Most agency pages about Villamartin open with the golf course and finish with a contact form. This one opens with a stock check, because that is the fact that actually affects your search: we currently hold nothing tagged Villamartin. Not a thin selection – none. Of the 48 live properties in our Orihuela Costa book, zero carry that name today.

That is not a reason to write the area off. It is a reason to search it differently, and this guide explains how.

What Villamartin is, and who it suits

Villamartin is a golf-led urbanisation set back from the Orihuela Costa shoreline, built around its golf course and anchored socially by Villamartin Plaza – a pedestrian square ringed with bars, restaurants and small shops that functions as the area’s living room. Unlike the beach urbanisations, Villamartin has a centre you can name and walk to.

It suits a very particular buyer, and it suits them extremely well: people who play golf, or people who want the low-density, mature-planting, wide-street feel that a golf urbanisation produces. The streets are quieter than La Zenia, the plots are generally larger, and the tree cover is real rather than newly planted. Winter residents like it because the Plaza stays open when the beach urbanisations empty out.

It suits you less if you want to walk to sand. Villamartin is inland of the coast road, and the beach is a drive rather than a stroll. If beach-walking is your non-negotiable, Playa Flamenca or La Zenia are the honest answer.

Why our book shows nothing here right now

Two straightforward reasons, and neither is dramatic.

First, Villamartin is a mature, tightly held area. Owners tend to keep properties for a long time, and a lot of what does come up is sold through personal networks or transferred within families before it ever reaches a portal. Turnover is genuinely low.

Second, the naming is messy. Villamartin sits at the middle of a ring of urbanisations – Los Dolses, PAU 8, Los Altos, Blue Lagoon – and properties across that whole ring are marketed as Villamartin when it suits, then filed under their actual urbanisation in the land registry. Our book uses the filed name. So a property you might reasonably call Villamartin appears in our listings as Los Dolses.

That second point is the useful one. If you search only for the word Villamartin, you will miss most of what you would have liked.

Where to look instead: the ring around the course

La Zenia7€190,000€395,000

Los Dolses is the closest substitute and the one to watch. Four live listings, a median of €275,000 and an entry point of €175,000, with a mix of resale apartments and new-build releases. It shares the same low-rise, set-back character and the same drive to the beach.

PAU 8 is smaller and newer in feel, with two listings clustered tightly at €234,000 and a €239,000 median – townhouses and duplexes rather than apartments.

Los Altos is the value option at a €183,000 median, largely single-storey bungalow stock, and the place to look if the golf is a nice-to-have rather than the point.

What golf-side property actually costs

It is worth putting the golf premium in perspective. Across our entire live book of 2,108 properties spanning both the Costa Blanca and the Costa del Sol, 154 carry a golf tag, at a median of €519,000. That figure is pulled upward by front-line Andalusian resorts, so do not read it as a Villamartin price – read it as evidence that a genuine fairway position is a premium product wherever it is.

On the Orihuela Costa, the practical version is this: a property looking directly onto the course costs materially more than an identical property two streets back, and the two-streets-back version is what most buyers end up happy with. Ask yourself honestly how often you will look out of the window at the fairway, versus how often you will drive to the clubhouse.

Getting around

Villamartin sits inland of the N-332, with the AP-7 close by for longer journeys and Alicante–Elche the nearest airport. There is no railway station on this coast, and the golf urbanisations are the least walkable part of the Orihuela Costa for anything other than the Plaza. A car is not optional here.

The upside of the same geography is parking. Unlike La Zenia or Playa Flamenca on a market day, you can generally leave the car outside your own door.

The honest downsides

Availability. The headline problem, and we have already made it. Zero listings today. If you want to buy here specifically, you need to be registered and patient rather than searching weekly.

The golf label does a lot of work. Plenty of properties advertised as golf-side are a ten-minute drive from the course. Check on a map before you get attached.

Community and course fees are separate things. Community fees cover your urbanisation; golf membership or green fees are additional and nothing to do with the property. Some buyers assume one includes the other. It does not.

The beach is a drive. Worth repeating, because it is the most common regret we hear from people who bought inland for the space and then found themselves driving to the coast four times a week.

The nearest live stock to Villamartin

None of these four carry the Villamartin name – they are Los Dolses and Los Altos, the urbanisations immediately around the course. That is the honest position.

If Villamartin is on your list

The right move with a zero-stock area is not to keep refreshing a search page. It is to give us the brief and let us bring you what surfaces – including properties that never reach a portal, which in a tightly held area like this is a meaningful share of what sells.

Tell us your budget below, whether golf is actually part of the plan, and whether Los Dolses or PAU 8 would do instead of the Villamartin name itself. Most people say yes to that last question once they have seen the streets. While you wait, the full Orihuela Costa property book, the villas in Orihuela Costa, coast-wide homes with a pool and current new-build releases are all worth a look, and you can contact us to register a brief.
