Key Takeaways

  • ✓ Our live Torrevieja book holds 250 properties, 113 of them apartments, at an apartment median of €250,000.
  • ✓ Across the full live book of 2,108 properties, 1,491 list a communal pool, more than list a lift (1,142).
  • ✓ A private pool is a different market entirely: 303 listings in the book, at a median of €1,271,000.
  • ✓ District medians in Torrevieja run from €225,000 (Playa del Cura) to €335,000 (El Limonar), a €110,000 spread inside one town.
  • ✓ Torrevieja splits 125 new-build to 125 resale, with a town median of €260,000 against a top end of €1,630,000.

Almost every enquiry we get for Torrevieja includes the same three words: two bedrooms, a pool. It is a reasonable ask, and usually a solvable one: a communal pool appears on 1,491 of the 2,108 properties in our live book, which makes it more common than a lift. What actually varies is the district, the price, and what the pool costs you every year. Below is the district map for Torrevieja properties with a pool, built from our live book as it stands in August 2026.

How common is a pool in Torrevieja, really?

Start with the honest caveat. Our feature counts cover the whole live book (Costa Blanca and Costa del Sol together), not Torrevieja in isolation. What they tell you is which amenities are normal and which are rare. Communal pool: 1,491 listings. Air conditioning: 1,537. Lift: 1,142. Communal gardens: 230, plus 161 described as landscaped. Communal gym: 226. Private garden: 628. Solarium: 576.

Read that list again and the shape of the market appears. A shared pool is not a luxury feature here; it is the baseline of a purpose-built residential block. A gym is not. What separates one Torrevieja block from another is far more often age and maintenance than whether there is water in the courtyard.

The reverse case matters too: 251 listings in the book are described as having no community fees. That usually means there is nothing shared to pay for: no pool, no lift, no gardens. If a Torrevieja apartment looks cheap for its district and carries no community charge, that is worth checking before you view rather than after.

The Torrevieja district map

Torrevieja is not one market. The town runs from a dense central grid a few streets back from the promenade, out to hillside villa zones above the salt lake. Here is what we hold in each of the main districts, and the cheapest listing we currently have in each.

DistrictLive listingsMedian askingCheapest we hold
Playa del Cura12€225,000€139,900
Estación de autobuses13€225,000n/a
Centro43€250,000€130,000
Acequión10€252,150€139,900
La Siesta20€293,000€118,000
Los Balcones13€320,000€130,000
El Limonar13€335,000€125,000

Centro is the deepest market in town with 43 live listings, and it is where the widest range of block ages sits side by side. Playa del Cura and the bus-station quarter are the value end of the walkable centre. The n/a in that row means we have no confirmed entry price to quote there today, not that nothing affordable exists. La Siesta, Los Balcones and El Limonar are the residential districts: more space, more gardens, more cars, higher medians.

There are also smaller pockets where we hold only a handful of properties. They are worth listing because the numbers behave differently when the sample is tiny:

PocketLive listingsMedian askingCheapest we hold
Parque de las Naciones2€169,000€150,000
Los Frutales4€255,000€119,900
El Chaparral4€333,000€135,000
Punta Prima8€404,000€145,000
La Mata6€820,000€132,600

La Mata is the clearest warning about small samples. Six live listings, two of them large homes above €800,000, and the cheapest a one-bedroom apartment at €132,600. The median says €820,000 and means almost nothing. With pockets this size, read the cheapest column and ignore the middle. Punta Prima is the other special case: it sits on the boundary, so some listings there file under Torrevieja and some under Orihuela Costa.

Communal pool or private pool?

These are two different purchases and it is worth being blunt about the gap. Across the whole live book, 303 properties have a private pool and their median asking price is €1,271,000. That is villa territory, and mostly not Torrevieja: the median Torrevieja villa in our book is €539,000, and we hold 38 of them.

If your budget is under about €300,000 in this town, the realistic question is not private versus communal. It is which communal pool, how many flats share it, and how well the community is funded. A small, well-run community with a properly maintained pool is a far better buy than a large tired one where the pool closes half the year because the accounts are empty.

Pool, sea view, or both?

Buyers often arrive wanting both, so here is the arithmetic. Across the full live book, 212 listings mention sea views. Exactly one of those is priced under €150,000. Ten sit between €150,000 and €250,000, 31 between €250,000 and €400,000, and 170 (the large majority) are above €400,000.

Separately, 216 listings are tagged as near a beach, at a median asking price of €406,050. Put those two facts together and the pattern is hard to miss: in this market, water you can look at costs considerably more than water you can swim in. A communal pool is within reach at €150,000. A sea view essentially is not below €400,000, and proximity to sand carries its own premium on top.

That is not a reason to give up on the view. It is a reason to decide which of the two you actually want before you start viewing, because chasing both on an apartment budget in Torrevieja will cost you weeks.

What the pool costs you every year

A shared pool has to be cleaned, treated, insured and repaired, and in most Spanish communities it also needs a lifeguard or a legally compliant access arrangement during the season. All of that lands in the community fee. That is not a reason to avoid a pool. It is a reason to read the community accounts before you commit. Our guide to community fees in Spain walks through what a healthy set of accounts looks like and which line items should worry you.

Three questions we ask on every viewing, and you should too. First, what is the annual fee and what does it include? Second, is there a reserve fund, or does every repair arrive as a special levy? Third, how many months a year does the pool actually open? The third question catches more problems than the first two combined.

Four apartments on the Torrevieja ladder right now

Pool provision is decided block by block, not district by district, so treat these as price anchors rather than a pool shortlist. We will confirm the shared facilities and the community fee on any of them before you travel.

The jump from the first card to the last is the whole Torrevieja decision in miniature. Under €150,000 you are buying an older block in a walkable location, and the shared facilities are whatever the community built decades ago. Above €300,000 you are usually buying into a new-build scheme in Torrevieja where the pool, the gardens and the parking were designed in from the start, and where the community is young enough not to have a repair backlog yet.

How to shortlist properly

Pick the district first, the block second, the flat third. That order matters because you can change a kitchen and you cannot change a postcode. If walking to the beach and to shops every day is the point, look at Playa del Cura, Centro and Acequión: the three cheapest medians on the table above, which is not a coincidence, because the older central stock is where the value sits. If space and quiet matter more, La Siesta and Los Balcones give you more square metres per euro, at the cost of needing a car.

Then compare like for like. Two apartments at the same asking price in different Torrevieja blocks can carry very different annual fees and very different maintenance backlogs, and the listing photographs will not tell you which is which. Our neighbourhood guide to Torrevieja goes deeper on the character of each district, and the full list of apartments for sale in Torrevieja is updated daily from our feed.

Tell us your budget and how many months a year you plan to be here, and we will send back the blocks that actually fit, including the ones where we would tell you to keep your money in your pocket.
