Let us start with the number that decides whether to read on. Our live book holds 10 properties in Campoamor, at a median asking price of €1,350,000, and the cheapest of them is €995,000. There is nothing under a million tagged Campoamor today. Against an Orihuela Costa median of €297,000, that is more than four times the going rate for the coast it sits on.
Say that plainly, because a lot of coverage of Campoamor does not. This is not an area where you find a bargain and get lucky. It is a small, expensive, wooded pocket with a marina, and it is either right for you or it is emphatically not.
What the Dehesa is
Dehesa de Campoamor is a coastal pine wood at the southern end of the Orihuela Costa. That is the literal meaning of the name and it is the reason the place looks and feels different from everything north of it. Instead of the treeless white-block urbanisations of the middle coast, Campoamor is villas set among mature Aleppo pines, on larger plots, with wide quiet streets and genuine shade in August.
The wood is not decorative. It changes the temperature, it changes the sound, and it changes the light. It is the single thing owners here talk about first, ahead of the marina and ahead of the beaches.
The marina and the beaches
Puerto de Campoamor is a proper marina with berths, a nautical club, a sailing school and restaurants around the water. It is the reason a certain kind of buyer chooses Campoamor over Cabo Roig: bigger, calmer, more oriented to boats than to bars.
The beaches are the other draw. Playa de La Glea sits beside the marina, with Playa de Aguamarina and a run of smaller coves stretching north along the cliffs. They are wider and less enclosed than the Cabo Roig coves, and the coastal path connects them. Real Club de Golf Campoamor sits inland of the urbanisation for anyone who wants the golf as well.
Who Campoamor actually suits
It suits buyers with over a million euros who want a detached villa on a mature plot and are prepared to pay for privacy, tree cover and a marina berth within reach. It suits people who sail. It suits families who want space rather than a promenade. And it suits anyone who has looked at the newer coastal developments and found them relentlessly bright and hard-edged.
It does not suit anyone shopping the coast on value, and it does not suit a first Spanish purchase made nervously. At this level you are in a thinner, slower market, and you need to be buying because you want this specific thing – not because you have worked upward through a search and arrived here.
What Campoamor costs, and why the floor is so high
| Area | Live listings | Entry price | Median asking price |
|---|---|---|---|
| Campoamor | 10 | €995,000 | €1,350,000 |
| Altos de Campoamor | 2 | n/a | €1,550,000 |
| La Zenia | 7 | €190,000 | €395,000 |
| Playa Flamenca | 4 | €155,000 | €297,000 |
| Orihuela Costa (all) | 48 | €155,000 | €297,000 |
The floor is high for a simple reason: the product here is detached villas on wooded plots, and there is very little of anything else. Of the 48 live Orihuela Costa listings, 19 are villas, with a median of €995,000 – almost exactly the Campoamor entry price. Campoamor is not expensive because it is Campoamor. It is expensive because it is where the villas are.
A second data point makes the same case from another direction. Across our entire live book, 303 properties have a private pool, at a median of €1,271,000. Private outdoor space of that kind clusters in a narrow, high band everywhere we operate. Campoamor is simply one of the places it clusters.
Above the main urbanisation, Altos de Campoamor holds two listings at a median of €1,550,000 – the elevated positions, and the top of the pocket. For reference, the most expensive listing anywhere in our Orihuela Costa book is €3,600,000.
Getting around
Campoamor sits at the southern end of the Orihuela Costa, off the N-332, with the AP-7 behind for the run north to Alicante–Elche airport or south towards Cartagena and Murcia. There is no railway on this coast.
Within Campoamor, the honest position is that it is a driving urbanisation. The plots are large, the streets are long, and the wood that makes it beautiful also makes it spread out. You can walk to the marina and the beach from many addresses, but you will not be walking to a supermarket. That is the trade for the trees.
The honest downsides
Liquidity. The buyer pool above a million euros is small, and it is smaller on the Costa Blanca South than on the Costa del Sol. Properties at this level sit for longer, both when you buy and when you sell. Do not treat a Campoamor villa as a short-hold asset.
New-build competition. Much of what sells at this price on this coast is new construction, which arrives finished, warrantied and taxed differently – 10% IVA plus 1.5% stamp duty in the Valencian region, against 10% ITP on a resale. A twenty-year-old villa has to be genuinely better to win that comparison, and some are not.
The pines are work. Needles in the pool, sap on the terrace, roots near paving, and pruning that is not optional. Every owner here has a view on it. Budget for maintenance you would not need two kilometres north.
August. The beaches and the marina fill. Quieter than La Zenia, but not quiet.
Campoamor, and the Orihuela Costa ladder below it
The first card is Campoamor itself. The three below it are the rest of the Orihuela Costa villa and premium-apartment book, included deliberately so you can see the size of the step.

If Campoamor is on your list
Ten listings, none below €995,000, in a slow market. That combination means the useful conversation is not about what is available this week – it is about what you want, and whether Campoamor is genuinely the right answer or whether a villa in Playa Flamenca at €560,000 gets you most of the way there with half a million left over. We will tell you honestly which, and we have no incentive to push you upward.
Tell us your budget below, and whether the pines and the marina are the point or just nice extras. Meanwhile the full villas for sale in Orihuela Costa, coast-wide properties with a private pool and current new-build releases in Orihuela Costa are the three lists that matter at this level.
