Key Takeaways

  • ✓ Our Jávea book holds 11 listings: a very small market by any standard.
  • ✓ The median asking price is €2,050,000. The range runs from €345,000 to €4,500,000.
  • ✓ Eight of the 11 are villas. The remaining three are apartments.
  • ✓ All 11 are new build. We currently hold no resale stock in Jávea at all.
  • ✓ The only two listings under €400,000 are old-town apartments at €345,000 and €385,000.

People ask what a house in Jávea costs, and the honest answer starts with a caveat about volume. We have 11 Jávea listings live. The median asking price across them is €2,050,000, the cheapest is €345,000 and the dearest is €4,500,000. That is not a market you shop. It is a market you wait for.

If you have come here from the Costa Blanca South, brace yourself. Across our whole book, the 46 listings priced under €150,000 have a median of €139,900 and 41 of them sit in Torrevieja. Jávea has none. Not one. The northern Costa Blanca is not a slightly dearer version of the south; in Jávea it is a different order of magnitude.

Eleven listings, no resale: what that actually means

Two things follow from a book this thin. First, comparables are weak. When only 11 properties are on our books in a town, you cannot triangulate a fair price from asking prices alone; you need to look at what has actually completed, and you need someone on the ground to tell you. Second, every single Jávea listing we hold is a new build. There is no resale supply in our feed today.

That matters for your budget, because the tax treatment differs. In the Valencia region a resale purchase carries 10% ITP transfer tax. A new build carries 10% IVA plus 1.5% AJD stamp duty. On a €2,000,000 villa that 1.5% is €30,000 you would not pay on a resale, worth knowing before you make an offer.

It also means you are largely buying from developers rather than private vendors. Developer pricing moves differently to private pricing: there is usually less room on the headline number and more room on specification, timing and payment structure. That is a negotiation, just a different one.

Where our Jávea stock actually sits

Here is every Jávea pocket we have something in, with the count and the median asking price for each.

AreaListingsMedian asking
Valle Del Sol3€2,050,000
Pueblo (old town)3€385,000
Monte Olimpo1€2,250,000
Partida Comunes-Adsubia1€1,725,000
Pinomar1€3,475,000
La Granadella1€3,100,000
Granadella1€4,500,000

Two housekeeping notes, because we would rather you saw the raw shape of the data than a tidied-up version of it. The feed writes the Granadella headland two ways, so it appears as both La Granadella and Granadella above. That is two separate listings on the same stretch, not a duplicate. And you will notice what is missing: nothing on the Arenal, nothing at the port. Those are the two addresses buyers ask for by name, and right now we hold neither.

The Arenal, the port and the old town

Jávea splits into three places that happen to share a town hall. The Arenal is the sandy beach and the promenade: restaurants, beach bars, the part that fills in August and is genuinely busy. It is the easiest place to be car-free and the hardest place to find quiet in high summer.

The port sits round the headland: a working harbour, a fish market, older apartment blocks with balconies over the water, and a calmer, more Spanish evening. The old town, Pueblo, is inland and up, built around a fortified church, with a Thursday market and normal shops rather than souvenir ones. It is where the two sub-€400,000 apartments in our book are, and it is the one part of Jávea where you can still buy without seven figures.

Above all of it sit the villa urbanisations: Valle Del Sol, Monte Olimpo, the Granadella side. Big plots, sea views, and a car for absolutely everything. That is where the median comes from.

What the money buys in Jávea

Four live examples from the two ends of the town.

Look at the gap between the second and third card. There is nothing on our books between €385,000 and €1,650,000 in Jávea. If your budget sits in that band, you are not shopping Jávea today. You are shopping the towns either side of it, and you should know that before you book flights.

Jávea against its neighbours

TownListingsMedian askingCheapest
Jávea11€2,050,000€345,000
Benitachell26€2,249,000€473,000
Benissa14€2,850,000€890,000
Altea10€2,190,000€1,395,000
Calpe58€670,000€180,000
Denia8€525,000€395,000

This table is the single most useful thing on this page. Jávea, Benitachell, Benissa and Altea are all seven-figure-median towns. Calpe property for sale and Denia sit at €670,000 and €525,000, with 58 and 8 listings respectively. Calpe is the one with real depth: it has more than five times Jávea’s choice and an entry point at €180,000.

That does not make Calpe the same thing as Jávea. It does mean that if what you want is a northern Costa Blanca base with sea, mountains and an airport within reach, and your budget is under a million, Calpe deserves a look before you write off the north.

Practical points before you view

Get an NIE started early. You cannot complete without one, and in a market this thin you may need to move quickly. Order a nota simple on anything you are serious about: it is the Land Registry extract that shows who legally owns the property and what charges sit against it, and it costs almost nothing. On new build, check the bank guarantee covering your stage payments and read the completion date carefully.

Budget beyond the price. On top of the purchase you are looking at tax, notary, registry and legal fees, and on a hillside villa you should also price the things nobody mentions in the brochure: access road condition, water pressure at the top of the hill, and what the plot actually costs to maintain.

Tell us your budget

Eleven listings is a small pond. If Jávea is genuinely where you want to be, the useful thing is to tell us your budget and your timing so we can flag stock as it arrives rather than after it has gone. If your number sits between €400,000 and €1.5m, we will probably point you at Jávea villas when something lands and at new build across the Costa Blanca in the meantime. Browse everything we hold in Jávea, or tell us your budget and we will be straight with you about whether it fits.
