Key Takeaways

  • ✓ El Limonar carries a €335,000 median across 13 live listings – the highest of any Torrevieja neighbourhood where we hold double-digit stock.
  • ✓ That is €75,000 above the €260,000 town median.
  • ✓ And yet entry is €125,000 for a two-bed townhouse. The premium is in the top half, not the floor.
  • ✓ Three of our four live El Limonar homes under €310,000 are 54 m² – this is a small-footprint market.
  • ✓ Torrevieja is the largest single source of penthouses in our entire book: 42 of 353, at a €320,000 median.

El Limonar – the lemon grove – sits at the southern end of Torrevieja, inland of the coast road, and it carries the highest median of any neighbourhood in the town where we hold enough stock for the figure to mean something: €335,000 across 13 live listings. That is €75,000 above the town as a whole. But the entry price here is €125,000, which is lower than in several cheaper-sounding districts. Both facts are true, and understanding why is the point of this guide.

Why the median is high and the floor is low

Because El Limonar is not one thing. The older streets carry small resale townhouses and bungalows from the 1980s and 1990s at prices that would not look out of place in any inland urbanisation. Layered on top is newer, better-specified apartment product at two to three times that. There is very little in between. So the median lands high while the cheapest home stays accessible.

NeighbourhoodLive listingsMedianEntry price
El Limonar13€335,000€125,000
Los Balcones19€330,000€130,000
La Siesta24€297,000€118,000
Torrevieja (whole town)250€260,000€89,900

Read down the right-hand column and the three neighbourhoods are within €12,000 of each other at the bottom. Read the medians and they look meaningfully different. If your budget is under €150,000 the choice between these areas is a lifestyle decision, not a financial one. Above €300,000 it becomes a real financial choice, because that is where the stock diverges.

What the area is like

Leafy is the word buyers reach for and it is fair. The southern approach to Torrevieja has more mature planting than the centre, wider streets in places, and a lower building line. It reads as residential rather than resort. Day to day, you are close enough to the southern beaches and the coast road to reach them quickly, and far enough from the port and the promenade to avoid the summer noise entirely.

It attracts a particular buyer: people who have holidayed in Torrevieja, decided they like the town but not the middle of it, and want somewhere calmer without going fully inland. It also draws year-round residents rather than two-weeks-a-year owners, which shows in the way the local bars and shops trade in winter.

The 54-square-metre pattern

Here is something the numbers show clearly. The three cheapest El Limonar homes on our book – listed further down this page – are all exactly 54 m²: a two-bed townhouse at €125,000, a two-bed bungalow at €149,900 and a one-bed bungalow at €150,000. That is the fingerprint of a particular era of coastal building – compact units, small plots, built quickly and built to a formula.

It has two consequences. The good one: these are cheap to run, cheap to cool, and easy to leave empty for months. The bad one: a two-bed at 54 m² has genuinely small bedrooms, and buyers who shortlist on bedroom count alone get a surprise at the viewing. Note also that the €149,900 two-bed and the €150,000 one-bed are the same size for the same money – whether that extra room is worth having depends entirely on how it has been carved out.

What is on the market now

The €310,000 new-build apartment is the other El Limonar: 82 m², two bathrooms, current build standards. It costs roughly two and a half times the €125,000 townhouse and it is a completely different proposition – insulated, air-conditioned as standard, with a ten-year structural guarantee behind it. If you are weighing one against the other, our comparison of new build versus resale in Spain sets out the real cost difference, including the 10% IVA plus 1.5% stamp duty on a new build against 10% ITP on a resale.

The missing middle, and what to do about it

The awkward part of El Limonar is the gap. Our stock jumps from €150,000 to €310,000 with nothing in between at the moment, and a lot of buyers arrive with exactly that budget – €180,000 to €280,000 for a comfortable two-bed with outdoor space. Thirteen listings is a small enough sample that this gap could close with two new instructions, but right now it is real, and there are three sensible responses to it.

Buy at the bottom and renovate. A €125,000 townhouse plus a €40,000 refurbishment lands you inside the gap with a home built to your taste. This works, and it is what a good share of the resale stock here has already had done to it once. It requires you to be present, or to have someone you trust who is. Our guide to renovating property in Spain covers licences, builders and realistic timescales.

Widen the search. The neighbouring urbanisations do hold stock in that band – La Siesta has 24 live listings and Los Balcones 19, both with entry prices in the same €118,000–€130,000 territory and more depth above it. Read La Siesta and El Chaparral and Los Balcones and Los Altos before you rule them out on the basis of a postcode.

Wait and be first. On a thirteen-property market, being on the list before publication is worth more than any negotiating tactic. Tell us the brief now and we will call you when it fits.

What we would not do is stretch to €310,000 for a new build purely to stay in El Limonar. At that price the whole town opens up, including the villa and penthouse stock, and the neighbourhood should stop being the deciding factor.

The penthouse angle

One town-wide fact worth knowing if you are shopping the upper half of El Limonar’s range: Torrevieja is the single largest source of penthouses in our entire catalogue – 42 of 353, at a €320,000 median, ahead of every Costa del Sol town we cover. A penthouse here typically means a large private solarium, and on the south side of the town that is worth more than it sounds, because it is where you will actually spend your evenings. Browse apartments for sale in Torrevieja if that is the direction you are leaning.

Who El Limonar suits

It suits buyers who want the town without the centre, who value quiet and greenery, and who fall into one of two budget groups: under €150,000 for a compact resale, or €300,000-plus for something modern. It suits less well anyone in the middle of those two brackets, because that is where our El Limonar stock currently thins out, and anyone who wants to walk to the promenade every evening.

Thirteen listings is a shortlist, not a market. Tell us your budget below and we will tell you honestly whether El Limonar can serve it, or whether the wider Torrevieja book of 250 properties is the better hunting ground.
