Key Takeaways

  • ✓ We hold 25 live listings in Benalmádena: 24 new build and just one resale.
  • ✓ Median asking is €780,000, entry €390,600, top €3,500,000.
  • ✓ Penthouses outnumber apartments 11 to 10: an unusual skew, and Benalmádena penthouses median €990,000.
  • ✓ Rancho Domingo is the affordable pocket at a median of €430,800 across 5 listings.
  • ✓ Higuerón medians €2,350,000 and first-line beach €1,145,000: two different towns in one municipality.

What does Benalmádena cost? On our live book, a median of €780,000 across 25 listings, with the cheapest at €390,600 and the most expensive at €3,500,000. Twenty-four of those 25 are new build. One is a resale.

Twenty-five listings is a small book, and we will not dress it up as market-wide coverage of a town this size. What it is, is a clean view of the current developer pipeline in Benalmádena, and the pipeline has a distinct shape worth understanding before you search.

The book in numbers

MeasureBenalmádena
Live listings25

Cheapest listing€390,600
Median asking€780,000
Most expensive listing€3,500,000
Type mix11 penthouses, 10 apartments, 2 townhouses, 2 villas

Two things in that table set the terms of any Benalmádena search. The median is roughly double the entry price, which tells you the cheap end is a narrow shelf rather than half the market. And 24 of the 25 listings are new build, which means almost every purchase here is a developer purchase with a price list, a payment schedule and a completion date attached, not a private vendor you can negotiate with over a kitchen table.

The penthouse skew

The type mix here is unlike anywhere else on our book. Of 25 listings: 11 penthouses, 10 apartments, 2 townhouses and 2 villas. Penthouses outnumbering standard apartments is rare: across our whole book of 2,108 properties there are 900 apartments to 353 penthouses.

Benalmádena penthouses median €990,000, well above the town median of €780,000. The reason is topography and view: the town climbs steeply from the marina and the beach into the hills, so top-floor units with a terrace and a sea view are the product developers build and price around here. If you want a top floor and a big terrace, this is a good hunting ground. If you want a straightforward two-bed on a middle floor, your choice is narrower than the headline count suggests.

Areas and what they cost

AreaListingsMedian asking
Rancho Domingo5€430,800
Montealto3€475,000
Zona Centro Comercial Torrequebrada2€810,000
Cortijo Torrequebrada3€990,000
Torremuelle2€990,000
Puerto Marina2€998,000
1ª línea de playa2€1,145,000
Higuerón2€2,350,000

The gap between Rancho Domingo at €430,800 and Higuerón at €2,350,000 is more than five times, inside one municipality. That is the practical reason "average price in Benalmádena" is a useless number: the town contains a mid-market inland residential zone, a marina, a beachfront and a luxury hillside enclave, and they behave as separate markets.

Where the entry-level stock is

Rancho Domingo, set back from the coast, is where the accessible end of our Benalmádena book sits. Five of the 25 listings, medianing €430,800, and it is where every one of the sub-€460,000 units below comes from. Montealto follows at €475,000 across 3.

Everything from Torrequebrada upwards starts at around the €810,000 mark. There is no meaningful sub-€390,000 stock in Benalmádena on our book at all.

Note the third card: the Arroyo de la Miel townhouse at €429,000 is the only resale property on our entire Benalmádena book, and at 176 m² it is also the largest of the four by some margin. That is the resale trade-off in one listing: more space per euro, older building, transfer tax instead of IVA.

Who Benalmádena suits, and who it does not

It suits you if you want a top floor with a terrace. Eleven of the 25 listings are penthouses, which is the highest proportion on any town book we hold. If that is the product you want, the choice here is real rather than notional.

It suits you if you want a coastal town within reach of Málaga. You get a marina, beaches and a hillside, and you pay a median of €780,000 rather than the €1,330,000 median our Málaga city book carries.

It suits you if a developer purchase is fine by you. Staged payments, a bank guarantee, a specification sheet and a delivery date are the normal shape of a Benalmádena deal, because 24 of 25 listings are new build.

It does not suit a budget under €390,600. That is the cheapest listing of any kind on our Benalmádena book, and there is nothing beneath it. Fuengirola starts at €215,000 and Torremolinos at €357,500, so if the number is the constraint, the town has to change.

