Market Overview

New Developments in Benidorm

Benidorm’s new-build market is dominated by high-rise apartment towers and residential complexes concentrated in the Poniente, Rincón de Loix, and Finestrat border areas. The city’s unique vertical density means many new developments offer one- and two-bedroom apartments with sea views from as low as €195,000, while luxury penthouses in premium Levante-facing towers command €500,000 to €900,000 or more. Detached villa developments are rarer within the municipal boundary but available in the hillside zones towards Sierra Helada.

Modern new-build apartments in Benidorm are built to current CTE standards with high-performance glazing, centralised climate systems, and communal infinity pools that have become a signature of the skyline. Many complexes offer resort-style amenities — spa areas, rooftop terraces, coworking spaces, and concierge services. Benidorm’s position as Spain’s most-visited resort city guarantees strong short-term rental yields, particularly for properties within walking distance of the Levante and Poniente beaches.

New Build Guide

Buying Off-Plan in Benidorm

High-rise towers with sea-view apartments define Benidorm's new-build landscape, particularly along the Poniente beach and the Rincón de Loix district. One-bedroom units in branded towers start from €195,000, with penthouses exceeding €900,000. The city's unique vertical density means new launches sell quickly — pre-launch reservation lists are common, and 60–70% of units typically sell off-plan before construction begins.

The Off-Plan Buying Process

  1. 1

    Reservation & NIE

Pay a reservation fee (typically €3,000–€10,000) to take the property off the market. You will need a Spanish NIE (tax identification number) and a Spanish bank account, both of which your lawyer can arrange.

  2. 2

    Private Purchase Contract

Within 30 days, sign the contrato privado de compraventa and pay 10% of the purchase price (minus the reservation). This contract locks in the price and your chosen customisation options. Your deposit is protected by a bank guarantee under Ley 57/68.

  3. 3

    Stage Payments During Build

For off-plan properties, further payments of 20–30% are due at construction milestones (foundations, structure, finishes). Each payment is backed by the mandatory bank guarantee — if the developer fails to deliver, you get your money back.

  4. 4

    Pre-Delivery Snagging Inspection

Before completion, you (or your appointed surveyor) conduct a snagging inspection of the finished property. The developer must remedy any defects before handover. A retention amount of 5–10% of the final payment is typically held back until snagging items are resolved.

  5. 5

    Completion & Notary Signing

Sign the escritura pública (title deed) before a notary, pay the remaining balance (usually 60–70% of the purchase price), and receive your keys. The notary registers the property at the Land Registry in your name. Typical completion timeline for off-plan: 18–24 months from reservation.

Insider Tip — Benidorm

In Benidorm's competitive high-rise market, floor level matters enormously for both lifestyle and rental yield. Budget an extra 5–8% for floors 8+ for unobstructed sea views. Pre-launch reservation lists fill fast — register with multiple agents and be prepared to move quickly with your reservation deposit.

About Benidorm

Benidorm is the undisputed capital of the Costa Blanca and one of Europe’s most recognisable resort destinations. Its dramatic skyline of high-rise buildings — often compared to a miniature Manhattan — rises along two magnificent sweeping beaches: Playa de Levante and Playa de Poniente.

Despite its modern resort character, Benidorm retains genuine charm in its Casco Antiguo (Old Town), perched on a rocky promontory between the two main beaches. Here you’ll find narrow whitewashed streets, traditional tapas bars, the iconic blue-domed church of San Jaime, and the famous Balcon del Mediterraneo.

Benidorm enjoys a genuine year-round season. Summer brings the full beach holiday experience, while winter attracts tens of thousands of long-stay visitors drawn by average January temperatures of 17°C, affordable living costs, and an unrivalled programme of entertainment.
