Key Takeaways

  • ✓ Under €150,000 our book holds 46 listings in total, of which 23 are apartments and 41 sit in Torrevieja.
  • ✓ The €400,000 to €600,000 band is the deepest on the book: 529 listings, 265 of them apartments, median €483,000.
  • ✓ Sea views arrive at a specific number. Only 11 of our 212 sea-view listings are priced below €250,000; 170 are above €400,000.
  • ✓ Above €1m the type mix flips: 253 villas against 68 apartments. Below €150,000 there are just 2 villas.
  • ✓ Torrevieja is the largest Costa Blanca town in six of the eight bands, from €139,900 up to €490,000.

What does each €50,000 actually add to a Costa Blanca apartment? Not a fixed number of square metres – anyone who tells you that is guessing. What it adds is choice, and then, at one specific threshold, a view. Our live book holds 900 apartments spread across eight price bands, and the shape of that distribution is the most useful thing a buyer can see before they start viewing.

One scope note: the book covers the Costa Blanca and the Costa del Sol, so the band totals below are book-wide, while the town named in each band is the largest Costa Blanca town in it.

Under €150,000: 46 listings, and 41 of them in one town

This is the tier buyers most often arrive with and most often have to revise. The whole live book – both coasts, every property type – holds 46 listings below €150,000, with a band median of €139,900. Twenty-three of them are apartments. Two are villas.

Forty-one of the 46 sit in Torrevieja, at a €139,900 median. The remaining five are scattered singles: Finestrat at €147,312, San Fulgencio at €148,000, Benejúzar at €131,250, Orihuela at €109,000 and Rojales at €110,000. The cheapest apartment anywhere on our book is €109,000.

What that means: at this budget you are not choosing a town, you are choosing Torrevieja, and you are buying resale. Properties in this band move in weeks rather than months, so being ready with a lawyer and an NIE matters more than being clever about the offer.

€150,000 to €250,000: choice starts to open

Two bands, 172 listings between them – 68 in the €150,000 to €200,000 band at a €175,000 median, and 104 in the €200,000 to €250,000 band at a €229,000 median. Apartments are 37 and 56 of those. This is where the book roughly quadruples against the tier below.

It is also where the second town appears. Torrevieja still leads both bands (38 listings at €169,500, then 31 at €225,000) but Orihuela Costa now shows up with 10 listings at €192,000, then 12 at €220,950. Guardamar and San Miguel de Salinas each contribute 8 listings to the €200,000 to €250,000 band.

The first sea views also appear here, barely. Ten of our 212 sea-view listings sit in the €150,000 to €250,000 range, joining the single one below €150,000. Eleven, out of a book of 2,108.

€250,000 to €400,000: the fat middle

517 listings across the two bands, 279 of them apartments. This is where most buyers who came in at €180,000 eventually land, and where the widest range of towns is genuinely open to you.

In the €250,000 to €300,000 band: Torrevieja 40 listings at €270,900, Pilar de la Horadada 19 at €295,000, San Miguel de Salinas 10 at €264,000, Guardamar 8 at €281,500, Benijófar 7 at €284,900, Rojales 5 at €265,900. In the €300,000 to €400,000 band the same towns deepen: Torrevieja 53, Pilar de la Horadada 50, Rojales 19, Benijófar 18, Guardamar 17.

Sea views become plausible rather than lucky: 31 of the 212 sit in the €250,000 to €400,000 range. Still not common. Getting there.

€400,000 and up: where the view stops being a lottery

The €400,000 to €600,000 band is the deepest on the whole book: 529 listings, 265 apartments, median €483,000. It is also the threshold that matters most for anyone who wants water in the window. 170 of our 212 sea-view listings are priced above €400,000. If a sea view is genuinely non-negotiable, this is the number to plan around, not €250,000.

Above €600,000 the Costa Blanca map changes character. The €600,000 to €1m band is led on this coast by Finestrat with 33 listings at €795,000, then Rojales with 19 at €814,500 and Calpe with 16 at €728,835. Over €1m, apartments stop being the story: 253 villas against 68 apartments, with Benitachell leading at 22 listings and a €2,350,000 median.

Which towns drop out as you climb

The band table names one town per band, but the more useful pattern is which towns stop appearing. Torrevieja is the largest Costa Blanca town in six of the eight bands, from €139,900 all the way up to €490,000. No other town on this coast spans anything like that range.

The inland Vega Baja towns live almost entirely in the lower half. Catral sits at a €213,000 median across 5 listings, Cox at €239,000 across 7, Hondón de las Nieves at €250,000 across 14, San Fulgencio at €261,900 across 10. Above €400,000 they effectively vanish and the Costa Blanca North takes over: Finestrat at a €635,000 town median, Calpe at €670,000, then Altea at €2,190,000, Benitachell at €2,249,000 and Benissa at €2,850,000.

So the price ladder is also a geography ladder. Each €50,000 does not simply buy a slightly better flat in the same street – past certain thresholds it moves you to a different part of the coast entirely, and that is the change buyers underestimate most.

What these bands do not measure

Worth being straight about the limits of our own data. These figures are asking prices and listing counts from our live book. They are not sold prices, and they do not measure floor area, so we will not tell you how many square metres each €50,000 buys – we would be guessing, and the answer would vary wildly between a Torrevieja resale and a Calpe new build anyway.

They also describe our inventory, not the whole coast. Our book runs deep in the Vega Baja and along the Costa Blanca North, and it is a snapshot that changes every night with the feed. Use the bands to size your expectations and to know which threshold you are near. Use a viewing to decide anything about a specific property.

How the property type mix shifts as you climb

Worth reading alongside the price table, because it explains what your money is competing with. Under €150,000 the band is 23 apartments, 10 bungalows, 5 townhouses, 4 penthouses, 2 villas and 2 studios – a resale market with almost no detached housing in it. At €400,000 to €600,000 it is 265 apartments, 104 penthouses, 89 villas, 51 townhouses and 20 bungalows – every type available at once, which is why this band is where buyers agonise most. Over €1m it is 253 villas, 70 penthouses and 68 apartments.

Picking your tier honestly

Two rules we give every client. First, if your budget is under €150,000, go in knowing you are shopping in Torrevieja, and stop treating that as a compromise – the town has 250 live listings and a €260,000 median, so it holds the full range. Second, if a sea view is a requirement rather than a preference, plan for €400,000, because that is where 170 of the 212 sit.

Everything between those two poles is a normal trade between town, size and condition. Start with apartments for sale on the Costa Blanca or narrow straight to Torrevieja apartments, and if you want to see how the modern stock compares, the new-build book is where 1,900 of the 2,108 listings live.

Tell us your budget below, along with whether it is firm or has a stretch in it. Half of what we do is telling people which side of a band threshold they are actually on.
