Key Takeaways

  • ✓ Transfer tax alone on the median €260,000 Torrevieja resale is €26,000 at 10%.
  • ✓ Our Torrevieja book holds 250 live listings from €89,900, the widest choice on the coast.
  • ✓ Orihuela Costa is the resale-heavy market: 29 resales against 19 new builds out of 48.
  • ✓ Calpe and Benidorm are 100% new build in our current book, at medians of €670,000 and €1,450,000.
  • ✓ Buying a new build in the Valencia region costs 10% IVA plus 1.5% AJD; a resale costs 10% ITP.

Here is the argument for renting first, in one calculation. The median asking price in our Torrevieja book is €260,000. Buy a resale at that price in the Valencia region and the transfer tax alone is €26,000, before notary, land registry and legal fees. If you buy in the wrong street and sell two years later, you pay that once on the way in and your buyer pays it again on the way out, and the second one comes out of your sale price.

Against that, three months of rent is inexpensive. It is the only way to find out the things that no viewing reveals: what the street sounds like at 2am in August, how far the walk to the bakery actually feels in 34 degrees, whether the urbanisation is alive in January or shuttered, and whether it is the town you like or was simply a good holiday.

What three months tells you that a viewing cannot

Noise, first. A flat that is serene on a Tuesday in March can back onto a terrace bar that opens in June. Second, traffic and parking: coastal towns change character entirely between seasons, and the parking space you did not think you needed becomes the deciding factor. Third, the drive: to the airport, to a hospital, to a proper supermarket rather than a tourist mini-market.

Fourth, and most underrated: the community. Every Spanish apartment building has a comunidad de propietarios with its own fees, its own politics and its own maintenance backlog. You can read the minutes before buying, but living there for a season tells you more.

Fifth, winter. This is the one that changes minds. A large share of Costa Blanca stock is designed for summer, and a resort urbanisation in January can be very quiet indeed. Some people love it. Some people discover, expensively, that they do not.

The transaction cost you are protecting yourself against

TownMedian asking pricePurchase tax at 10%
Torrevieja€260,000€26,000
Orihuela Costa€297,000€29,700
Guardamar del Segura€332,500€33,250
Pilar de la Horadada€355,000€35,500
Calpe€670,000€67,000
Benidorm€1,450,000€145,000

That table understates the true figure in two ways. It excludes notary, land registry, legal and survey costs, which sit on top. And it applies the resale rate of 10% ITP; if you buy a new build in the Valencia region you pay 10% IVA plus 1.5% AJD stamp duty instead, so the tax line is 11.5% rather than 10%.

That distinction matters more than it looks, because the towns differ sharply in what they offer. Torrevieja splits 125 new build to 125 resale. Orihuela Costa is the resale market, 29 to 19. Pilar de la Horadada is 101 new build to 2 resales, Guardamar 42 to 2, and Calpe and Benidorm are entirely new build in our current book. Renting in a town first also tells you whether the stock you will eventually be shopping is the stock you want.

Rent the town you think you want, not a convenient one

The commonest mistake is renting in whichever town had availability and then buying there because it became familiar. If you think you want Guardamar, rent in Guardamar. A 20-minute difference on the map is a different life on the ground.

The second commonest is renting for a summer month. July tells you almost nothing useful about a coastal town except that it is busy. If you can only do one stretch, do a shoulder season or a winter one, and if you can do two short stays, do one of each.

The contract to ask for

A three-month stay is a seasonal let, an arrendamiento de temporada, because your habitual residence is elsewhere. It does not carry the five-year tenant right that attaches to a permanent tenancy under the LAU, which is appropriate here: you want the flexibility, not the security.

You do not need an NIE to rent, but you will need one to buy, and the three months is a good window to get it. Use the time for the rest of the groundwork too: open a Spanish bank account, appoint an independent lawyer (independent of the agent and the seller), and get pre-approval in principle if you will be borrowing.

What you might be shopping for afterwards

The listings below are the entry level of the two towns most first-time Costa Blanca buyers end up choosing between. They are the kind of property worth walking past during your rental stay, at the hour you would actually be coming home.

Availability for a test-drive stay is on our long-term rentals page, with shorter options under holiday rentals. When you are ready to shop, start at Torrevieja property for sale or Orihuela Costa.

Do both at once

The best version of this plan is to rent and shop simultaneously. Take the three months, register a buying brief with us on day one, and view properties as they come up while you are living locally. You will make a far better decision than someone flying in for a two-day viewing trip, and it costs you a quarter's rent.

Tell us your budget and your target months below, and we will set both up together: the stay and the search.
