Key Takeaways
- ✓ Torrevieja carries 250 live listings at a €260,000 median. Benidorm carries 13, at €1,450,000.
- ✓ Torrevieja starts at €89,900. The cheapest Benidorm property on our book is €406,050.
- ✓ Benidorm on our books is a villa market: 11 of the 13 listings are villas, and all 13 are new build.
- ✓ Torrevieja is the only balanced market we cover: 125 new build against 125 resale.
- ✓ Rincón de Loix alone accounts for 10 Benidorm listings at a €1,780,000 median.
These two towns sit on the same coast, an hour apart, and share almost nothing. On our live book Torrevieja has 250 properties at a €260,000 median, starting at €89,900. Benidorm has 13, at a €1,450,000 median, starting at €406,050. That is not a small difference of degree. It is two entirely separate markets that happen to share a sea.
The comparison is worth making anyway, because buyers arrive with a picture of Benidorm that our own stock does not match – and correcting that early saves a lot of wasted searching.
The two towns, side by side
| Measure | Torrevieja | Benidorm |
|---|---|---|
| Live listings | 250 | 13 |
| Median asking price | €260,000 | €1,450,000 |
| Cheapest listing | €89,900 | €406,050 |
| Most expensive listing | €1,630,000 | €3,000,000 |
| New build vs resale | 125 / 125 | 13 / 0 |
| Most common type | Apartment (113) | Villa (11) |
Every row in that table points the same way. One is a broad, deep, affordable market with genuine second-hand choice. The other, at least on our books, is a small collection of expensive new houses.
Benidorm is not the town in the photographs
People picture Benidorm as a wall of towers full of cheap flats. Our stock there is the opposite: 13 listings, every one of them new build, and 11 of the 13 are villas. Rincón de Loix carries 10 of them at a €1,780,000 median. Zona Rincón Alto has two at €595,000 and Playa de Poniente one at €1,058,000.
So if you came looking for a €150,000 apartment in a Benidorm tower, we do not have one, and we would rather say that plainly than send you three unsuitable links. What we do have is hillside houses above the town, which is a genuinely appealing proposition – the beaches, restaurants and year-round infrastructure of a large resort city, viewed from a quiet plot several hundred metres above it.
Benidorm’s real advantage is that it is a city, not a resort. It works in February. It has hospitals, transport, cinemas and a working economy that does not switch off. For a buyer at the villa end of the market who wants urban amenity without moving inland, that is a specific and rare combination on this coast.
Torrevieja is a market, not a postcard
Torrevieja will never win a beauty contest against the mountain towns. What it wins on is depth. Two hundred and fifty listings, the widest price ladder anywhere we cover from €89,900 to €1,630,000, and the only even split between new build and resale on our whole book.
The types tell you what kind of town it is: 113 apartments, 42 penthouses, 39 bungalows, 38 villas and 14 townhouses. That mix is why it suits so many different buyers. The retiree wanting a single-level bungalow, the first-time buyer at €120,000 and the family after a €500,000 villa are all shopping in the same municipality.
Its districts vary more than outsiders expect. Centro carries 43 listings at a €250,000 median, La Siesta 20 at €293,000, El Limonar 13 at €335,000, Los Balcones 13 at €320,000 and Estación de Autobuses 13 at €225,000. Learning those five names does more for your search than comparing towns does.
Which one is actually for you
The decision is mostly made by budget, and the honest version is blunt. Under €400,000, Benidorm is not an option with us – there is nothing on our book below €406,050 there. Torrevieja has 195 of its 250 listings priced below €400,000, spread across five price bands.
Above €600,000 the comparison becomes real. At that level you are choosing between a large Torrevieja villa and a hillside Benidorm house, and the deciding factor is usually urban amenity against price per square metre. Benidorm gives you a city on your doorstep. Torrevieja gives you more house for the money and a shorter run to the southern beaches and the golf.
One more consideration: resale. If you want something already built and lived in, Torrevieja has 125 such listings and Benidorm has none. That single fact settles it for a lot of buyers before anything else is discussed.

Before you decide
Spend a day in each, out of season, and pay attention to the ordinary things – the supermarket, the walk home, the noise at ten at night. The towns are an hour apart, so it is a single trip rather than two.
Then tell us your budget honestly. If it is under €400,000 we will point you firmly at Torrevieja, because that is where the property is. If it is above €600,000 we will show you both and let the houses argue their own case.
