Aperçu du marché
Málaga city is in the midst of a remarkable urban renaissance, and its new-build market reflects the transformation. Major development areas include Teatinos (the expanding university district), Huelin and the western seafront regeneration zone, and the emerging Port district near the Pompidou Centre. Two-bedroom apartments in modern city-centre complexes start from around €280,000, while premium developments in La Malagueta and Pedregalejo can reach €500,000–€900,000 for seafront penthouses. The historic centre itself sees occasional boutique conversions.
New construction in Málaga is shaped by the city's tech-hub ambitions and world-class cultural infrastructure — the Picasso Museum, Centre Pompidou, and CAC contemporary art centre are all within walking distance of major development sites. Specifications include A/B energy ratings, smart-home systems, and rooftop communal areas. Málaga's international airport, AVE rail to Madrid and Barcelona, cruise port, and expanding metro make it one of the best-connected cities in southern Spain. Capital appreciation has been among the strongest in Andalucía over the last five years.

Guide de l'immobilier neuf
Málaga city's urban renaissance is fuelling a major new-build boom in Teatinos, Huelin, and the emerging Port district. Two-bedroom city-centre apartments start from €280,000, with premium Malagueta seafront properties reaching €900,000. The tech-hub ambitions (Google, Vodafone R&D), world-class museums, and AVE rail make Málaga Spain's fastest-appreciating coastal city for property.
Málaga city is appreciating faster than anywhere on the coast — lock in off-plan pricing early. The Teatinos/university zone offers the best yield-to-price ratio for rental investors. For lifestyle buyers, the Pedregalejo and Malagueta seafront commands a premium but offers a unique urban-beach combination unmatched on the Costa del Sol.
Málaga has reinvented itself as one of Europe’s most exciting city-break destinations. Once considered just a gateway to the beach resorts, the city now stands on its own merits with world-class museums, a beautifully restored historic centre, and a food scene that rivals Barcelona and Madrid.
The birthplace of Pablo Picasso, Málaga is home to over 40 museums and cultural venues, including the Museo Picasso, the Centre Pompidou Málaga, the Carmen Thyssen Museum, and the striking Museo de Málaga in the Palacio de la Aduana. The Alcazaba — a stunning Moorish fortress dating from the 11th century — overlooks the city alongside the Roman Theatre.
The gastronomy of Málaga is exceptional. From traditional espetos de sardinas (sardines grilled on bamboo skewers over beach fires) to innovative Michelin-starred dining, the city’s culinary scene reflects its blend of tradition and modernity. The Atarazanas market is a foodie paradise.
