What Is the Vega Baja?

The Vega Baja del Segura is a fertile river valley in the south of Alicante province, stretching from the Mediterranean coast at Guardamar inland to the historic city of Orihuela. The Segura river runs through its centre, irrigating citrus groves, vegetable farms and palm forests that have existed for centuries. The region encompasses 27 municipalities, from bustling market towns to quiet hilltop villages, and is home to around 400,000 people.

For property buyers, the Vega Baja offers something the coast cannot: space, tranquility, and authenticity at prices that seem remarkably low by European standards. A detached 3-bedroom villa with a private pool and garden that would cost €350,000–€500,000 on the coast can be found inland for €180,000–€300,000. And “inland” here means 10–15 minutes by car to Torrevieja’s beaches, not remote countryside.

The main towns that attract foreign buyers are Rojales, San Miguel de Salinas, Algorfa and Benijofar. Each has its own character, price range and community, which we cover in detail below.

Rojales

Rojales is the Vega Baja’s most popular town for international property buyers. The town itself sits on both banks of the Segura river, with a traditional Spanish centre featuring a 16th-century bridge, a weekly Thursday market, tapas bars on the Plaza de España, and an unusual cave district (Cuevas del Rodeo) with colourful street art.

Most foreign buyers, however, settle not in the town centre but in the urbanisations that surround it. The most prestigious is Doña Pepa, a large development 2 km south of Rojales town. Doña Pepa is essentially a self-contained residential community of detached villas, many with private pools and landscaped gardens, built to a high standard from the early 2000s onwards. It has its own commercial centre with supermarkets, restaurants, a pharmacy and a medical centre.

Other popular Rojales urbanisations include Benimar (more affordable, older properties), Ciudad Quesada (technically its own settlement, covered in our Ciudad Quesada guide), and Heredades (quieter, larger plots).

San Miguel de Salinas

San Miguel de Salinas is a hilltop market town 20 minutes south of Torrevieja and 10 minutes inland from the beaches of Orihuela Costa. It’s one of the cheapest places to buy property on the entire Costa Blanca, with 2-bedroom apartments in the town centre available from €60,000–€80,000 and townhouses from €100,000.

The town has a genuine Spanish character that coastal resorts lack. The Friday morning market fills the main streets, the tapas bars on the Plaza de la Constitución serve €1.50 cañas, and daily life revolves around the local community rather than tourism. For foreign buyers on a tight budget, San Miguel offers exceptional value — but it’s important to understand that this is a working Spanish town, not a polished expatriate enclave.

Best for: Budget buyers. People wanting authentic Spanish village life. Those who don’t mind a 10–15 minute drive to the beach.

Algorfa

Algorfa is a small town 5 km west of Rojales, best known for the La Finca Golf Resort. This championship 18-hole course designed by Pepe Gancedo is surrounded by villas, apartments and townhouses, many with direct golf course views. La Finca is popular with Scandinavian and British golfers, and the resort has its own clubhouse, restaurant and pro shop.

Outside the resort, Algorfa town is a quiet Spanish settlement with a small supermarket, a handful of bars and a church. It’s not a destination in itself, but its proximity to La Finca golf and its low prices make it attractive for buyers who want a golf-focused lifestyle at a fraction of what Villamartín or Las Colinas charges.

Best for: Golfers. Buyers wanting resort-style amenities at inland prices.

Almoradí

Almoradí is the largest inland town in the Vega Baja with a population of around 20,000. It has a full range of services — hospital, banks, large Mercadona and Lidl, schools, sports facilities — and hosts one of the region’s biggest Saturday morning markets. The town has very few foreign residents, which means prices are even lower than Rojales but the daily experience is fully Spanish. Properties here are predominantly traditional Spanish townhouses (casas de pueblo) and newer apartments.

Prices: Town apartments from €50,000; townhouses from €80,000; country fincas from €150,000.

Best for: Buyers wanting total immersion in Spanish culture. Ultra-budget buyers. Finca or country-house hunters.

Practical Considerations for Inland Living

Transport: A car is essential. There is limited bus service between Vega Baja towns but it’s not practical for daily use. Alicante airport is 40–55 minutes by car. Petrol costs are approximately €1.45/litre (2026).

Healthcare: Torrevieja hospital serves the entire region and is 10–20 minutes away. Rojales and Almoradí have local health centres (centros de salud). Private clinics are available in Torrevieja and Orihuela Costa.

Internet: Fibre broadband (Movistar, Orange) is available in Rojales, San Miguel, Algorfa and most urbanisations. More rural properties may rely on 4G/5G mobile broadband.

Flooding risk: The Vega Baja experienced severe flooding in September 2019 (DANA). Properties near the Segura river or in low-lying areas should be checked carefully for flood risk. Rojales and Almoradí town centres were affected; hilltop areas and elevated urbanisations like Doña Pepa were not. Always ask about flood history before purchasing.
