Key Takeaways

  • ✓ 16 of our 19 Ciudad Quesada listings are villas – the highest villa share of any Costa Blanca South town in our book.
  • ✓ The Quesada villa median is €549,000. Entry is €300,000 and the top of the town book is €1,450,000.
  • ✓ That median sits just €10,000 above Torrevieja’s villa median of €539,000 – and roughly €446,000 below Orihuela Costa’s €995,000.
  • ✓ Pueblo Bravo is the entry quarter at a €314,000 median across 7 listings; La Marquesa golf runs to €765,230 across 5.
  • ✓ A further 33 listings sit under Rojales in the feed with Quesada addresses. Search both or you will miss half the town.

Ciudad Quesada is the only town on the southern Costa Blanca where the villa is the default property rather than the exception. Of the 19 listings we hold there, 16 are villas. That is 84%, and it is the highest villa share of any Costa Blanca South town in our book – Rojales runs 32 villas out of 57, Algorfa 16 of 37, Torrevieja 38 of 250.

That single fact shapes everything about how the town prices, how quickly it sells, and why buyers who arrive from Torrevieja find it feels like a different country ten minutes up the road.

What a Quesada villa actually costs

The town median across all property types is €529,000, and the villa-only median is €549,000. Those two numbers being almost identical is the point: when a town is nearly all detached houses, there are no apartments to drag the average down. Our cheapest Quesada listing is €300,000; the most expensive is €1,450,000. Nine of the 19 are new build and 10 are resale, which is an unusually even split for the area.

Quesada quarterListingsMedian asking price
Pueblo Bravo7€314,000
Doña Pepa1€420,000
Ciudad Quesada (central)5€649,000
Campo de golf La Marquesa5€765,230

One data note, because we would rather you heard it from us: the feed carries a second, differently capitalised "Pueblo bravo" label with one listing at €379,969. It is the same quarter. If you are comparing portals and the numbers do not reconcile, that kind of label drift is usually why.

Pueblo Bravo is where most people should start. It is the established residential grid, it holds the largest share of the town's stock, and at a €314,000 median it is the only part of Quesada where a detached house is reachable on a Torrevieja-apartment budget. La Marquesa, out by the golf course, is roughly two and a half times that. Browse the current book on our Ciudad Quesada villas page.

Quesada versus the coast

Here is the comparison people actually want, and it is not the one they expect. Quesada is inland, so intuition says it should be much cheaper than the coastal towns. It is not much cheaper than Torrevieja at all – it is €10,000 more expensive by villa median – but it is dramatically cheaper than Orihuela Costa.

TownVillas in our bookVilla medianOn the coast?
Torrevieja38€539,000Yes
Ciudad Quesada16€549,000No – inland
Rojales32€765,000No – inland
Algorfa16€793,000No – inland
Orihuela Costa19€995,000Yes

Two things fall out of that table. First, being coastal is not automatically expensive: Torrevieja has the cheapest villa median of the five. Second, being inland is not automatically cheap: Rojales and Algorfa villas both cost more than Torrevieja villas. What you are really paying for is plot size and the type of buyer a place attracts, not the distance to sand.

Quesada sits in a specific pocket – large detached plots, a golf course, an established Northern European community – and it prices accordingly. Against Orihuela Costa it looks like value: €446,000 less by villa median, for a substantially bigger plot. Against Torrevieja it is a lifestyle swap, not a saving.

Four properties in and around Quesada

The bungalow at the top of that list is deliberate. Quesada villas start at €300,000 in our book, and if that is above your ceiling the same postcode has new-build bungalows below it. You lose the private plot; you keep the location.

The Rojales overlap almost everyone misses

Ciudad Quesada is a development that straddles the Rojales municipality, and the feed reflects that. Alongside the 19 listings filed under Ciudad Quesada, we hold 57 under Rojales – and 33 of those carry subarea labels that are Quesada addresses: Centro de la Ciudad Quesada (12 listings, €685,000 median), Doña Pepa (10, €765,000), La Marquesa (6, €852,000) and Ciudad Quesada (5, €313,000).

If you search one municipality and not the other, you are looking at a fraction of the town. It also explains why quoted "Quesada prices" vary so wildly between agents: some are counting the Rojales-filed stock and some are not. Ours are labelled exactly as the feed labels them, which is why we have shown you both sets. The Rojales villa listings are worth running alongside the Quesada ones, and our Ciudad Quesada property guide covers the town itself.

New build or resale in Quesada?

The split is close to even – 9 new build, 10 resale – so you genuinely have a choice here, which is not true in every neighbouring town. Pilar de la Horadada, for comparison, is 101 new build against 2 resale.

The tax difference is the practical one. A resale in the Valencia region carries 10% ITP. A new build carries 10% IVA plus 1.5% AJD, so about 1.5 percentage points more. Against that, a new build comes with a builder's guarantee and no immediate works. A Quesada resale usually comes with a mature garden, an existing pool and a plot that a modern development would not give you at the price. Neither is the right answer in general; both are the right answer for someone.

Tell us what you are looking for

Quesada moves quickly at the bottom – anything detached under €350,000 tends not to last – and slowly at the top, where the golf-side houses take their time. If you know your ceiling, tell us, and we will watch both the Quesada and the Rojales-filed listings for you so nothing slips past.
