What does property in Málaga city cost? On our live book, a median of €1,330,000 across 42 listings. Entry is €325,000 and the top listing is €6,350,000. For comparison, our Torrevieja book of 250 properties medians €260,000. Málaga city is roughly five times the money.
The second fact is more unusual: every one of those 42 listings is new build. Not a single resale property. That is not because Málaga has no second-hand market (obviously it does), but because what reaches an international agency book here is developer stock. Be clear-eyed about that when you read this guide: it describes the new-build side of Málaga, which is the expensive side.
District by district
Málaga is a real city, not a resort, and its price map behaves like one. The seafront and the hillside villa districts sit at multiples of the inland and western neighbourhoods.
| District | Listings | Median asking |
|---|---|---|
| Campanillas | 9 | €450,450 |
| La Princesa-Huelin | 2 | €583,085 |
| Girón-Las Delicias-Pacífico | 4 | €1,145,000 |
| Málaga (central, unspecified) | 3 | €1,550,000 |
| Malagueta-Monte Sancha | 5 | €1,950,000 |
| Málaga Este | 2 | €2,300,000 |
| Malagueta | 3 | €2,740,000 |
| Pinares de San Antón | 5 | €2,975,000 |
The spread is the story. Campanillas at €450,450 and Pinares de San Antón at €2,975,000 are both Málaga, six or seven times apart. If someone quotes you "the Málaga average", ask which Málaga they mean.
Where the entry-level stock is
Campanillas, in the west of the municipality, is where our affordable Málaga listings sit: 9 of the 42, medianing €450,450. It is inland, it is a working district rather than a postcard one, and it is where new apartment schemes are being built at prices a normal buyer can reach.
The single cheapest listing on our Málaga book is a one-bedroom apartment in Gamarra at €325,000. In Torrevieja, €325,000 buys well above the town median. That is the trade you are making when you choose a city over a coast town.

Those four are the bottom of our Málaga book, not the middle of it. The median sits at €1,330,000, three times higher than any of them. We are showing you the entry deliberately, because it is the part most buyers can act on.
What you are buying at the top
Pinares de San Antón and Malagueta are the two poles of expensive Málaga: hillside villa land east of the centre, and the seafront quarter beside the port and the beach. Together with Málaga Este they account for the 22 Málaga listings above €1m, which median €2,700,000.
Across our whole book, Málaga apartments median €915,000 and Málaga townhouses €1,550,000. Those are city prices with city amenities behind them: an airport, a port, a hospital network, universities and a year-round economy that does not empty out in October.
City versus coast
The case for Málaga city over a coastal town is straightforward: it works all year. Restaurants stay open in January, there is a job market, transport runs, and you are not the only person on your street in February. The case against is equally straightforward: you pay a large premium for it, and you do not get a sea-view terrace and a communal pool for €300,000.
If the second half of that matters more to you, look at the Costa Blanca instead. Our Costa Blanca versus Costa del Sol comparison sets the two coasts side by side, and buying property on the Costa del Sol covers the province more widely.
How Málaga city compares with the rest of the province
The city is the most expensive place on our Málaga-province book by median, but not by entry price. That distinction is worth holding on to, because it changes which towns are actually available to a given budget.
| Town | Listings | Median asking | Entry price |
|---|---|---|---|
| Vélez-Málaga | 23 | €324,950 | €219,950 |
| Mijas | 218 | €562,800 | €225,515 |
| Torremolinos | 38 | €579,000 | €357,500 |
| Fuengirola | 121 | €625,000 | €215,000 |
| Benalmádena | 25 | €780,000 | €390,600 |
| Marbella | 103 | €1,295,000 | €450,000 |
| Málaga city | 42 | €1,330,000 | €325,000 |
Málaga city has the highest median in the column and the third-lowest entry point. A buyer with €350,000 can reach the city (entry €325,000) but not Benalmádena (€390,600) or Marbella (€450,000). What that buyer gets in the city is a small apartment in an outer district rather than anything central. The trade is real either way: at that number you are choosing between a one-bedroom flat in a working city district and a larger apartment in a coastal town where the winter is quieter.
Depth of choice matters too. Mijas carries 218 listings and Fuengirola 121 against Málaga city's 42. If you want to see ten comparable properties in a week, the coastal towns can do that and the city cannot.
The costs on top of the asking price
Every price on this page is an asking price, not a completion cost. Because all 42 of our Málaga listings are new build, you are in the IVA regime rather than the transfer-tax one: new-build homes carry 10% IVA, plus a regional stamp duty (AJD). In the Valencia region, where we do most of our work, AJD is 1.5%. Andalusian rates differ, so have your lawyer confirm the current figure before you fix a budget.
On the €325,000 entry apartment, 10% IVA alone is €32,500. Add stamp duty, notary and land-registry fees, and independent legal representation at roughly 1% of the price, and a realistic completion budget on that listing is meaningfully above €360,000. Three further things to fix in writing before you pay a reservation deposit on any new build here: whether parking and a storage room are included or charged separately, what the developer's stated completion date is and what happens if it slips, and that your stage payments are covered by a bank guarantee. Ask for the memoria de calidades, the written specification of finishes, and check it against what you saw in the show apartment.
The property types on offer
Of our 42 Málaga listings: 23 apartments, 8 townhouses, 6 penthouses and 5 villas. If you want a detached villa with land in the city itself, five options is a thin market, and they cluster in the hillside districts at hillside prices. Buyers wanting space for the money generally end up west along the coast in Benalmádena, or east towards Vélez-Málaga, where our median is €324,950.
Being honest about the book
Forty-two listings is a small window into a city of this size. We are not the largest Málaga agency and we do not pretend to be. What we hold is developer stock, well documented and current, and if that is what you want we can be useful. If you want a second-hand flat in the old town, we will tell you that we are not the right first call.
