If Torrevieja is the affordable all-rounder, Orihuela Costa is the resort coast: a run of modern, well-kept communities built around golf, beaches and an international lifestyle. It is one of the most searched areas on the whole Costa Blanca for overseas buyers, and it is easy to see why.

Why buy in Orihuela Costa?

This is resort living done well: walkable communities, communal pools, blue-flag beaches and coves, three golf courses, and La Zenia Boulevard for shopping and dining. The population is overwhelmingly international: British, Irish, Scandinavian, Belgian and Dutch, so the lifestyle, services and rental market are all geared to overseas owners. Alicante airport is about 45 minutes north, Murcia–Corvera airport a similar distance south.

Property prices in Orihuela Costa (2026)

We currently hold 48 Orihuela Costa properties, running from €155,000 to €3.6m, with a median of €297,000. That median is one of the most useful numbers on this page, because it sits close to the price of the two-bedroom apartment or bungalow most people arrive here looking for. Twenty-two of the 48 are priced under €250,000.

Nineteen villas out of 48 is a high proportion, and their median of €995,000 is what pulls the top of the book so far above the middle. Orihuela Costa is really two markets sharing one postcode: an affordable apartment and bungalow market around the beaches and golf, and a separate villa market in the leafier southern end.

The price gap between neighbourhoods

Nowhere we cover varies as much from one urbanisation to the next. These are the eight neighbourhoods where we hold stock today:

The spread from Los Altos to Altos de Campoamor is more than eightfold. A buyer who says “Orihuela Costa, around €250,000” is describing Los Altos, Rocio del Mar, Lomas de Cabo Roig or Los Dolses. A buyer who says “Campoamor” is describing a different purchase entirely. Note too that Cabo Roig itself is listed separately from Orihuela Costa in our system, with a small resale-only book at a median of €1,490,000 – so a search that excludes it may be hiding stock from you.

New build or resale: here you actually get a choice

Across our whole catalogue only about one property in ten is a resale – the rest is new build. Orihuela Costa is one of the very few places that bucks that. Of our 48 listings here, 29 are resale and 19 are new build. Outside Torrevieja, no town on our books offers more established resale stock.

That matters for four reasons.

Tax. A resale in the Valencia region carries 10% ITP transfer tax. A new build carries 10% IVA plus 1.5% AJD stamp duty instead. Similar headline numbers, but ITP is charged on a value the tax office can challenge, while IVA is fixed on the declared price.

Timing. A resale usually completes in six to twelve weeks. An off-plan new build completes when the developer finishes, and you pay in stages against a bank guarantee in the meantime.

Condition. A resale here is typically twenty to thirty years old, which means an established community, mature planting, and a genuine need for a survey. A new build means current insulation and a structural warranty, but also a snagging list and a community that has not yet had its first proper meeting.

Furniture. Resales on this coast are usually sold furnished, because the sellers are non-resident owners with no practical way to ship the contents home. New builds are sold unfurnished. Our furnished versus unfurnished guide explains what should be on the inventory.

The best areas to buy

  • La Zenia: beaches, coves and the Boulevard on the doorstep, prime for rentals and resale.
  • Cabo Roig & Campoamor (Dehesa de Campoamor): leafier, marina and some of the best coves; a touch more upmarket.
  • Villamartín: built around the golf course, with the popular Plaza; one of the most searched names on the Costa Blanca.
  • Playa Flamenca & Punta Prima: dense, lively resort areas with strong year-round rental demand.
  • Las Ramblas & Las Colinas Golf: higher-end golf resort living and luxury villas.

Who buys here, and is it a good investment?

Orihuela Costa attracts holiday-home buyers, golfers and a large share of investors, because the rental numbers stack up: high season demand from holidaymakers, plus a strong winter long-let market from northern Europeans escaping the cold. Buy in a walkable, beach- or golf-adjacent community and occupancy is rarely a problem. As with all of the Costa Blanca, treat it as a strong income and lifestyle play rather than a place to chase rapid capital growth.

Who Orihuela Costa suits, and who it does not

It suits you if your budget is between €155,000 and €400,000 and you want to be near a beach. Twenty-two of our 48 listings are under €250,000, and the median across the whole book is €297,000. Very few places on either costa still offer that alongside blue-flag beaches and a full year of open shops.

It suits you if you want an established community rather than a building site. With 29 of the 48 being resale, you can buy into an urbanisation where the pool works, the gardens have grown in and the community accounts have four years of history to read.

It suits you if you want to let the property. This is a resort coast built around holiday use, and both the summer holiday market and the winter long-let market are real here.

It does not suit you if you want a quiet Spanish town. The population here is overwhelmingly international and the built environment is urbanisaciones rather than a historic centre. Some buyers love that; others find it rootless. Visit in February as well as August before deciding.

It does not suit you if you want a large villa on a budget. The 19 villas on our Orihuela Costa books have a median of €995,000. The affordable end of this market is apartments and bungalows.

It does not suit you if you dislike shared rules. Almost everything here sits inside a comunidad de propietarios with fees, statutes and votes.

What to check before you buy in Orihuela Costa

The community accounts, in full. Ask your lawyer for the debt certificate, the last three years of accounts and the minutes of the general meetings. Unpaid fees follow the property, not the seller, for the current year plus the three before it. The minutes are where you find out about a pending derrama for a roof or a pool. Whether the property can legally be let. If holiday letting is part of your plan, you need a Valencia tourist licence and community statutes that permit short lets. Communities here increasingly vote to restrict them. Confirm both before you sign the arras contract.

Age-related condition on resales. Much of the resale stock is twenty to thirty years old. Damp on north-facing walls, original single glazing, tired flat-roof waterproofing, aluminium wiring and older pool plant are all normal findings. Commission a survey; the cost is trivial against the price.

What is actually included. Get a written inventory annexed to the contract and photograph the property at the viewing. Confirm whether the parking space and store room are registered as part of the property or sold separately.

How far it really is to the beach. “Walking distance” on this coast can mean a footpath, or it can mean a dual carriageway with no crossing. Walk the route yourself, at the time of day you would actually use it.

Season. Some urbanisations here are lively year-round and others are close to empty from November to March. If you plan to live here full-time, that difference matters more than the price.

How the buying process works
