Finestrat climbs from a sandy Mediterranean cove to a 1,400-metre mountain. The municipality wraps around the western edge of Benidorm: Cala de Finestrat, its beach, sits five minutes from Benidorm's promenade, while the historic village hangs on the slopes of Puig Campana, the peak that dominates every view on this stretch of the Costa Blanca. Between the two, the hillside districts of Sierra Cortina, Balcón de Finestrat and Golf Bahía have become the coast's busiest modern-villa zone.

Apartments and penthouses in resort developments such as Camporrosso and Seascape start far lower, from €131,721. The median build price is about €3,740 per m², well under what comparable view properties cost on the Costa del Sol. Alicante airport is 40 to 45 minutes by the AP-7.

Modern hillside villas above Benidorm make up half the current stock, 42 of 84 listings, from €550,000 with a median of €849,000, most oriented east over the skyline to the sea. Resort apartments and penthouses in Camporrosso, Seascape and Golf Bahía start far lower, from about €130,000, and the overall median build price is roughly €3,740 per m². Nearly everything is new construction. The underlying draw is Benidorm's infrastructure, hospitals, the tram and year-round restaurants, without Benidorm's density.

View villas let strongly in summer at premium weekly rates. Sierra Cortina and Balcón de Finestrat command the highest rates thanks to skyline views and gated facilities. Community fees in resort developments run €100 to €250 per month.
Insider Tip
Orientation matters more here than almost anywhere on the coast: the prized outlook faces east over Benidorm's towers to the sea, and two otherwise identical villas can differ six figures in value on the view alone. Visit the plot at different times of day, and check what the parcel downhill is zoned for, because hillside construction is still active.
