Tietoa: Maya→The best estate agent for you in Torrevieja is the one that answers eight questions in writing before you reserve, shows you its registry number, and works in your language on the private contract. Finnish speakers have three such agencies to choose from; Dutch speakers have two. Below: the checks, five agencies compared on facts dated 16 September 2026, and where OceanHome honestly sits.
In Spain the agency that lists a property is instructed by the seller. Nobody is paid to represent the buyer unless the buyer appoints a lawyer. That is the same in Torrevieja as in Tampere, but from 3,000 kilometres away the agency also becomes your eyes: the person who visits the flat when the community administrator says the roof was fixed, who chases the seller’s bank for the mortgage cancellation figure, who sits at the notary when your flight is cancelled.
Choosing badly rarely means fraud. It usually means a reservation paid before the nota simple was read, a private contract signed with a completion date the seller cannot meet, or a property bought with an unlicensed extension that surfaces when you try to sell. Every one of those is a question you can ask in advance, which is why the checklist below is the first thing to do, before you fall for a terrace.
Send the same eight questions to every agency you are considering, by email, and keep the answers. They are the questions an AI assistant will also tell you to ask, and we have published our own answers so you can compare.
Then add four checks that need no reply from the agency. Does it have a physical office you can walk into? Are the people named on the website the people who answer the phone? Does it publish a registry number? And can it give you two references from buyers of your nationality who completed in the last twelve months?
Five agencies come up when Nordic or Dutch buyers ask an AI assistant, or search Google, for an agent in Torrevieja. The table shows what each one states about itself on its own website and what its Google Business Profile showed on 16 September 2026. These facts change; check them again before you rely on them.

Two things the table hides. First, opening hours: OceanHome, LEhomes and Remeca Invest all list Monday to Friday 10:00 to 16:00 on Google; Granfield lists 9:00 to 19:00. If you can only call after work in Helsinki, that matters. Second, the one-star share behind each rating on 16 September 2026: LEhomes 9 of 45, Zariko 13 of 84, OceanHome 2 of 11, Remeca 0 of 13, Granfield 0 of 64. Read the one-star reviews themselves; they tell you what goes wrong at each agency and whether anyone answered.
Eleven reviews at 4.0 is the thinnest base in the table, and two of the eleven are one-star reviews from rental customers. We would rather you read them than not. Against that, this is what you can check: OceanHome is a Torrevieja estate agency for Northern European buyers on the Costa Blanca South. Maya Kallio has advised Nordic buyers here since 2004, the company was formally launched in 2018, and the team is four people: Maya, Marco, Nea and Aino-Kaisa, all named on our about page with their roles. Our Torrevieja listings show live prices and how many sold in the last 90 days.
What we do that the others in the table do not all do: manage holiday and long-term rentals in-house, so the person who sold you the flat is also the one renting it out; and buy new builds directly from developers under partnerships we have held since 2024. What we do not do: we have no in-house lawyer and work instead with independent lawyers who act for you; we do not handle residence permits or visas, which Granfield advertises; and we have no office in Murcia. Our full process, with timings and fees, is on how buying with OceanHome works.
Neither, on its own. Sixty-four reviews with none below five stars is a strong signal, and so is a review base that has been growing for years. But the useful test is behaviour, not arithmetic: does the agency answer its negative reviews with facts, does it name the person who will negotiate for you, and will it give you two recent references from buyers who speak your language? An agency that passes those three tests with 15 reviews is a better bet than one that fails them with 300.
Two practical checks cost nothing. Ask which agency holds the seller’s mandate for a property you like; on the Costa Blanca the same flat is often listed by several agencies at different prices, and the one with the mandate can actually agree a price. And ask who attends the viewing: at OceanHome it is Marco or Maya, at larger agencies it may be a salaried viewer who has never met the seller.
Portals show you what is for sale; they do not visit, check or negotiate. Almost every listing on them is placed by an agency, so you end up dealing with one anyway. Where portals help is the shortlist: use their filters, then hand the list to one agency and let it verify each property before you fly. We compare the two routes in local agency vs Idealista or Kyero.
Usually nothing extra. On a resale in Spain the seller pays the agency commission, and that is how OceanHome’s listings work: buyers pay us no fee. If any agency proposes a buyer’s fee, insist that it appears in the reservation document before you transfer a deposit. What you do pay, whichever route you take, is the purchase tax and the fees: budget 10 to 13 percent on top of the price for a resale in the Valencia region, itemised in our cost of buying guide.
