Where the south is about value and resorts, Jávea is about pine-clad hills, hidden coves, a beautiful old town and substantial villas, and a buyer profile to match. If you want quality and natural beauty over mass tourism, this is the place to look.
Why buy in Jávea?
Jávea has protected its character: building restrictions around the Montgó natural park have kept it green and low-rise. The Old Town is genuinely Spanish and lovely; the Port has the marina, restaurants and Saturday market; and the Arenal is the sandy, lively beach with bars and a promenade. The Granadella cove is regularly voted one of Spain’s best. The community is international but more settled and upmarket: British, German, Dutch and Belgian buyers who tend to come for the long term.

Jávea is a town where owners hold for a long time and where a lot of the market never reaches a portal, so a small book is normal here rather than a sign of a quiet market. What it does mean is that you should treat the figures below as a description of what is available through us today, not as a survey of the town.

The shape is unmistakable. There is a small cluster in the old town in the mid-€300,000s, and then a jump to a villa market that starts above €1.7m and runs to €4.5m near the Granadella cove. There is very little in between, which is why the €2.05m median is not the price of a typical Jávea home – it is simply the middle of a book with two ends and no middle.

New build or resale in Jávea?
All 11 of our current Jávea listings are new build. There is no resale on the books at all. For a town whose appeal rests on established villas under mature pines, that is worth stating plainly: the stock we can show you today is new construction, not the 1980s Montgó villa most people picture when they think of Jávea.
Practically, that has consequences. New build in the Valencia region is taxed at 10% IVA plus 1.5% AJD rather than the 10% ITP a resale attracts. Off-plan purchases are paid in stages against a bank guarantee, and completion follows the builder’s programme rather than a seller’s moving date. Jávea draws buyers who prioritise quality of life and natural beauty, and who often relocate permanently or use the home for long stays. As a villa market it is steadier and higher-value than the resort south: capital values have held up well precisely because supply is constrained. Rental yields are typically lower than Torrevieja or Orihuela Costa, but premium villas with pools and sea views let well in summer at strong nightly rates.
Who Jávea suits, and who it does not
It suits you if you are buying a villa and the plot matters as much as the house. Eight of our 11 listings are villas, and the money in this town goes into land, trees, privacy and the view rather than into a communal pool shared with sixty neighbours.
It suits you if you intend to live here for a good part of the year and want a Spanish town rather than a resort. The old town has a working weekly market and year-round shops, and the international community here tends to be settled rather than seasonal.
It suits you if you are patient. With a book this small, the right property in Jávea is something you wait for and then move quickly on. Buyers who need to complete within a fixed window will find the choice frustrating.

It does not suit you if you want everything walkable. The villa areas above the town are car-dependent by design. If you do not want to drive for bread, buy in the Pueblo or near the Arenal.
What to check before you buy in Jávea
What the plot is allowed to become. Jávea’s building rules are the reason the town still looks the way it does, and they bind you as much as they bind your neighbours. Before you buy a villa or a plot, have your lawyer pull the cédula urbanística for the parcel: it tells you the permitted footprint, height and setbacks, and whether the pool, the extension or the annexe you are imagining is legal.
Whether what is built matches what is registered. Older villas around the Montgó frequently carry extensions, terraces, garages or pools that never made it onto the deed or the cadastre. That is fixable, but it is fixed before completion, not after, and it can affect your mortgage and your eventual resale.
Water, drainage and access. Not every property on the hillsides is on mains drainage. Ask whether it is on the sewer or a septic tank, whether the water supply is mains or a well, and who owns and maintains the access road. A private track shared between six houses is a shared liability.
Fire and vegetation obligations. Plots bordering scrub and pine carry clearance duties. Establish what the obligation is for that specific plot and what it costs to meet each year.
On a new build, the paperwork before the plans. Building licence, first-occupation licence, and the developer’s bank guarantee for any staged payment. Look at those before you look at the kitchen finishes.
