Key Takeaways

  • ✓ We hold 44 live listings in Guardamar at a €332,500 median, from €169,000 to €850,000.
  • ✓ 42 of those 44 are new build. Only two are resales – this is not a second-hand market right now.
  • ✓ El Raso is the biggest cluster: 21 listings at a €295,000 median, entry €222,000.
  • ✓ Guardamar Centro runs materially higher: 17 listings at a €399,500 median.
  • ✓ Our Guardamar book is 25 apartments and 17 penthouses – and zero villas. If you want a detached house with a pool, look elsewhere.

Guardamar del Segura sits at the mouth of the Segura river, north of Torrevieja, and it is the town we send buyers to when they say they want Spain rather than a resort. It has dune beaches, a pine forest planted more than a century ago to stop those dunes swallowing the town, and a working Spanish centre. Our book carries 44 live listings there at a €332,500 median – and 42 of them are new build. That single fact should shape how you approach the town, so we will start there.

The honest headline: this is a new-build market

Forty-two new builds, two resales. Zero villas, zero detached houses. Our Guardamar stock is 25 apartments, 17 penthouses, one townhouse and one bungalow. If you have come here looking for a resale bargain, an older house with a garden to renovate, or a detached villa with a private pool, we do not currently have one to show you in Guardamar and we would rather say so than waste your trip.

Where should those buyers look instead? Torrevieja, ten minutes down the coast, holds 250 listings split evenly – 125 new build and 125 resale – including 38 villas at a €539,000 median. Or San Fulgencio and its La Marina urbanisation just inland, where we hold 10 listings at a €261,900 median from €148,000, in the same pine-forest landscape. Try property for sale in Torrevieja or San Fulgencio.

For everyone else, the new-build weighting is not a flaw. It means current insulation standards, air conditioning fitted as standard, a ten-year structural guarantee, and none of the 1980s wiring you inherit elsewhere on this coast. It also means paying 10% IVA plus 1.5% AJD stamp duty rather than the 10% ITP a resale attracts, and waiting if the block is not finished. Our off-plan buying guide covers the staged-payment and bank-guarantee mechanics.

Guardamar by area

El Raso21€295,000
Centro17€399,500
Zona Pueblo4€530,000
Pueblo2€281,500

El Raso and Centro are the two real markets; the other two labels are small samples where a single large listing sets the number. The spread between them is the decision: €295,000 in El Raso against €399,500 in the centre, a difference of over €100,000 at the median.

El Raso: the value end

El Raso is the residential district inland and south of the town centre – a planned area of low-rise blocks, communal pools and landscaped gardens, built out steadily rather than in one boom. Our 21 listings there sit in a tight band from €222,000 to a €295,000 median, which is unusually consistent and tells you the product is homogeneous: two- and three-bed apartments and penthouses of 79–111 m², mostly in the same few developments.

The trade-off is honest and simple. You are not in the old town and you are not on the beach; you are in a modern residential quarter that needs a car for anything beyond the local shops. What you get is more floor area and a newer building for your money than the centre offers, plus the communal pool and garden that most Northern European buyers actually use.

Look at the €222,000 three-bed penthouse at 111 m² against the €230,000 two-bed penthouse at 79 m². Eight thousand euros apart, thirty-two square metres and a bedroom between them. That is what happens in a small market with a handful of developments: the pricing follows the individual block rather than a per-metre rule. It is also why viewing two or three units in person here changes decisions more than reading floor plans does.

The €169,000 one-bed in Zona Pueblo is our cheapest Guardamar property of any kind. At 51 m² it is a lock-up-and-leave base rather than a home, but it is the only way into the town below €200,000 on our book at present.

The town itself: dunes, pines and a real high street

Guardamar has something almost no other town on this coast has: a pine forest between the buildings and the beach. It was planted deliberately, more than a century ago, to stabilise dunes that were burying the old settlement. The result today is kilometres of sand backed by shaded woodland with walking and cycling paths through it, rather than by a promenade of apartment blocks. In July that shade is not a nicety.

The town centre is genuinely Spanish. The market, the bakeries, the town hall square and the bars all function for residents rather than for a season. Spanish is the working language and a good share of the summer crowd is domestic. Buyers coming from busier resort towns notice the difference immediately, and it is the main reason we get people moving north from further down the coast.

Its position is practical, too: it sits between Torrevieja to the south and Alicante to the north, on the coast road, with the salt lagoons and the Segura river wetlands close by. If you are weighing it against Torrevieja specifically, our Guardamar del Segura guide goes deeper on lifestyle, and the Torrevieja salt lakes guide covers the protected landscape shared between the two towns.

Centro or El Raso?

Choose the centre if you want to walk to the market, the bars and the beach path, and you accept paying for it – a €399,500 median against €295,000 in El Raso. That is a walkability premium of over €100,000 and it is the clearest one we see anywhere in our patch.

Choose El Raso if you want more space, newer building and a communal pool, and you will have a car anyway. Most of our buyers with families choose El Raso; most of our buyers who intend to live here year-round without driving choose the centre.

Rental demand in Guardamar is real in summer, driven by Spanish domestic holidaymakers as much as by international visitors, which makes the season shape different from Torrevieja’s. We do not quote yield figures – we have no booking data and neither does anyone who gives you a percentage.

Next step

Forty-four listings is a workable choice, but with 42 of them new build the practical question is which development, which floor and which completion date – not which street. Send us your budget below and we will tell you which blocks are actually releasing units and which are already sold through.
