Key Takeaways

  • ✓ Benidorm has just 13 listings on our books, with a median of €1,450,000. Eleven are villas.
  • ✓ Finestrat is the real market next door: 82 listings, median €635,000, over six times the choice.
  • ✓ The cheapest property across both towns is €147,312, a one-bed penthouse at Golf Puig Campana in Finestrat.
  • ✓ All 13 Benidorm listings and 80 of 82 Finestrat listings are new build.
  • ✓ Finestrat spans a huge range: Seascape Resort has 8 listings at €450,000, Sierra Cortina has 4 at €2,600,000.

Buyers arrive at Benidorm with a picture in their head: high-rise apartments, a long sandy beach, cheap. Our book says something else entirely. We hold 13 Benidorm listings, the median asking price is €1,450,000, and 11 of the 13 are villas. The tourist Benidorm and the purchase Benidorm are barely the same town.

Meanwhile, four kilometres inland and up, Finestrat holds 82 listings with a median of €635,000 and a cheapest entry at €147,312. If you are buying rather than visiting, Finestrat is the market. That is the whole argument of this article, and the numbers make it for us.

Benidorm on our books: 13 listings, mostly villas

Benidorm splits into three pockets in our data. Rincón de Loix carries 10 listings at a median of €1,780,000: the villa side of the eastern headland, not the beach blocks. Zona Rincón Alto has 2 at €595,000. Playa de Poniente has a single listing at €1,058,000. That is the whole town: 13 properties, prices from €406,050 to €3,000,000, every one of them new build.

So the honest answer to “can I buy a cheap apartment in Benidorm?” is that we cannot help you with one today. Our two Benidorm apartments start at €406,050. What we do have is a small, expensive villa market on the hillsides either side of the bay, where you are buying the view down over the skyline rather than a place in it.

Finestrat: the market Benidorm buyers usually end up in

Finestrat is 82 listings across eight distinct pockets, and the spread between them is enormous: Seascape Resort at €450,000 and Sierra Cortina at €2,600,000 are the same municipality. By type it is 43 villas, 21 apartments, 12 penthouses, 5 townhouses and 1 bungalow, which is a far healthier mix than anything else in this corner of the coast.

The town itself is two things stitched together. There is the old village up against the Puig Campana mountain: whitewashed, small, a proper Spanish square. Then there is the Finestrat that has grown down the hill towards the Benidorm boundary: golf, resort developments, and modern villas with the bay in front of them. Most buyers end up in the second one, and the drive to Benidorm beach is short enough that the distinction stops mattering after a week.

Where the affordable stock is

Golf Puig Campana is the answer for smaller budgets, and it is worth being precise about why. Across our entire book, only 46 listings are priced under €150,000 and 41 of those sit in Torrevieja on the Costa Blanca South. Finestrat contributes exactly one. Here it is, alongside the rest of the entry-level stock across both towns.

The first two cards are small: 46 m² and 50 m². That is what €150,000–€170,000 buys on this stretch of coast, and being clear about it saves everyone a wasted viewing. The Benidorm villa at €595,000 for 205 m² is arguably the better value on the page, if you have the budget.

Buying here rather than holidaying here

Two things separate a Benidorm buyer from a Benidorm tourist. The first is seasonality. This is one of the few stretches of Spanish coast that genuinely works in January: the bay is sheltered, the town does not shut, and there is a large year-round population. If you intend to spend winters in Spain, that is a serious argument in Benidorm’s favour and against quieter, prettier places that close for four months.

The second is that you will not live in the postcard. Buyers who spend a fortnight on Levante beach and then buy a villa 200 metres above it are usually delighted, because they get the infrastructure without the crowd. Rental demand along this stretch is strong and year-round rather than purely seasonal, but we hold no booking data of our own, so treat any specific yield figure you are quoted, by anyone, as a claim to be evidenced rather than a fact.

Costs and practicalities

Almost everything here is new build, so budget 10% IVA plus 1.5% AJD stamp duty for the Valencia region rather than the 10% ITP that applies to a resale. Add notary, registry and legal fees on top. On resort and golf developments, ask for the community fee schedule before you offer. Pools, gardens, lifts and gyms are lovely until you see the annual number, and they vary hugely between developments here.

If a development is still under construction, check the completion date in the contract and the bank guarantee protecting your stage payments. That is standard practice and any decent lawyer will insist on it.

One Finestrat-specific point: a lot of the stock here sits on hillside plots facing the bay, and the view is a large part of the price. Views can be built out. Before you pay a premium for one, ask what the land immediately in front of the property is zoned for and whether anything is consented on it. Your lawyer can check this at the town hall, and on a hillside development it is the single most valuable question you can ask.

Also budget for the second car. Camporrosso, the Finestrat hills and the golf developments are not walkable to a supermarket in the way a Benidorm apartment is. Most households up here end up with two vehicles, and that is a real annual cost that never appears in the purchase calculation.

Tell us your budget

If you are under €300,000, look at Finestrat and expect a compact apartment. Between €400,000 and €700,000 you have real choice across both towns, including villas. Above a million, Benidorm’s hillside villas and Sierra Cortina come into range. Start with property for sale in Finestrat or Benidorm, look at Finestrat villas and new build in Finestrat, or see what Villajoyosa offers down the coast. Then tell us your budget and we will shortlist honestly.
