read everywhere:
| Price band | Villas in our book |
|---|---|
| Under €150,000 | 2 |
| €150,000–€200,000 | 3 |
| €200,000–€250,000 | 6 |
| €250,000–€300,000 | 11 |
| €300,000–€400,000 | 22 |
| €400,000–€600,000 | 89 |
Detached houses do not suddenly “start” at €200,000. A handful exist below it, and the cheapest villa in our entire book is €139,900. What changes at €200,000 is the odds. Six live options is enough to compare, negotiate and walk away from one; three is not. The count then roughly doubles at every step up to €400,000, where the market becomes a proper villa market. The €150k → €200k upgrade, honestly
Fifty thousand euros more does not move you materially closer to the sea. Front-line is still far off. What it buys is:
A property type upgrade. Detached villa instead of apartment, if you accept a 15–20 minute inland drive. That is the single biggest lifestyle change available for the money on this coast.
Outdoor space. Penthouse solariums and bungalow gardens are common here and rare below €180,000. On a coast with 300 days of sun, this matters more than square metres indoors.
Newer building stock. A far larger share of this band is new-build, which means insulation, lifts, parking and warranties. See current new-build projects.
A second coast. The band below contains no Costa del Sol at all. This one has five Mijas properties in it, and the €250,000 band above has sixteen across Mijas and Vélez-Málaga.
What you compromise at €200,000
Still no sea view. This is the one thing €50,000 does not buy. Across our whole book of 212 sea-view properties, only ten sit anywhere between €150,000 and €250,000, the same handful the previous bracket was fighting over. Thirty-one appear at €250,000–€400,000, and 170 above €400,000. If the view is the point, skip this bracket entirely.
The villa is inland. Six detached houses in the band, and they are in villages like Algorfa, Hondón de las Nieves and Cox rather than on the coast. That is a genuine trade: more house, more plot, more privacy, but it comes with a car dependency that a Torrevieja flat does not have. Be honest with yourself about how often you will drive to the beach in February.
Front-line is still out of reach. Expect the same 10–25 minute walk to sand as the band below. Location barely moves between €150,000 and €250,000 on this coast; what moves is the property.
The inland towns are quiet. Cox, Hondón and Algorfa are real Spanish villages, not resorts. That is the appeal for some buyers and the deal-breaker for others, and it is worth visiting in November rather than August before you decide which you are.
Who this bracket suits
The outdoor-space buyer. If a private solarium or a garden matters more than a postcode, this is the cheapest bracket where you can have one without compromise, with 17 bungalows and 18 penthouses to choose between.
The buyer who wants a house, not a flat. Six villas and five townhouses. Not many, but enough to run a real search, and inland is where the space is.
The two-coast shopper. This is the first bracket where you can genuinely compare a Costa Blanca and a Costa del Sol property side by side on the same budget. Most buyers never do, and most should.
The year-round resident. A larger share of this band is new build, which in practice means insulation and heating that work in January, the months when the difference between a 1980s flat and a 2024 one is most obvious.
Who it does not suit: the view buyer and the beachfront buyer, for the reasons above. Also anyone who wants an established coastal villa rather than an inland one. That is a €250,000 conversation.
What to check in this bracket
The risks here divide by property type, which is unusual, and it is why generic checklists serve this band badly.
If it is the inland villa: check the land classification (urban, urbanisable or rustic), which decides what you may build and what you may let. Confirm mains water and mains drainage or find out exactly what the alternative is, and compare the registered square metres against what you actually walked around. Unlicensed extensions and pools are common on this stock.
If it is the penthouse: establish who is responsible for the roof membrane under the solarium, because in many communities it is shared and in some it is not. Check whether the solarium is registered, and view in the afternoon. A top floor with no shade is a very different property in August.
If it is the bungalow: confirm the garden or solarium is privative and recorded as such, not a communal area you are being shown as private.
Whatever it is: read the community accounts and minutes for the last two years. See our inspection checklist.
The costs on top
Add 12–14% in cash. In the Valencia region a resale carries 10% ITP transfer tax plus notary, land-registry and legal fees; a new build carries 10% IVA plus 1.5% AJD stamp duty instead. At the band median of €229,000 that is roughly €28,000–€32,000, none of which a Spanish mortgage will cover. If you are looking at Mijas, note that the region is Andalucía and the transfer-tax rate is set separately. Check it before you compare the two coasts on price alone.
