Key Takeaways

  • ✓ Of 2,108 live listings, 1,537 mention air conditioning but only 222 mention underfloor heating.
  • ✓ Just 255 listings mention double glazing. The stock is built for August, not January.
  • ✓ 457 listings are ground floor and 1,142 have a lift: two of the questions worth asking first.
  • ✓ Torrevieja bungalows, the classic winter home, number 39 at a median of €201,500.
  • ✓ Across Spain we list 176 bungalows at a median of €314,900, from €118,000.

Wintering on the Costa Blanca works. The season is mild, the days are usable, the towns stay open, and a large, settled community of Northern Europeans arrives every autumn and leaves in spring. What catches people out is not the weather. It is the buildings.

Here is the single most useful number in this article. Across the 2,108 live listings in our book, 1,537 mention air conditioning, 1,491 mention a communal pool, and only 222 mention underfloor heating. Double glazing appears in 255. Spanish coastal housing is engineered to keep August out, not January in. Plan around that and a Costa Blanca winter is delightful. Ignore it and you will spend February in a fleece.

Two practical readings. First, air conditioning is nearly universal and most modern units heat as well as cool. Ask specifically whether the unit is reversible, because that is often the only heating in the property. Second, a solarium (576 listings) is a summer asset and a winter irrelevance, while a lift (1,142) and a ground-floor entrance (457) matter far more when you are here for five months with luggage and possibly a mobility consideration.

Who comes, and when

The Costa Blanca winter community is largely Nordic, Dutch, German, Belgian and British, with a strong Finnish presence around Torrevieja in particular. The pattern is broadly autumn arrival and spring departure: most people book four to six months rather than a fixed calendar quarter, and the shoulder months at each end are the cheapest and quietest.

The practical consequence is that the good winter properties are taken early. If you want a specific town, a ground floor and a garage, the time to arrange it is spring for the following winter, not September.

The contract you want

A winter stay is a seasonal let, an arrendamiento de temporada, not a permanent residential tenancy. That matters in both directions. It means you are not acquiring the five-year tenant right that attaches to a habitual-residence let under the LAU, and it means the landlord is not committing the property to you beyond the agreed season.

Check three things in the contract. Who pays the utilities, and whether there is a consumption cap: a winter of electric heating in a poorly insulated flat is a real bill, and 'bills included' contracts often carry a ceiling above which you pay. Whether the community fees and any pool or garden charges are the owner's. And what the inventory and check-out condition clauses say, because seasonal deposits are frequently the source of disputes.

The eleven-point check before you commit

Ask, in this order: Is there heating beyond the air conditioning unit? Which direction does the main terrace face? A south-facing terrace is usable in January and a north-facing one is not. Are the windows double glazed? Is there a lift, or is it a ground floor? Is there parking, and is it included? What is the walk to a supermarket and a pharmacy? Is there a bus or tram stop within reach? Is the urbanisation open all winter, or does the pool and reception close in October? Is the internet a real fixed line? Is the property furnished for winter, with blankets, an oven and a decent hob? And finally: has anyone actually spent a January in it?

That last question is the one that separates a good winter from a long one.

If you decide to buy instead

Plenty of people winter for two or three seasons and then buy. The classic snowbird purchase on this coast is a bungalow: single storey or ground floor with its own outdoor space, low maintenance, easy to lock up in May. We list 176 bungalows across Spain at a median of €314,900, from €118,000 upwards. In Torrevieja specifically there are 39 at a median of €201,500; in Pilar de la Horadada, 53 at €339,900; in San Miguel de Salinas, 13 at €254,900.

A note on how long you can stay

If you hold an EU passport, wintering is simply a matter of registering if you stay beyond the usual threshold. If you do not (British passport holders included since Brexit), the standard Schengen visitor allowance is 90 days in any rolling 180, which is shorter than a full snowbird season. Longer stays need the appropriate visa or residence route, and the rules change often enough that you should confirm current requirements with the Spanish consulate covering your area before booking anything.

Start with our long-term rentals for seasonal and permanent stays, or holiday rentals for shorter trips. If you are already thinking about buying, the two towns most snowbirds land in are Torrevieja and Guardamar del Segura.
