Key Takeaways
- ✓ Our book holds 353 penthouses at a median asking price of €570,000, against 900 apartments at €433,000.
- ✓ Only 31 of the 353 penthouses are priced under €250,000. 259 are above €400,000.
- ✓ In Torrevieja the step up is €70,000: 113 apartments at a €250,000 median against 42 penthouses at €320,000.
- ✓ In Calpe the same step is €270,000 – apartments at €480,000, penthouses at €750,000.
- ✓ 576 listings on the book have a solarium and 153 a private solarium. That roof terrace is the whole product.
Is a Costa Blanca penthouse worth the premium over a normal apartment? We can put a number on the question in three towns, because our live book publishes both medians in each. In Torrevieja the gap is €70,000. In Guardamar it is €40,000. In Calpe it is €270,000. Book-wide, across 353 penthouses and 900 apartments, it is €137,000.
One caveat before those numbers get used badly: a difference between two medians is not the price of adding a roof terrace to one specific flat. The penthouse pool is a different set of buildings in different positions. Treat the gap as the cost of moving into that pool, not as a line item.
Apartment against penthouse, same town
| Town | Apartments | Apartment median | Penthouses | Penthouse median | Gap |
|---|---|---|---|---|---|
| Torrevieja | 113 | €250,000 | 42 | €320,000 | €70,000 |
| Guardamar del Segura | 25 | €315,000 | 17 | €355,000 | €40,000 |
| Calpe | 26 | €480,000 | 17 | €750,000 | €270,000 |
| Whole book | 900 | €433,000 | 353 | €570,000 | €137,000 |
Guardamar is the cheapest place on our book to move up a floor, and it is not close. Forty thousand euros for the top of the building, in a town with a €332,500 median and 17 penthouses to choose from, is the best-value version of this trade we can currently point at.
Calpe is the opposite. A €270,000 gap is not a premium for a terrace – it is the sea view repriced. Calpe penthouses sit in buildings on the Levante and Arenal-Bol fronts, where the top floor is the product being sold and everything below it is the compromise.
353 penthouses, and only 31 under €250,000
The distribution matters more than the median. Here is every penthouse on our live book by asking price band.
| Asking price band | Penthouses | Running total |
|---|---|---|
| Under €150,000 | 4 | 4 |
| €150,000 – €200,000 | 9 | 13 |
| €200,000 – €250,000 | 18 | 31 |
| €250,000 – €300,000 | 12 | 43 |
| €300,000 – €400,000 | 51 | 94 |
| €400,000 – €600,000 | 104 | 198 |
| €600,000 – €1m | 85 | 283 |
| Over €1m | 70 | 353 |
The cheapest penthouse anywhere on our book is €143,000, against €109,000 for the cheapest apartment. Below €250,000 there are 31 of them in total across both coasts, so at that budget you are not choosing a penthouse, you are waiting for one.
Where the affordable Costa Blanca penthouses are
| Town | Penthouses | All listings | Penthouse median | Town median |
|---|---|---|---|---|
| Torrevieja | 42 | 250 | €320,000 | €260,000 |
| Guardamar del Segura | 17 | 44 | €355,000 | €332,500 |
| Calpe | 17 | 58 | €750,000 | €670,000 |
| Finestrat | 12 | 82 | €580,000 | €635,000 |
| Pilar de la Horadada | 9 | 103 | not published | €355,000 |
| Benijófar | 6 | 37 | not published | €349,900 |
| Villajoyosa | 5 | 23 | not published | €445,000 |
| Orihuela Costa | 4 | 48 | not published | €297,000 |
| Algorfa | 3 | 37 | not published | €519,000 |
| Denia | 3 | 8 | not published | €525,000 |
Finestrat is the interesting row. Its penthouse median of €580,000 sits below the town median of €635,000, because Finestrat's book is 43 villas out of 82 listings and those pull the town figure up. In a villa town, the penthouse is the affordable option.
Torrevieja is again where the volume is: 42 penthouses, more than any other town on either coast in our book, at a €320,000 median. New build in Guardamar is the second-deepest pool at 17.

The solarium is what you are actually buying
576 listings on our book carry a solarium and 153 a private solarium. Add 403 with a terrace and 312 with a private terrace and the picture is clear: outdoor space at roof level is the defining feature of this property type on the Costa Blanca, and it is the reason the resale market treats penthouses as their own category.
A solarium in this climate is a genuine extra room for most of the year. It is also where an outdoor kitchen, a plunge pool or a pergola can go, subject to community rules and, for anything fixed, a town hall licence. Ask about both before you plan the pergola.
The thin end of the market
Outside the four towns above, penthouse supply gets sparse fast. Benijófar holds 6, Villajoyosa 5, Orihuela Costa 4, and then Algorfa, Hondón de las Nieves and Denia hold 3 each. San Miguel de Salinas and Benitachell have 2 apiece. Rojales, Ciudad Quesada and Catral have one each.
That matters for how you search. In a town with one penthouse, there is no market to compare against, no second option to walk to, and no negotiating room. Either widen to two or three towns you would genuinely live in, or widen the property type to include top-floor apartments with a terrace, which is where a lot of the same benefit sits without the label.
New build or resale on the top floor
The book overall runs 1,900 new build to 208 resale, and penthouses follow that shape. Practically, that means most penthouses you view will be off-plan or recently completed, with the solarium already designed in, drainage sized for it and the roof built to current standards.
Torrevieja is the exception again, because the town splits 125 new build to 125 resale across 250 listings. It is the one place you can realistically compare a 2000s resale penthouse against a new one in the same price conversation. On the resale side, the two questions that decide it are the roof build-up and whether the community has ever had to redo the terrace waterproofing – the answers are in the community minutes, and we ask for them.
Three things that go wrong on the top floor
Heat. The roof is above you and there is nothing between it and the August sun. Insulation quality on the top slab is the single biggest difference between a comfortable penthouse and an unusable one, and it is invisible at a viewing. Ask what the roof build-up is, and on a resale ask the owner what the July electricity bill looks like.
The lift. 1,142 of our 2,108 listings are tagged with a lift; on the rest the tag is simply absent, which is a question to ask rather than a detail to assume. A top-floor flat without a working lift is a different asset in twenty years, and it narrows your future buyer pool sharply.
Water. Roof terraces leak, and when they do it is the penthouse owner's problem or the community's, depending on how the deeds are written and what the terrace's legal status is. Check whether the solarium is private property or common element with exclusive use – the answer decides who pays for the waterproofing.
So is the top floor worth it?
In Guardamar, on our current numbers, yes – €40,000 for the roof, the light and the terrace is a fair trade in a town with a €332,500 median. In Torrevieja at €70,000 it is a close call that comes down to the specific building and whether it has a lift. In Calpe at €270,000 you are buying a view, and you should decide whether it is the view you want rather than whether penthouses are good value in general.
Below €250,000 the honest answer is that there are 31 penthouses on the whole book, so treat it as an opportunistic purchase rather than a plan. If it is the outdoor space you want and not the top floor specifically, look at properties with a pool and ground-floor units with a private garden – 628 listings carry that tag, four times as many as have a private solarium.
Everything is on our apartments for sale on the Costa Blanca page, and the northern stock at Calpe. Tell us your budget below and whether a lift is non-negotiable – on the top floor it usually should be.
