Calpe is one of the Costa Blanca’s most recognisable spots, thanks to the Peñón de Ifach towering over the bay. But beyond the postcard, it is a proper working town with a fishing fleet, a lively old quarter and two of the best beaches on this coast, which makes it a strong, well-rounded place to buy.

Why buy in Calpe?

Calpe offers a lot in one place: two blue-flag beaches either side of the Peñón, a marina and fishing port, a characterful old town, and the natural park and salt flats. It is more developed than Jávea: there are high-rise sea-view blocks along the front, but that means accessible prices and superb views. The town stays busy year-round, and it is well connected, roughly 40 minutes from Alicante and an hour from Valencia airports.

Every Calpe property we hold is a new build

This is the most useful thing to know before you start looking here. Of the 58 Calpe properties on our books, all 58 are new build. Not one is a resale. Across the whole of our catalogue roughly one listing in ten is a resale, so Calpe is an outlier even by Costa Blanca standards. It changes the purchase in three concrete ways.

You pay IVA, not transfer tax. A resale in the Valencia region carries 10% ITP. A new build carries 10% IVA plus 1.5% AJD stamp duty instead. The headline percentage is similar, but IVA is a fixed tax on the declared price. There is no scope to argue it down the way there sometimes is with a resale valuation.

The timetable belongs to the developer. Key-ready units complete within weeks of the reservation. Off-plan units complete when the building does, which can be a year or more away, and you pay in stages against the developer’s bank guarantee. Snagging replaces surveying. There is no thirty-year-old roof to inspect, but there is a handover list to compile: levels, seals, tile lippage, aircon commissioning, terrace drainage. Do it before you sign at the notary, not after. See our snagging guide.

The flip side is honest too. If you want a 1970s villa on the slopes with mature trees and a big plot, we will not have it in stock today and will have to source it for you. Calpe’s resale market exists; our current book simply does not represent it.

Property prices in Calpe (2026)

Our 58 Calpe listings run from €180,000 to €3.19m, with a median of €670,000. That median is high for the Costa Blanca and it reflects what the town actually sells: sea-view apartments and penthouses in front-line blocks, plus a small number of large villas. By property type:

The distribution matters more than the median. Only four of the 58 sit below €400,000; 21 are between €400,000 and €600,000, 16 between €600,000 and €1m, and 17 above €1m. Calpe by neighbourhood: what the numbers say

The town splits sharply by area. These are the eight neighbourhoods where we currently hold stock, with the count and median asking price for each.

Arenal-Bol is where the depth is: 24 of our 58 Calpe listings, at a median well below the town’s. It is also the most walkable stretch. Gran Sol, up behind the town, is the only pocket where anything starts with a €1 – three listings at a median of €200,000. At the other end, the Puerto and Cucarres medians sit above €1.9m; those are large villas and front-line homes, not comparable stock.

The best areas to buy

  • Arenal-Bol: the long sandy beach by the old town, walkable, with sea-view apartments and strong rentals.
  • La Fossa (Playa Levante): the other main beach, with promenade apartments and a holiday feel.
  • Maryvilla, Ortembach & the slopes: villa areas with elevated sea views over the bay and the Peñón.
  • Old Town & Port: authentic, year-round, close to restaurants and the fishing harbour.

Who buys here, and is it a good investment?

Calpe suits buyers who want sea views and beach access without northern-Costa-Blanca villa prices, plus a town that lives all year. Sea-view apartments rent well in summer and hold their value thanks to the limited front-line supply. It is a balanced market, decent rental income and steady values, popular with both international and Spanish buyers.

Who Calpe suits, and who it does not

It suits you if a sea view is the point of the purchase and you would rather have a well-built apartment with one than a bigger house without one. Twenty-six apartments and seventeen penthouses out of fifty-eight is a market shaped around exactly that. It also suits anyone who wants a town that still functions in February: a fishing port, a school run, a market and restaurants that stay open, rather than a shuttered urbanisation.

It suits you if you want a brand-new home with a warranty and no renovation project. Every unit we hold here is new, so the trade is a higher price for a property nobody has lived in.

It does not suit you if your budget stops around €250,000. Only four of our fifty-eight Calpe listings sit under €400,000, and the cheapest is €180,000 for a one-bedroom. On the southern Costa Blanca, our 250 Torrevieja listings have a median of €260,000.

It does not suit you if you want land and privacy. Calpe is built up around the bay by design; the plots that do come with space are in the €1m-plus bracket. Jávea, Benissa and Benitachell are the villa markets on this stretch, and they price accordingly.

It does not suit you if you want a period property to restore. That is a resale hunt, and it will need sourcing rather than browsing.

What to check before you buy in Calpe

The view, from the actual floor. Front-line blocks on both beaches step up the hill behind. A sea view on the brochure floorplan is not the same as a sea view from the terrace on your floor once the block in front is finished. Ask which plots opposite are still developable, and visit the unit itself rather than a show flat.

The community budget, not the sale price. Sea-view blocks carry lifts, pools, gardens and often a gym. Those costs are shared by unit and they are real. Ask for the provisional community budget in writing before you reserve, and read our guide to community fees.

Orientation and season. The two beaches face differently, and so do the slopes above them. A terrace that is perfect in August can be in shade from three in the afternoon in December. If you intend to be here in winter, view in winter light or at least check the orientation on the plan.

Parking. Old town and port streets are narrow and residents’ parking is tight. Confirm whether a garage space is included in the price or sold separately, and whether it fits the car you actually drive.

Letting rules. If you plan to let the property to holidaymakers, the Valencia tourist licence and the community’s own statutes both have to allow it. Check both before you commit, not after.

The costs on top

Because every Calpe listing we hold is new build, the tax you will pay is 10% IVA plus 1.5% AJD stamp duty in the Valencia region. On top of that come notary fees, Land Registry fees, and your independent lawyer. Budget around 12–14% of the purchase price all in, and hold it in cash: none of it can be borrowed against the property. If you later buy a resale here instead, the tax changes to 10% ITP and the IVA and AJD disappear.

Then there are the annual costs that follow the purchase: IBI (council tax), rubbish collection, community fees, home insurance, utilities and, for non-residents, the annual non-resident income tax return. Our annual running costs guide sets out what each one is.
