Key Takeaways

  • ✓ Manilva holds 53 listings at a median asking price of €475,000: the lowest of the western Costa del Sol towns we cover.
  • ✓ The range runs €288,000 to €3,000,000. All 53 are new build.
  • ✓ By type: 34 apartments, 16 penthouses, 3 villas. This is an apartment market.
  • ✓ Puerto de la Duquesa itself is the dearest pocket at a €790,000 median across 9 listings.
  • ✓ For comparison: Marbella’s median is €1,295,000 and Benahavís is €1,495,000.

Manilva is the value end of the Costa del Sol, and it is worth defining what value means here. Our 53 Manilva listings carry a median asking price of €475,000. That is roughly a third of Marbella’s €1,295,000 and well under Estepona’s €724,000. It is also nearly three and a half times the €139,900 median of the sub-€150,000 band across our whole book, most of which sits in Torrevieja on the Costa Blanca South.

So: cheap for the Costa del Sol, not cheap in absolute terms. Nothing in Manilva on our books is priced below €288,000. If you have read that the western Costa del Sol is where the bargains are, this is the number that should calibrate you.

What Manilva is

It is the last municipality on the Costa del Sol before you cross into Cádiz province and Sotogrande. That position is the whole story: far enough west that Marbella pricing has not fully arrived, close enough that it is on the same road and the same coast. The Rock of Gibraltar is visible on clear days and the Moroccan coast beyond it.

The town splits into three. The old village of Manilva sits inland on a hill, surrounded by vineyards. It is the working Spanish part. Down at the water, Puerto de la Duquesa is a purpose-built marina with restaurants around the harbour, which is where most foreign buyers actually want to be. Between and around them are the coastal urbanisations (Bahia de las Rocas, Chullera, El Castillo), which is where the volume of our stock sits.

Manilva by area

AreaListingsMedian asking
Bahia de las Rocas20€453,586
Chullera10€430,000
Puerto de la Duquesa9€790,000
Duquesa7€355,000
El Castillo6€581,500
Aldea Beach1€440,581

The feed splits the marina area into two labels (Puerto de la Duquesa at a €790,000 median and Duquesa at €355,000), and the difference between them is real, not a data artefact. Front-line marina property carries a substantial premium over the wider Duquesa area behind it. If the harbour itself is what you want, budget for the higher row.

Bahia de las Rocas is the largest pocket at 20 listings and a €453,586 median, and it is the practical default for most buyers here. Chullera at €430,000 is the cheapest area median of the six.

The honest comparison

TownListingsMedian askingCheapest
Manilva53€475,000€288,000
Torremolinos38€579,000€357,500
Mijas218€562,800€225,515
Estepona198€724,000€215,565
Marbella103€1,295,000€450,000
Benahavís62€1,495,000€247,000

Manilva has the lowest median of the six. It does not have the lowest entry price: Estepona starts at €215,565 and Mijas at €225,515, both below Manilva’s €288,000. What Manilva offers is not a cheaper floor but a lower whole distribution: the typical property is cheaper, not just the cheapest one.

That distinction matters when you shop. In Estepona and Mijas the sub-€300,000 listings are the exceptions in a much larger and dearer market, and they go quickly. In Manilva, €400,000–€500,000 is the middle of the market rather than the bottom of it, so you are choosing between comparable options rather than chasing outliers.

What the money buys

The first and last cards make the point about the marina premium better than any paragraph could. €288,000 buys a two-bed of 95 m² in Duquesa. €435,000 buys a one-bed of 82 m² at Puerto de la Duquesa. Almost €150,000 more, one bedroom fewer, and 13 m² less, all of it paid for the harbour on your doorstep. That is a legitimate thing to want. Just buy it knowingly.

What you are giving up

Distance, mostly. Manilva is at the far western end of the coast, which means longer drives to Marbella and to the airport than anywhere else in this comparison. If you fly in and out often, or if you expect to be in Marbella weekly, price that in as time rather than money.

You also give up type choice. With 34 apartments, 16 penthouses and just 3 villas, this is an apartment market. If you want a detached house on the Costa del Sol, look at Mijas with 29 villas or Marbella with 35, and accept the price difference that comes with them.

On the other side of the ledger: a marina, a real Spanish village behind it, a coastline that has not been fully built out, and the lowest typical price on this coast. For a lot of buyers that is a very good trade.

Costs to budget for

All 53 Manilva listings are new build, so you are looking at 10% IVA rather than a resale transfer tax, plus stamp duty (AJD) at the rate Andalucía sets. Ask for the current figure rather than assuming the Valencia-region number, as they differ. Notary, registry and legal fees apply on top. Community fees on marina and coastal developments vary widely; get the schedule before you offer.

Because everything here is new build, add the usual developer checks to your list. Confirm the completion date is written into the contract rather than described in conversation. Confirm the bank guarantee securing your stage payments is in place and names you. And read the memoria de calidades (the written schedule of finishes) against what you saw in the show apartment, because show units are routinely specified above standard and the difference is charged as an upgrade.

One local point worth raising with your lawyer: this stretch of coast has a good deal of recent and continuing development, so ask what is consented on the land between the property and the sea. A sea view that exists today is only worth paying a premium for if nothing is permitted to go in front of it.

Tell us your budget

At €300,000 you are looking at two-bed apartments in the Duquesa area. At €450,000 you have the run of Bahia de las Rocas and the penthouse stock. Above €700,000, front-line marina comes into range.
