Key Takeaways

  • ✓ We hold 37 listings in Algorfa at a median of €519,000, running from €158,311 to €1,800,000.
  • ✓ The village and the resort are two different markets: the Pueblo 3 addresses run to a median of €208,266 across 6 listings.
  • ✓ It is a villa town at the top: 16 villas at a median of €793,000, plus 7 bungalows, 6 townhouses, 5 apartments and 3 penthouses.
  • ✓ Entry is genuinely low for this cluster – we hold 3 Algorfa listings between €150,000 and €200,000 at a median of €159,000.
  • ✓ Across our whole book, 154 listings are golf-tagged at a median of €519,000 – the same figure as the Algorfa median.

Algorfa is a small Vega Baja village with a large golf resort attached, and our book reflects both halves without blending them well. 37 listings, median asking €519,000, from €158,311 at the bottom to €1,800,000 at the top. That is an eleven-fold spread in a village you can walk across in ten minutes, and the median in the middle describes almost nothing real.

La Finca Golf is the reason. The resort sits just outside the village and draws a completely different buyer at a completely different price. Understanding which of the two you are shopping in is the entire skill here.

The village and the resort, in the data

A caveat first, because it matters. Our feed labels Algorfa addresses inconsistently: 30 of the 37 listings sit under a generic regional label rather than a named urbanisation, which means we cannot cleanly split resort from village in the numbers. What we can show is the contrast at the edges.

Area label in our feedListingsMedian asking
Comunidad valenciana (generic label)30€573,000
Pueblo 36€208,266
Algorfa1€220,000

The Pueblo 3 block, at a median of €208,266, is the affordable village apartment stock. The generically labelled 30, at €573,000, is where the resort and villa product sits. The gap between those two medians is €364,734 – in one village. Any average price you read for Algorfa on a portal is averaging across that chasm and telling you nothing.

What each half costs

At the village end, our four cheapest Algorfa listings are all Pueblo 3 apartments and penthouses: €159,000 for a one-bed of 57 m², €189,000 for a two-bed penthouse of 70 m², €208,266 for a three-bed of 93 m², and €209,708 for a two-bed of 73 m². In price-band terms we hold three Algorfa listings between €150,000 and €200,000 at a median of €159,000, and four between €200,000 and €250,000 at a median of €220,000. For this cluster that is a genuinely low entry point – only Rojales, Orihuela and Benejúzar go lower on our book.

At the resort end, our Algorfa villa median is €793,000 across 16 properties and the townhouse median is €519,000 across six. Those are Orihuela Costa numbers, ten minutes further from the sea, and they are what a golf address costs.

Buying on a golf resort: the honest version

Golf property is its own category and it behaves differently from ordinary residential. Across our entire book we hold 154 golf-tagged listings at a median of €519,000, which is well above the medians of most towns in this guide. You pay for the setting, the maintained landscaping and the security, and you pay for it again every month.

Three things to check before you fall in love with a fairway view.

Community fees. Resort communities cost more to run than a block of flats in a village – gardens, gates, sometimes shared pools and a gym. Get the exact monthly figure in writing before you offer, and the minutes of the last two owners meetings. Our guide to community fees in Spain explains what is normally included and what is not.

Golf access is separate. Owning a house on a resort does not automatically buy you golf. Membership, green-fee discounts and guest rights are a separate commercial arrangement and they change. Ask what the current owner actually pays and what is guaranteed in writing.

Resale depth. Resort stock competes with the developer selling the next phase next door. That is fine when you are buying and less fine when you are the seller. Buy the position rather than the specification, because specifications date.

How Algorfa compares inland

Algorfa37€519,000€158,311
Ciudad Quesada19€529,000€300,000

Algorfa has the second-highest median in that table and one of the lowest entry points. That combination is unusual and it is entirely a resort effect. Read Algorfa as two towns stacked on one postcode: a modest village where €160,000 buys you a flat, and a golf resort where €800,000 buys you a villa. Very little in between.

The practical realities

Algorfa is properly inland. The coast is a drive of roughly fifteen to twenty-five minutes depending on the beach, and there is no version of living here without a car. The village itself is small – a square, a few bars, a supermarket – and daily life happens in Spanish. On the resort you will hear a lot of English and Scandinavian, and that difference in a few hundred metres is one of the odder features of the place.

Winter is quiet in the village and quieter still on the resort if a lot of the owners are seasonal. If year-round life matters to you, ask what proportion of a given community lives there permanently. Nobody publishes that number, but the neighbours will tell you.

Four Algorfa homes on our book

That last card is the one to look at twice. A three-bedroom villa of 174 m² at €220,000 is the single clearest illustration of what inland buys: on the coastal strip that money is a two-bed apartment. It is also the only resale on our current Algorfa book, which tells you how rare it is.

Where to start

Decide first between a village and a resort, because the two have almost nothing in common except a postcode. Then go and see both on the same afternoon – it takes twenty minutes and it will settle the question faster than any amount of reading.

Current stock is at property for sale in Algorfa, the detached end at Algorfa villas, and developer releases at new build in Algorfa. If a golf address is the brief rather than a specific town, tell us and we will search across the region rather than one village.

Send your budget and whether golf is essential or just nice, and we will come back with what it genuinely buys this month.
