Key Takeaways

  • ✓ Our live book holds 6 properties labelled La Mata and 4 more in Torre la Mata – among the thinnest sub-markets anywhere in Torrevieja.
  • ✓ The La Mata median is €820,000, but entry is €132,600. That gap is not a typo – it is the whole story of this town.
  • ✓ The cheapest La Mata-labelled home on our book is a €120,000 one-bed in La Mata pueblo.
  • ✓ Torre la Mata shows the same barbell: 4 listings, a €620,000 median, an entry price of €145,000.
  • ✓ Torrevieja as a whole gives you 250 listings at a €260,000 median if La Mata’s handful does not fit.

People ask us for La Mata more often than our stock can answer. It is the beach town at the northern end of the Torrevieja municipality, it looks and feels different from the city, and buyers who have holidayed there once tend to want to buy there specifically. So here is the honest position: we currently hold six properties labelled La Mata and four in Torre la Mata. That is ten homes across the whole strip. If you want choice, this is not the place to shop; if you want La Mata specifically, you need patience and a fast decision when something appears.

What La Mata actually is

La Mata is administratively part of Torrevieja, but it does not behave like it. It grew as a fishing hamlet around a watchtower, and the old core – La Mata pueblo – still reads as a Spanish village: a small square, a church, bars where the menu is written on a board in Spanish only, and a beach promenade that stops rather than sprawls. Buildings are lower than in central Torrevieja. The pace is slower. In winter more of it stays open than you would expect for a beach town of this size, because a real year-round Spanish population lives there.

The beach is the main event: a long, wide, open stretch of sand facing east, backed by dunes rather than a wall of towers. Behind the town sits the Laguna de La Mata, the smaller and greener of the two Torrevieja lagoons, which we cover in detail in our guide to the Torrevieja salt lakes. That lagoon is protected, which is the single most important fact about buying here: it caps how much La Mata can ever be built out, and it is why the town still has an edge instead of merging into the next urbanisation.

Six properties, and a median that lies

Our La Mata bucket has a median of €820,000. Do not read that as "La Mata costs €820,000". Read it as: this is a six-property sample split between old low-rise apartments and a small amount of large, new, expensive product, with almost nothing in the middle. Torre la Mata does the same thing on an even smaller base.

AreaLive listingsMedianEntry price
La Mata6€820,000€132,600
Torre la Mata4€620,000€145,000
Torrevieja (whole town)250€260,000€89,900

A median is only useful when the sample is big enough to have a middle. With six listings it is a coin toss decided by whichever large villa happens to be on the market that month. The numbers that matter to a buyer here are the entry prices in the right-hand column – €132,600 in La Mata, €145,000 in Torre la Mata – and the fact that between roughly €250,000 and €800,000 we presently have nothing to show you at all in La Mata. If your budget lands in that band, you will be looking at Torrevieja proper or at Guardamar up the coast.

What your money buys right now

These are the live listings behind the numbers above. Note the shape: two small apartments, a three-bed bungalow, then a jump straight to a large new-build townhouse.

The €120,000 and €132,600 apartments are 40 and 55 m² respectively. That is a lock-up-and-leave, not a home for a family. The €201,500 bungalow is three bedrooms in 56 m², which tells you the rooms are small – typical of the 1980s coastal bungalow stock and perfectly normal for the price. The €820,000 townhouse is 172 m² of new build, and it exists in a different market from the other three.

La Mata or Torre la Mata?

Torre la Mata is the pocket immediately south, around the old salt-loading tower, sitting between La Mata and the northern edge of Torrevieja city. Practically, the two run together along the same beach road. The distinction matters more to the feed than to a buyer: our Torre la Mata bucket holds four listings starting at €145,000, and if you are searching either name you should look at both. What you should not do is assume the labels imply a quality difference – on a sample of four and six, they do not.

The lagoon behind the town

The Laguna de La Mata and the pink Laguna Rosa of Torrevieja form one protected natural park, and living beside it changes daily life more than most buyers expect. There are walking and cycling routes right off the back of the town, flamingos on the water for much of the year, and a genuine wildlife soundscape at dusk. It also means the salt air and the humidity swing you get on the seafront is moderated slightly inland. If the park is a large part of why you want La Mata, read the salt lakes guide before you choose a street – some of the best walking access is from the inland side of the town, not the beach side.

Who La Mata suits – and who it does not

It suits you if you want a Spanish town rather than a resort, you are happy with a small apartment as a holiday base, you value a wide open beach over a marina and a shopping centre, and you can wait for the right listing rather than choosing from a shortlist.

It does not suit you if you need choice, a specific size, or a budget in the €250,000–€800,000 band. It also does not suit anyone who wants to be within a short walk of a large hospital, a big supermarket cluster and a wide restaurant choice – that is central Torrevieja, and we compare the two directly in Torrevieja Centro vs the urbanisations.

Rental demand on this strip is strong in summer for exactly the reason the beach is good, but it is seasonal and it is a holiday-let market rather than a year-round tenant market. We do not publish yield figures because we do not have booking data to support them, and neither does anyone else quoting you a percentage.

How to actually buy here

With ten listings across La Mata and Torre la Mata, the winning strategy is not browsing – it is being on the list before a property is published. Tell us your budget and what you need, and we will tell you honestly if La Mata can serve it, or if the search needs to widen to the rest of property for sale in Torrevieja, where 250 live listings give you a real choice. If you want the price picture across the whole town first, our Torrevieja price map shows what each district costs. Send us your budget below and we will come back with what is genuinely available, including the things not yet on the site.
