For years buyers chased Marbella; increasingly they are looking just west, to Estepona. It offers the same Costa del Sol climate, beaches and golf, a genuinely well-kept old town that has become a model of urban regeneration, and, crucially, better value. It is one of the most dynamic markets on the coast.

Why buy in Estepona?

Estepona’s old town is the star: whitewashed lanes filled with flowers, plazas, murals and restaurants, all kept beautifully. Around it you have 20-plus kilometres of beaches, a marina, golf, and a wave of high-quality new-build developments with resort facilities. It feels like a real Spanish town that happens to have a glamorous coastline: more family-friendly and relaxed than Marbella, at prices that (for now) are still friendlier. Málaga airport is around 45–60 minutes east.

Estepona is one of the two deepest markets we cover on the Costa del Sol. We currently hold 198 Estepona properties, running from €215,565 to €6.8m, with a median of €724,000. By property type:

Two things stand out. First, this is an apartment market: 162 of the 198 are apartments or penthouses, and only 21 are villas. If you want a house with a garden, Estepona will give you a much shorter list than its size suggests. Second, the villa median of €1.7m is more than double the apartment median – the step from flat to house here is a large one.

Only four of 198 sit below €300,000, and the cheapest of all is €215,565. Anyone arriving with a Costa Blanca budget should read that row carefully. The centre of gravity is the €600,000–€1m band, which holds 82 listings on its own.

How Estepona compares with its neighbours

The claim that Estepona is the value option on this stretch of coast is easy to make and rarely evidenced. Here is the evidence from our own book, town by town:

Estepona sits below Marbella by a wide margin and above the western towns. Manilva, immediately west, is the obvious next step down if the budget will not stretch; Benahavís, inland behind Marbella, is where the villa money goes. Estepona’s position in that list is exactly what the town’s reputation says it is.

A further 16 listings sit in a single development with a median of €1.65m, which is what pulls the town median upwards. The practical read: the golf-side districts inland are where the €400,000–€600,000 stock lives, while the New Golden Mile addresses towards Marbella carry a clear premium.

New build or resale in Estepona?

Right now the question does not really arise. All 198 Estepona properties on our books are new build. There is no resale in stock. Estepona has been the busiest development market on the western Costa del Sol for years and that is exactly what our book reflects.

That has a direct tax consequence, and it is the opposite of the one most buyers expect. Andalucía’s 7% ITP transfer tax – the reason people say the Costa del Sol is cheaper to buy into than the Costa Blanca – applies to resales only. A new build is taxed at 10% IVA plus AJD stamp duty instead, wherever in Spain it is. So on every Estepona property we currently hold, the 7% figure is not the one that applies to you.

Everything else that comes with new build applies too: staged payments against a bank guarantee if the unit is off-plan, completion on the developer’s programme, a first-occupation licence to verify, and a snagging list to compile before you sign. The best areas to buy

  • Old Town & centre: charm, walkability and year-round life, with apartments and townhouses.
  • The New Golden Mile: the strip towards Marbella, full of modern resort developments and villas.
  • Estepona Port & marina: apartments by the harbour with restaurants and a holiday feel.
  • Seghers, El Paraíso & Atalaya: established residential and golf areas with villas and gated communities.

Who buys here, and is it a good investment?

Estepona attracts lifestyle buyers and relocators who want Marbella’s coast without Marbella’s prices, plus investors backing one of the coast’s strongest growth stories. New-build quality is high and demand is strong, so values have risen steadily; rental demand, both holiday and long-term, is solid given the beaches, golf and amenities. Of all our towns it has the clearest capital-growth narrative, though that also means entry prices above the Costa Blanca.

Who Estepona suits, and who it does not

It suits you if you want a modern apartment or penthouse in a serviced development and you have €400,000 or more. That is where the depth is: 136 of our 198 listings sit between €400,000 and €1m, so you will have a genuine shortlist rather than a single option.

It suits you if you want the Marbella coastline without the Marbella price. A median of €724,000 against Marbella’s €1,295,000 is a real gap, not a marketing line, and the beaches, golf and airport access are the same stretch of coast.

It suits you if you want a town with a centre. Estepona’s old town is a working one, which is not true of every address on the New Golden Mile.

It does not suit you if your budget is under €300,000. Four listings out of 198 is not a market. Manilva to the west has a median of €475,000 and would be the more realistic search.

It does not suit you if you specifically want a villa. There are 21 in our Estepona book against 121 apartments, and their median is €1,695,631.

It does not suit you if you want to walk everywhere. The developments along the coast road towards Marbella are car-dependent. If that matters, restrict the search to the old town, the port and the districts immediately around them.

What to check before you buy in Estepona

Which phase you are buying. Most of the larger Estepona developments are built out over several phases. Establish which phase your unit is in, what is already finished, and what is still to be built next to it. A completed phase one is not evidence that phase three will be delivered on the same programme or to the same specification.

The community budget and what it buys. Resort-style schemes here carry pools, landscaped gardens, gyms, concierge and sometimes a spa. All of that arrives as a monthly charge apportioned by your quota. Get the provisional budget in writing before reserving, and read our guide to community fees.

What is actually included. New builds on this coast are usually delivered unfurnished. Check whether the price includes the kitchen appliances, the air-conditioning units or only the ducting for them, wardrobes, terrace flooring, and a parking space and store room – those last two are frequently priced separately.

The licences. Building licence before you pay a reservation; first-occupation licence before you complete. Your lawyer should see both documents, not a summary of them.

Where the noise and the sun are. Proximity to the coast road, to a beach bar or to a golf maintenance yard is not on the floorplan. Nor is the fact that a west-facing terrace on this coast is unusable at five in the afternoon in July. Visit the plot.

How the buying process works
