Market Overview
Finestrat is the Costa Blanca's modern-villa engine: 42 of our 84 active listings here are new villas, from €550,000 with a median of €849,000, stacked across Sierra Cortina, Balcón de Finestrat, Golf Bahía and the Finestrat hills with the Benidorm skyline and the sea below. Resort apartment projects such as Camporrosso and Seascape start far lower, from €131,721, and the overall build price averages about €3,740 per m², roughly half of what equivalent view stock costs on the Costa del Sol.
The architecture in Finestrat is contemporary by default: flat-roof villas with infinity pools, floor-to-ceiling glazing aimed east at the view, A-rated energy performance with aerothermal climate systems, and domotics packages in most launches. Benidorm's hospitals, tram line and year-round restaurant scene sit minutes downhill, which keeps the area lettable and livable through winter.

Benidorm services minutes downhill: hospitals, tram, theme parks, twelve-month dining
New Build Guide
Finestrat is attracting growing new-build investment, with modern developments offering energy-efficient homes built to the latest Spanish construction code. Off-plan opportunities allow buyers to customise finishes and secure pre-completion pricing. The area's infrastructure, lifestyle amenities, and coastal setting continue to drive demand from both international investors and permanent residents.
Reservation & NIE
Pay a reservation fee (typically €3,000–€10,000) to take the property off the market. You will need a Spanish NIE (tax identification number) and a Spanish bank account, both of which your lawyer can arrange.
Private Purchase Contract
Within 30 days, sign the contrato privado de compraventa and pay 10% of the purchase price (minus the reservation). This contract locks in the price and your chosen customisation options. Your deposit is protected by a bank guarantee under Ley 57/68.
Stage Payments During Build
For off-plan properties, further payments of 20–30% are due at construction milestones (foundations, structure, finishes). Each payment is backed by the mandatory bank guarantee — if the developer fails to deliver, you get your money back.
Pre-Delivery Snagging Inspection
Before completion, you (or your appointed surveyor) conduct a snagging inspection of the finished property. The developer must remedy any defects before handover. A retention amount of 5–10% of the final payment is typically held back until snagging items are resolved.
Completion & Notary Signing
Sign the escritura pública (title deed) before a notary, pay the remaining balance (usually 60–70% of the purchase price), and receive your keys. The notary registers the property at the Land Registry in your name. Typical completion timeline for off-plan: 18–24 months from reservation.
| Cost Item | Rate | Note |
|---|---|---|
| IVA (VAT) | 10% | Applies to all new-build purchases nationwide — replaces the ITP (transfer tax) charged on resale properties |
| AJD (Stamp Duty) | 1.5% | Rate set by the Valencian Community regional government |
| Notary Fees | 0.5–1% | Scaled by property price; fixed by government tariff |
| Legal Fees | 1–1.5% | Independent lawyer recommended — never use the developer's lawyer |
| Land Registry | 0.5–1% | Registering the title deed in your name |
| Total Purchase Cost | ~13.5–15% | New-build total on top of the property price in Valencian Community |
Insider Tip — Finestrat
When buying off-plan in Finestrat, always instruct an independent lawyer — never use the developer's legal team. Request the bank guarantee certificate (aval bancario) before making any stage payment, and verify that the developer has all building licences and the first-occupation licence timeline. Visit the site at least twice during construction to monitor progress.
Finestrat wraps around the western edge of Benidorm, from its own sandy cove, Cala de Finestrat, up to the 1,406-metre Puig Campana. The historic village sits on the mountain’s lower slopes, a knot of colour-washed houses, tapas bars and a weekly market with the best viewpoint on this stretch of coast. Between village and sea, the hillside districts of Sierra Cortina, Balcón de Finestrat, Golf Bahía and Camporrosso have grown into the Costa Blanca’s main modern-villa zone.
The practical draw is using Benidorm without living in it: the hospitals, tram line, theme parks and hundreds of year-round restaurants are minutes downhill, while Finestrat itself stays low-rise and residential. Most new properties are built around the view, east over Benidorm’s skyline to the sea.
