Key Takeaways
- ✓ The cheapest villa in our entire book is €139,900. That is the floor, not the going rate.
- ✓ Of 512 villas, only 22 are priced under €300,000 – and 17 of those sit in the €200,000–€300,000 window.
- ✓ That window holds 260 listings in total. Villas are 17 of them, so about one in fifteen.
- ✓ The same money buys far more elsewhere in the market: 144 apartments and 52 bungalows sit in the same two price bands.
- ✓ Every cheap villa we currently hold is inland – Algorfa, Orihuela, San Fulgencio, Rojales. You drive to the beach from all of them.
Search for cheap villas in Spain and you will find plenty of headlines and almost no houses. Here is the honest count from our live book: we hold 512 villas, and 22 of them are priced under €300,000. The cheapest one is €139,900. Everything else in this article follows from those three numbers.
A detached house under €300,000 in Spain is not a market segment. It is an outlier. Once you accept that, the search gets much easier, because you stop scanning the whole coast and start watching a very short list.
How thin is the cheap end, exactly?
This is the villa count by price band across our whole book, alongside how many listings of all types sit in each band. The shape of it tells the story better than any commentary.
| Price band | Villas | All listings in the band |
|---|---|---|
| Under €150,000 | 2 | 46 |
| €150,000–€200,000 | 3 | 68 |
| €200,000–€250,000 | 6 | 104 |
| €250,000–€300,000 | 11 | 156 |
| €300,000–€400,000 | 22 | 361 |
| €400,000–€600,000 | 89 | 529 |
| €600,000–€1,000,000 | 126 | 423 |
| Over €1,000,000 | 253 | 421 |
Half the villa book – 253 of 512 – sits above a million euros. The villa is a luxury label in Spain far more often than a budget one, and the two villas under €150,000 are genuine curiosities rather than a bracket you can shop in. If your ceiling is €150,000, read our piece on cheap property in Spain under €150k instead; it will not waste your time on detached houses.
The €200,000–€300,000 window, honestly
Between €200,000 and €300,000 we hold 260 listings. Seventeen are villas. The median asking price in the €200,000–€250,000 band is €229,000 and in the €250,000–€300,000 band it is €275,000, so a villa in this window is priced like everything else around it – it is simply much rarer.
| Property type | Listings between €200,000 and €300,000 |
|---|---|
| Apartment | 144 |
| Bungalow | 52 |
| Penthouse | 30 |
| Villa | 17 |
| Townhouse | 14 |
What this means in practice is competition. Seventeen properties against every buyer in Europe searching the same phrase you did. The ones that are honestly priced go quickly, and the ones that sit are usually sitting for a reason – a plot on a slope, a roof at the end of its life, or a legal file that needs work. Both outcomes are workable if you know which one you are looking at.
Where the cheap villas are: inland, not on the sand
Every sub-€300,000 villa we currently hold is in an inland Vega Baja town. That is not a coincidence and it is not a temporary dip. Land near the sea is what costs money in Spain; the house on it is comparatively cheap to build. Move fifteen kilometres inland and the same detached house on a similar plot loses a third or more of its price.
Look at what that does to the town-level villa medians, because it is counter-intuitive:
| Town | Villas in our book | Villa median |
|---|---|---|
| Torrevieja | 38 | €539,000 |
| Ciudad Quesada | 16 | €549,000 |
| Polop | 25 | €615,700 |
| Rojales | 32 | €765,000 |
| Algorfa | 16 | €793,000 |
| Finestrat | 43 | €850,000 |
| Orihuela Costa | 19 | €995,000 |
Notice that none of those medians is under €300,000 – not even in the cheapest villa town in our book. There is no town where a cheap villa is the normal outcome. There are only individual cheap villas, scattered across towns whose typical villa costs twice as much. That is why we tell people to register for alerts rather than to browse: the property you want will appear for about a fortnight.
Four detached houses under €300,000 right now
These are the sub-€300,000 villas currently in the pack, in price order. All four are inland. None of them is on a bus route to a beach; you will want a car.

What you gain, and what you give up
The gain is space and control. A detached plot at this price typically gives you more built area than an apartment twice the money, room for a pool if the setbacks allow, and often no community fee at all – 251 listings in our book are tagged as having none. Across the whole catalogue, 628 listings have a private garden and 576 have a solarium, and those features live overwhelmingly on this side of the market.
The give-ups are real too. You are inland, so beach trips are a drive. Resale demand is thinner than on the coast, because most foreign buyers want to walk to water. Cheap detached houses are usually older, which means an inspection matters more – roof, damp, electrics, and whether the built area matches the paperwork. If the plan is to buy something dated and improve it, our guide to renovating property in Spain is the realistic version.
If the villa does not appear, what then?
Two honest alternatives. Push the budget to the €300,000–€400,000 band and the villa count goes from 17 to 22 in a band that is itself far larger, with a median of €349,900 – you move from hunting to choosing. Or change the type: 52 bungalows and 144 apartments sit in the same €200,000–€300,000 window, many of them nearer the sea than any villa you will find at that price. See what the money does elsewhere in what €250,000 buys on the Costa Blanca.
What we would not do is wait for prices to come to you. There is no cheap-villa bracket forming; there are 22 properties and a queue. Tell us your budget and whether inland works for you, and we will put you on the alert list for the exact shape of house you have described – and tell you plainly if what you want does not exist at your number.
