One coast, two markets

The Costa del Sol runs about 150 km along the Málaga-province coast, and the property market splits cleanly at Málaga city. To the west lies the international resort coast built over five decades: Marbella and its Golden Mile at the top of the price ladder, Estepona and Mijas as the fast-growing middle, Fuengirola, Benalmádena and Torremolinos as the established, rail-connected beach towns. Nearly everything we list here is new construction, from about €390,000 in Benalmádena to eight figures in Marbella.

East of Málaga, the Axarquía is a different country in all but name: Spanish family resorts, small developments, subtropical farmland and coastal prices from about €220,000 in Vélez-Málaga. Buyers wanting international infrastructure choose the west; buyers wanting Spain at Spanish prices head east. Andalucía’s flat 7% transfer tax on resales, among the lowest in coastal Spain, applies to both.

The Western Strip
