Key Takeaways

  • ✓ Our book holds 212 listings with a sea view. Exactly 1 of them is priced under €150,000.
  • ✓ Only 11 of the 212 sea-view listings sit below €250,000. 170 of them are priced above €400,000.
  • ✓ 216 listings are tagged as near the beach, with a median asking price of €406,050.
  • ✓ The cheapest genuine coastal pocket we hold is Punta Prima: 8 listings, median €404,000, entry €145,000.
  • ✓ North of Alicante the front line reprices hard – Calpe holds 58 listings at a €670,000 median, every one of them new build.

What does a beachfront apartment on the Costa Blanca actually cost? The honest answer starts with how few there are. Of the 2,108 properties live on our book today, 212 carry a sea view – and only one of those is priced under €150,000. The cheap sea view is not a bargain waiting to be found. It is close to non-existent.

What “beachfront” means in our data, and what it does not

Be careful with the word. Our feed tags two separate things: sea views (212 listings) and near beach (216 listings, median asking price €406,050). Neither tag means “front line” in the strict sense of a building that faces the sand with nothing between. A fourth-floor flat 400 metres inland on a slope can carry a legitimate sea-view tag. A ground-floor flat one street back from the promenade can carry a near-beach tag with no view at all.

So when an agent – including us – says beachfront, ask two questions: how many metres to the water, and what is between you and it. The answer to the second question is what changes in ten years when the empty plot opposite gets built on. We check the urban plan for that plot on every front-line viewing we run.

How rare a cheap sea view actually is

This is the whole article in one table. Every sea-view listing on our book, sorted by asking price band.

Asking price bandSea-view listingsRunning total
Under €150,00011
€150,000 – €250,0001011
€250,000 – €400,0003142
Over €400,000170212

Eleven listings under €250,000, out of a book of 2,108. That is the real supply. If your budget is €180,000 and a sea view is non-negotiable, you are competing for a handful of properties across the entire coast, and you should expect to move within days rather than weeks when one appears.

The flip side is more useful. 170 of the 212 sea-view listings sit above €400,000. Cross €400,000 and the view stops being a lottery and becomes a normal shopping decision. That is the single most important budget threshold on this coast, and it is worth knowing before you start viewing rather than after.

The coastal pockets where it is still possible

These are the neighbourhoods on our book with meaningful coastal stock. Medians are for all property types in that pocket, not apartments alone.

Playas del TorresVillajoyosa13€445,000
Playa Arenal-BolCalpe24€495,000
Playa de Fossa-LevanteCalpe11€668,400

Three of those pockets have a published entry price on our book, and they are the ones to watch if the budget is tight. Punta Prima starts at €145,000 against a €404,000 median – the widest spread of any coastal pocket we hold, which tells you the stock ranges from dated resale to new build in the same few streets. Playa Flamenca starts at €155,000 with a €297,000 median. La Zenia starts at €190,000 with a €395,000 median.

Torrevieja remains the affordable coastal entry: 250 listings, a town median of €260,000, and a floor of €89,900. Playa del Cura at a €225,000 median is the cheapest genuinely central beach quarter on the whole book.

North of Alicante, the front line reprices

The Costa Blanca North is a different market and the numbers say so bluntly. Calpe holds 58 listings at a median of €670,000, and every single one is new build – we currently hold zero Calpe resale. Its apartment median is €480,000 across 26 apartments. Villajoyosa is the softer option at 23 listings, a €445,000 median and an entry of €254,000, and 18 of those 23 are apartments. Denia holds 8 listings at a €525,000 median.

Push further and it gets steep fast: Benitachell sits at a €2,249,000 median across 26 listings, and Jávea at €2,050,000 across 11. Those are villa markets with occasional apartments attached, not apartment markets.

Guardamar is the best-value coastal town we hold

If the sea is the point but €400,000 is not available, Guardamar del Segura is the town we point at most often. 44 listings, a €332,500 median, entry at €169,000. Its El Raso quarter carries 21 listings at a €295,000 median, and the town centre 17 at €399,500. Twenty-five of the 44 are apartments and 17 are penthouses – this is a flat-buyer's town.

What you get for the price is the pine belt. Guardamar's dunes are planted with pine forest that separates the beach from the town, which is why it does not feel like a resort strip even in August. What you do not get is choice of vintage: 42 of the 44 listings are new build and 2 are resale. Come here for a modern flat near a good beach, not for a character resale.

When the inventory is genuinely thin, we will say so

Cabo Roig is the clearest example on this book. It is one of the best-known names on the Orihuela Costa strip, and we currently hold 2 listings there, with a median of €2,400,000 and a floor of €230,000. A median calculated on two properties is not a market signal, it is arithmetic. Playa Flamenca is only slightly better at 4 listings.

That is worth stating plainly because coastal micro-markets are where buyers most often assume a shortage is a negotiating position. It is not. When there are two properties in a named pocket, the seller knows exactly how few alternatives you have. Either widen the search area or accept that you are waiting for stock, and set a realistic alert rather than viewing the same two flats twice.

What to check before you pay for the view

Four things, in the order we check them on a viewing.

The plot opposite. Ask the town hall what the land between you and the sea is zoned for. A view is only permanent if the thing in front of it cannot be built on.

Salt and maintenance. Front-line buildings take a beating. Railings, window frames and lift machinery all corrode faster within sight of the water, and that shows up in community fees and in special levies. Read the accounts.

August versus February. A front-line block in a resort pocket can be full in August and near-empty in February. That changes what the community can afford to maintain and it changes what living there feels like. Visit twice, in different seasons, before you commit.

Orientation. South and west-facing terraces are hot in summer and usable in winter. North-facing sea views are cooler year-round. Neither is wrong, but the difference is much larger than the brochure suggests, and it is the thing buyers most often get wrong.

Where to start looking

Our beachfront properties for sale page is the right filter if the sea is the whole point of the purchase. If your budget sits below the €250,000 line where sea views nearly vanish, look at Orihuela Costa and Torrevieja apartments instead, and accept a five-minute walk in exchange for €100,000.

Tell us your budget below and whether the view is a requirement or a preference. If it is a requirement under €250,000, we will tell you honestly how thin that shortlist is before you book flights.
