Key Takeaways

  • ✓ Playa Flamenca holds 4 live listings, at a median asking price of €297,000.
  • ✓ The entry price here is €155,000 – and that is the cheapest property in our whole 48-strong Orihuela Costa book.
  • ✓ Those four listings run from €155,000 to €560,000: the full ladder inside one urbanisation.
  • ✓ Playa Flamenca’s median matches the Orihuela Costa median of €297,000 exactly – it is the honest middle of this coast.
  • ✓ Bungalows are the local value type: 5 in the Orihuela Costa book, at a median of €183,000.

If you want to know what the Orihuela Costa really costs, Playa Flamenca is the place to look. Our four live listings there start at €155,000 and finish at €560,000, with a median of €297,000 – the same median as the entire Orihuela Costa book of 48 properties. Playa Flamenca is not the cheap end and it is not the expensive end. It is the middle, and it is where most buyers on this coast end up.

What Playa Flamenca is, and who it suits

Playa Flamenca is a sprawling low-rise urbanisation between La Zenia and Punta Prima, built out over decades rather than in one push. That history is the whole story of the place: a bungalow from the late eighties with a private garden sits two streets from a 2020s apartment block, and the prices reflect the difference in condition far more than the difference in address.

It suits buyers who want a garden or a terrace rather than a lift and a concierge, retirees who want single-storey living, and anyone whose budget stops around €200,000 but who still wants to be on the coastal side of the N-332. It suits renovators particularly well, because a lot of the stock has never been touched.

It suits you less if you want a modern building with underground parking and a gym. That product exists here, but it is thinner on the ground than in Punta Prima or around La Zenia Boulevard.

The Saturday market and the commercial centres

The Playa Flamenca Saturday morning market is the single busiest event on this stretch of coast, and it is a genuine reason people choose the urbanisation. It runs on the open ground beside the commercial centre: fruit and vegetables, clothes, household goods, and a very large number of people. If you are within walking distance you will use it every week. If you are not, you will spend twenty minutes looking for a parking space and use it four times a year.

That is worth saying plainly because it changes which streets you should be viewing in. Walkability to the market and to the Centro Comercial Playa Flamenca is a real, weekly quality-of-life difference – and unlike a sea view, it costs nothing extra.

The beaches and coves

Playa Flamenca’s own beach is a small sheltered cove rather than a wide sweep of sand, with rocky sections either side and a paved walkway above. Cala Estaca and Cala Mosca sit within walking distance, and Playa de La Zenia – the larger, family-friendly one – is a short walk or a two-minute drive north. Most residents use two or three of these depending on wind direction, which is a nicer way to live than being tied to one beach.

What property costs in Playa Flamenca

PocketLive listingsEntry priceMedian asking price
Playa Flamenca4€155,000€297,000
Rocio del Mar3€214,000€219,000
La Regia2€199,900€219,000
Los Almendros-La Florida2€192,000€199,900
Los Altos3€180,000€183,000

Read that table carefully and a useful pattern appears. The neighbouring pockets are tightly clustered – entry and median only a few thousand euros apart, because each holds two or three broadly similar resale homes. Playa Flamenca is the opposite: a €142,000 spread between its entry price and its median, and a €560,000 villa at the top. It is the one pocket here where your budget genuinely determines what kind of property you get rather than just how tidy it is.

The bungalow point is worth pressing. Across the Orihuela Costa book we hold five bungalows at a median of €183,000, against an area-wide median of €297,000. If you want outdoor space on this coast for under €200,000, a bungalow is almost always the answer – and Playa Flamenca and Los Altos are where they sit.

One thing to build into the sums before you fall for the €155,000 headline: purchase costs. In the Valencian region a resale carries 10% ITP transfer tax, and you add notary, land registry and legal fees on top. A new build is taxed differently – 10% IVA plus 1.5% AJD stamp duty. On a Playa Flamenca resale that is a real amount of money on top of the asking price, and it lands before you have replaced a single window. Budget it as part of the purchase, not as an afterthought, and have an independent lawyer pull the nota simple before you pay any reservation deposit.

Getting around

Playa Flamenca sits just off the N-332, with the AP-7 behind it and Alicante–Elche the nearest airport. There is no railway station on this coast. Buses run along the coast road towards Torrevieja and south past Cabo Roig, and they are useful, but the honest position is that most owners here keep a car and use it two or three times a week.

Inside the urbanisation the walking is easy and flat, and the layout is low-rise enough that you rarely need the car for bread, a beer or the market. That is the reason people put up with the summer traffic on the coast road.

The honest downsides

The stock is old in places. Plenty of Playa Flamenca dates from the eighties and nineties. That means single glazing, original bathrooms, flat roofs that have been patched more than once, and electrics that will not satisfy a modern survey. Budget for the works, and get a builder through the door before you sign anything, not after.

Saturday parking. Market day makes the roads near the commercial centre genuinely difficult from about nine to two. Lovely if you walk. Tiresome if you are trying to leave.

Winter quiet. Parts of the urbanisation empty out between November and February. Some people find that peaceful and some find it bleak. Visit in January before you decide which you are – it is the single most useful viewing trip you can make.

If Playa Flamenca is on your list

Four live listings is a thin book, and it moves. The properties at the bottom of that range – anything under about €200,000 with outdoor space – do not sit around, so if that is your bracket the sensible thing is to be registered rather than browsing.

Tell us your budget below, plus whether refurbishment work is on the table and whether a garden matters more than a lift. We will come back with what fits in Playa Flamenca and the pockets either side of it. In the meantime, the full Orihuela Costa book and our Orihuela Costa homes with a pool are the two lists worth saving, and you can contact us whenever you want a straight answer on a specific address.
