New Developments in Rojales

Rojales sits along the Río Segura between Guardamar and Ciudad Quesada, and its new-build market offers some of the lowest entry prices on the southern Costa Blanca. Two-bedroom apartments in modern complexes start from approximately €135,000, while three-bedroom detached villas with private pools on the outskirts range from €240,000 to €370,000. The Benimar residential zone on the southern edge of town is a particular focus for new development, with several complexes launched in 2024–2026.

New construction in Rojales meets current CTE energy standards, with most developments achieving A or B ratings. The town retains strong Spanish character — a traditional covered market, riverside walks, and the famous Cuevas del Rodeo cave houses — which distinguishes it from the purpose-built urbanisations nearby. Rojales is well-connected via the AP-7 motorway and the N-332 to Torrevieja (10 min), Alicante (30 min), and the airport (25 min). The affordable pricing and authentic village atmosphere make it attractive to retirees and first-time overseas buyers.

New Build Guide

Buying Off-Plan in Rojales

Rojales offers some of the lowest new-build entry prices on the southern Costa Blanca, with two-bedroom apartments from €135,000 and villas from €240,000 in the Benimar residential zone. The town retains strong Spanish character — traditional covered market, riverside walks, cave houses — making it attractive to buyers who want authenticity at an affordable price point.

The Off-Plan Buying Process

  1. 1

    Reservation & NIE

Pay a reservation fee (typically €3,000–€10,000) to take the property off the market. You will need a Spanish NIE (tax identification number) and a Spanish bank account, both of which your lawyer can arrange.

  2. 2

    Private Purchase Contract

Within 30 days, sign the contrato privado de compraventa and pay 10% of the purchase price (minus the reservation). This contract locks in the price and your chosen customisation options. Your deposit is protected by a bank guarantee under Ley 57/68.

  3. 3

    Stage Payments During Build

For off-plan properties, further payments of 20–30% are due at construction milestones (foundations, structure, finishes). Each payment is backed by the mandatory bank guarantee — if the developer fails to deliver, you get your money back.

  4. 4

    Pre-Delivery Snagging Inspection

Before completion, you (or your appointed surveyor) conduct a snagging inspection of the finished property. The developer must remedy any defects before handover. A retention amount of 5–10% of the final payment is typically held back until snagging items are resolved.

  5. 5

    Completion & Notary Signing

Sign the escritura pública (title deed) before a notary, pay the remaining balance (usually 60–70% of the purchase price), and receive your keys. The notary registers the property at the Land Registry in your name. Typical completion timeline for off-plan: 18–24 months from reservation.

Insider Tip — Rojales

Rojales is the value play of the southern Costa Blanca: identical developer specifications to coastal towns at 15–25% less. If you're budget-conscious but want new-build quality, Rojales beats coastal locations on space and price. The Benimar zone offers the most modern complexes with communal pools and padel courts.

About Rojales

Rojales is a traditional Spanish riverside town straddling the River Segura in the Vega Baja region, about 10 minutes inland from the southern Costa Blanca coast. The town is known for its historic stone bridge, its unique cave houses (Cuevas del Rodeo) converted into an artisan quarter, and one of the best weekly markets in the region.

The Cuevas del Rodeo — a network of cave houses carved into the hillside — have been transformed into artists’ studios and galleries, making Rojales an unlikely but genuine cultural destination. The cave quarter regularly hosts exhibitions, concerts, and workshops.

Rojales serves as the administrative centre for the wider area that includes Ciudad Quesada and Benijófar. The town has excellent infrastructure with a modern health centre, supermarkets, banks, and a growing selection of restaurants. The Thursday market draws visitors from across the region for its fresh produce and artisan goods.
