Key Takeaways

  • ✓ 1,900 of the 2,108 properties on our live book are new build, so the developer is the counterparty in most Costa Blanca purchases.
  • ✓ The single non-negotiable document is the bank guarantee or insurance policy covering your instalments. No document, no payment.
  • ✓ Eight documents to demand before you sign anything, listed in full below.
  • ✓ A single scheme can appear as dozens of listings: 30 of Benijófar’s 37 listings sit in one district, Pueblo 4.
  • ✓ We do not name or rate developers. We cannot verify claims about them, and a public league table would be marketing, not information.

Who are you actually buying from? On the Costa Blanca in 2026, almost always a developer: 1,900 of the 2,108 properties on our live book are new build, against 208 resale. That makes the developer's solvency, competence and paperwork the biggest single variable in your purchase, bigger than the view, bigger than the tile choice.

We are not going to publish a ranked list of developer names. We cannot verify the claims that would go into it, reputations change hands with company structures, and a public league table from an agency that earns commission from those same companies would be worth nothing to you. What we can give you is the method: what to demand, what to check, and what a hesitation means.

Start with the company, not the brochure

Every Spanish developer is a company with a CIF tax number and a filing at the Registro Mercantil. Your lawyer can pull that record. What you want to know from it:

  • How long has this specific entity existed? A brand-new company for a brand-new scheme is common in Spain and not automatically a problem, but it changes what the trading history tells you, which is nothing.
  • Who are the directors, and what else are they behind? The people matter more than the shell.
  • Is the company solvent and filing accounts? Missed filings are a signal.
  • Does the company that owns the land match the company selling you the unit? If not, ask why, and get the relationship documented.

The eight documents to demand

DocumentWhat it provesIf they will not produce it
Nota simple on the plotWho owns the land and what charges, mortgages or easements sit on itStop. This is a two-day request and there is no good reason to refuse
Building licence (licencia de obra)The town hall has approved this building, at this height, on this plotThe scheme may be selling ahead of permission. Do not pay
Bank guarantee or insurance policyYour instalments are secured and recoverable if the scheme failsAbsolute red line. Never pay a stage payment without it
Dedicated account detailsYour money goes into an account used only for this developmentAsk why the developer wants it in a general account
Memoria de calidades (spec sheet)Exactly which materials, brands and finishes you are buyingA brochure is not a specification. Get it attached to the contract
Draft private purchase contractPrice, unit, delivery date and penalties, before you commitRefusing to share a draft for review is a serious warning
Delivery date with a penalty clauseThe date is contractual, not aspirationalA date with no consequence attached is a wish
Company registry extractWho the counterparty actually is and whether it files accountsYour lawyer can obtain this independently, and should

Walk something they have already finished

This is the most underused check available to you, and it costs an afternoon. Ask the developer which schemes on this coast they have already completed and handed over, then go and look at one. Not the show flat. A block where people have been living for two or three years.

Look at the render on the facades, the state of the communal pool surround, whether the landscaping survived, how the lift lobby has worn, whether the underground parking has water ingress. Then, if you can, talk to a resident. Owners of a finished flat have no reason to sell you anything and every reason to tell you what went wrong.

A developer who cannot name a completed scheme, or steers you away from visiting one, has told you something.

Read the specification like a contract, because it is one

The gap between a brochure and a memoria de calidades is where most disappointment lives. Across our book, 1,537 listings advertise air conditioning while 128 specify "air conditioning pre-installation": ducting and a power point, no units. 1,237 mention built-in wardrobes, which can mean fully fitted interiors or a door across an empty recess. 251 listings say "no community fees", which is a real feature but raises a real question about who maintains the shared roads and lighting.

Insist that the specification is annexed to the private purchase contract, with brands or equivalent quality named. "Or similar" is fine if the quality standard is defined. "Or similar" with nothing else is a blank cheque.

Understand what a "development" looks like in a listing

Developer stock is catalogued unit by unit, which makes a single scheme look like a whole market. 30 of Benijófar's 37 listings sit in one district, Pueblo 4, at a median of €330,000. In Algorfa, the Pueblo 3 pocket medians €208,266 while the Comunidad Valenciana golf side medians €573,000 across 30 listings. Guardamar's El Raso holds 21 of the town's 44.

The practical consequence: when you compare "six options in Benijófar", check if you are comparing six developers or six unit types from one. If it is one, your due diligence is a single exercise, and if that developer fails your checks, the whole shortlist goes with it.

Warning signs worth walking away from

  • Pressure to reserve today at a price that expires tonight.
  • A request to pay into a personal account, or a foreign account, or anything that is not the dedicated development account.
  • No written delivery date, or a date with no penalty attached.
  • Reluctance to let your own lawyer review the contract, or a strong push to use "our lawyer, it is simpler".
  • A guarantee that is "being arranged" while payments are already due.
  • A spec sheet that is only a brochure, with no annex to the contract.

Use your own independent lawyer. Not the developer's, not the agency's. It is the cheapest insurance in the transaction, and our guide to Spanish property scams covers what happens to buyers who skip it.

How we work

We will not tell you a developer is excellent. We will tell you what we have seen, whether they produced the documents, whether the last scheme handed over on time, and where we would push back on the contract. Where we do not know, we say so.

Browse new-build homes on the Costa Blanca, or look at the towns where developer stock dominates: Finestrat, Rojales and Calpe. For the money side, read payment schedules and bank guarantees; for the handover, the snagging checklist.

Tell us which scheme you are considering below and we will go through the document list with you before you reserve anything.
