Key Takeaways

  • ✓ Polop has 25 listings and every one is a villa. There is no apartment stock here at all.
  • ✓ The median asking price is €615,700, with a range from €470,000 to €1,290,000.
  • ✓ Pla de Cantal dominates: 21 of the 25 listings, at a €615,700 median.
  • ✓ La Nucía next door has 19 listings at €526,100 with a real mix of types.
  • ✓ Relleu is the cheap corner: 4 listings, median €252,000, from €165,000.

Drive twenty minutes inland from Benidorm and the coast disappears behind a ridge. What replaces it is limestone, terraced almond groves, and small white villages built into hillsides: Polop, La Nucía, Relleu. Buyers come up here for space and quiet, and they are often surprised by what it costs.

Polop is 25 listings on our books with a median asking price of €615,700. Every single one is a villa. There is nothing under €470,000, and there is no apartment to be had. Inland does not mean cheap here. It means detached.

Polop: a villa market, and only a villa market

Twenty-five listings, twenty-five villas, all new build. That is an unusually pure market and it tells you what is being built: modern detached houses on generous plots, aimed at buyers who want a pool and a view rather than a lift and a communal garden.

Pla de Cantal accounts for 21 of the 25, at a €615,700 median. The rest scatter: 2 listings tagged Comunidad Valenciana at €625,000, one in the Casco Urbano (the old village core) at €775,000, and one in La Alberca at €585,000. In practice, if you are buying in Polop today you are almost certainly buying in Pla de Cantal.

What that concentration means is that the properties are comparable to each other in a way that helps you. When 21 houses of similar vintage sit in the same development, you can genuinely judge whether one is well priced. That is rare in this region and worth using.

The hinterland compared

TownListingsMedian askingCheapestDominant type
Polop25€615,700€470,000Villa (all 25)
La Nucía19€526,100€349,388Villa (7 of 19)
Relleu4€252,000€165,000Apartment (3 of 4)
Finestrat82€635,000€147,312Villa (43 of 82)
Benidorm13€1,450,000€406,050Villa (11 of 13)

Read that table left to right and the trade becomes obvious. Polop and Finestrat are priced almost identically at the median (€615,700 against €635,000), but Finestrat has more than three times the listings and starts far lower. Polop wins on consistency; Finestrat wins on choice.

La Nucía is the interesting middle. Nineteen listings, a €526,100 median, and a genuine mix: 7 villas, 6 apartments, 3 penthouses and 3 townhouses. It is the only hinterland town on this list where you can choose your building type rather than take what is there. La Nucía Pueblo holds 8 of the 19 at a €427,100 median, which is the most affordable meaningful pocket in the hills.

Relleu is smaller again: 4 listings, all in one place, median €252,000, starting at €165,000. It is the cheapest thing in this article by a distance, and it is four properties. Treat it as an opportunity to watch rather than a market to shop.

What you give up twenty minutes inland

The sea, first and most obviously. You will not walk to a beach from any of these villages. You will drive, and in August you will drive into traffic. If beach access several times a week is the point of the move, buy on the coast and accept the price.

You also give up walkability in the resort sense. These are Spanish villages with a square, a bakery, a couple of bars and a pharmacy, not a promenade of restaurants. Winters are quieter and noticeably cooler than on the coast, because you are higher and further from the moderating sea.

What you get in return is space and a horizon. Plots up here are larger than anything comparable at the same price by the water, the light is different, and the mountain behind Polop is genuinely dramatic. Buyers who want a garden and a pool rather than a terrace and a lift consistently come out ahead inland.

What the money buys across the hinterland

The Relleu apartment is the outlier worth pausing on: 256 m² and four bedrooms at €165,000. Nothing else in this article comes close on floor area per euro. The reason is location: it is a small inland village a long way from a beach, and the market prices that in hard. Whether that is a bargain or a warning depends entirely on how you intend to live.

Costs and practicalities

All the hinterland stock in our book is new build, so budget 10% IVA plus 1.5% AJD stamp duty for the Valencia region rather than the 10% ITP charged on resales, and add notary, registry and legal fees. On a rural or semi-rural plot, ask your lawyer to check the urban classification of the land and the boundaries against the Land Registry. Inland plots throw up more boundary and access surprises than coastal apartments do.

Check the water and electricity connections are actually live, not merely permitted, and ask about mains drainage versus a septic tank. None of this is exotic; it is just a different checklist to the one you use on a beachfront flat.

Two more inland-specific items. Access roads: find out who owns the road to the property and who is responsible for maintaining it, because a shared private track with no formal agreement is a dispute waiting to happen. And heating: hillside villages are cooler than the coast in winter and a lot of Spanish housing is built for summer rather than January. Ask what heating is actually installed, not what could be installed, and ask to see a winter electricity bill if the vendor has one.

Tell us your budget

Under €300,000 the hinterland means Relleu, and that is four properties. Between €350,000 and €550,000, La Nucía gives you choice of type and Polop opens up at the bottom. Above €600,000, Polop is a consistent, comparable villa market and a genuinely good place to buy a detached house. Start with property for sale in Polop, the Polop villas, La Nucía or Relleu. Then tell us your budget and we will point you at the right village.