It does not suit a detached-house search. Two villas on 25 listings. Mijas holds 29 villas and Marbella 35. Benalmádena is an apartment and penthouse market with a couple of houses attached.

It does not suit a buyer who wants to haggle. One resale listing on the whole book means one vendor, one motivation, one chance. Everything else is priced from a list.

Benalmádena in context

Set the three Málaga-province towns on our book side by side and the ladder is clear: Vélez-Málaga medians €324,950, Benalmádena €780,000, and Málaga city €1,330,000.

Benalmádena sits in the middle: close enough to the airport and the city to be practical, coastal enough to have a marina and beaches, and expensive enough that it is not an entry-level purchase. Compared with the Costa Blanca, where our Torrevieja book medians €260,000 and Guardamar €332,500, it is a considerably bigger commitment for a similar amount of sunshine.

Against its immediate neighbours: Torremolinos and Fuengirola

The wider province comparison is useful, but nobody choosing Benalmádena is really weighing it against a city an hour away. They are weighing it against the town on either side. Here are all three on the same measures.

TownListingsCheapest listingMedian askingCheapest main pocket
Torremolinos38€357,500€579,000El Saltillo, €501,500
Fuengirola121€215,000€625,000Los Pacos, €399,950
Benalmádena25€390,600€780,000Rancho Domingo, €430,800

Benalmádena is the most expensive of the three on median and the thinnest on choice. Torremolinos is the cheapest on median at €579,000 and, like Benalmádena, is almost purely a developer market: all 38 of its listings are new build. Fuengirola is the deepest book by a wide margin at 121 listings, and the only one of the three with a genuine entry tier: it starts at €215,000, and its Los Pacos pocket medians €399,950 across 25 listings.

Read the Fuengirola median with care. At €625,000 it looks close to Torremolinos, but the town's largest single pocket is El Higuerón, 41 listings at a median of €797,000, which pulls the whole figure upwards. Strip that hillside out and the everyday Fuengirola market sits well below its own median. Benalmádena has the same distortion in reverse: two Higuerón listings at €2,350,000 against a 25-listing book is enough to move a median on its own.

The practical summary: go to Fuengirola for choice and for anything under €390,000, Torremolinos for the lowest median of the three, and Benalmádena if the penthouse-and-hillside product is specifically what you are after. Compare the books directly at Benalmádena, Torremolinos and Fuengirola.

The costs on top of the price

Budget to the asking price and you will be short on completion day. On a new build the largest single addition is IVA at 10%, which is set nationally and applies whichever province you buy in. Against the Benalmádena figures that looks like this.

Purchase priceWhat it isIVA at 10%
€390,600Cheapest listing on the book€39,060
€430,800Rancho Domingo median€43,080
€780,000Town median€78,000
€990,000Penthouse median€99,000

AJD stamp duty sits on top of that, and it is not a national rate. Andalusia sets its own, and it is not the Valencia region's 1.5% that our Costa Blanca articles quote. Ask us for the current Andalusian figure before you fix a budget, and do not let a Costa Blanca spreadsheet cross the province line with you.

The one resale on our Benalmádena book is taxed differently again: transfer tax rather than IVA, also set by Andalusia. Then, on either route, add notary fees, land registry fees and your own lawyer, plus mortgage arrangement and valuation costs if you are borrowing. Spanish mortgages do not generally lend against purchase costs, so every one of those has to be liquid, in a Spanish account, on the day.

Two ongoing costs are worth pricing in at the same time. IBI, the annual council tax on the property, and community fees, which on a scheme with a pool, lift, gym and landscaped grounds are not trivial. Ask for the actual community budget for the block, not an estimate.

What to check before you commit

With 24 of 25 listings new build, most Benalmádena purchases here are developer purchases, which means the usual documents apply: building licence, bank guarantee on your instalments, a contractual specification and a delivery date with a penalty. Our guide to judging a Spanish developer lists all eight.

One check specific to this stretch of coast: confirm which municipality a listing actually sits in before you fall for the name on it. The Higuerón label appears on three separate town books we hold, at three very different levels: €2,350,000 across 2 listings in Benalmádena, €797,000 across 41 in Fuengirola and €1,850,000 across 12 in Mijas. A shared name is not a shared market, and the municipality is what determines your IBI bill and your town hall.
