Key Takeaways

  • ✓ Rojales holds 57 listings at a median of €430,000; Benijofar holds 37 at a median of €349,900.
  • ✓ The two books are shaped completely differently: Rojales is 32 villas and 20 bungalows, Benijofar is 22 apartments out of 37.
  • ✓ Rojales has the wider spread by far – from €110,000 to €1,590,000. Benijofar runs €249,900 to €670,000.
  • ✓ Every one of our 37 Benijofar listings is new build. Rojales has 9 resales among its 48 new builds.
  • ✓ Rojales contains most of Ciudad Quesada: Centro de la Ciudad Quesada alone is 12 listings at a median of €685,000.

Rojales and Benijofar sit a few minutes apart on the Segura river, roughly fifteen to twenty-five minutes from the coast depending on which beach you aim for. They get lumped together in search results and they should not be, because the two books are not competing for the same buyer. Rojales is 57 listings, median €430,000, dominated by detached houses. Benijofar is 37 listings, median €349,900, dominated by apartments. Same river, different products.

Rojales: villas, bungalows and the Quesada effect

Rojales is the bigger and stranger of the two, because the municipality contains most of Ciudad Quesada – the large hillside urbanisation that draws Northern European buyers in volume. That pulls the whole Rojales median upward and makes the town look pricier than the old riverside village actually is. The area breakdown makes it obvious.

Area within RojalesListingsMedian asking
La Fiesta2€988,505
La Marquesa6€852,000
Doña Pepa10€765,000
Centro de la Ciudad Quesada12€685,000
Lo Marabu (second spelling)7€400,000
Rojales1€396,900
Lo Marabú10€369,000
Ciudad Quesada5€313,000

Two housekeeping notes, because we would rather show you the data than tidy it into something misleading. Lo Marabú appears twice in our feed under two spellings – 10 listings and 7 listings – so treat it as one area of seventeen. And the golf and Doña Pepa addresses at the top of that table are why the Rojales median reads €430,000 while its cheapest listing is €110,000. If Ciudad Quesada is really what you are shopping for, our Ciudad Quesada property guide takes it apart properly.

By type, Rojales is a house market: 32 villas, 20 bungalows, and only three apartments, one townhouse and one penthouse. Our Rojales villa median is €765,000 across those 32, and the bungalow median is €339,000 across 20. In the €300,000–€400,000 band we hold 19 Rojales listings at a median of €330,500; in the €600,000–€1,000,000 band, another 19 at €814,500. The middle is thin. Rojales is a barbell.

Benijofar: the inland apartment town

Benijofar does one thing and does it at volume. Of 37 listings, 22 are apartments, nine are villas and six are penthouses. Thirty of the 37 sit in the Pueblo 4 area at a median of €330,000; the seven listings under the plain Benijofar label run to a median of €625,000.

Our Benijofar apartment median is €328,000. For context from the same feed, the apartment median in Guardamar is €315,000 and in Torrevieja €250,000 – so inland Benijofar is not undercutting the coast on apartments. What it is doing is selling brand-new floor area. Every single one of our 37 Benijofar listings is new build. Not one resale.

That shows up immediately in the size column. €285,000 buys a three-bed of 100 m² here; €308,000 buys a four-bed of 128 m². Four-bedroom apartments barely exist in the coastal resale market at that money.

The two books side by side

The useful takeaway is not that one is cheaper. It is that Benijofar has a narrower, more predictable range and Rojales has a long tail in both directions. If you want certainty about what €300,000 gets, Benijofar answers faster. If you want the possibility of a bargain or the possibility of something spectacular, Rojales holds both.

What inland actually buys you

This is the part worth being precise about, because the usual claim is that inland is cheaper and in our current book that is only sometimes true. Compare villas town by town, using the same feed:

TownVillas on our bookMedian asking
Torrevieja38€539,000
Ciudad Quesada16€549,000
Rojales32€765,000
Algorfa16€793,000
Orihuela Costa19€995,000

Against Orihuela Costa, inland Rojales saves you €230,000 on the villa median. Against Torrevieja, it costs you €226,000 more – because the Torrevieja villa book is largely older resale and the Rojales one is largely new resort build. Both facts are true at once. The honest summary is that inland beats the expensive coast on price and beats the cheap coast on size, age and condition, and you have to decide which of those you are actually buying. Beachfront vs inland property works through the same trade in more detail.

Life on the river

Rojales village proper is genuinely old – cave houses cut into the riverbank, a stone bridge, a Sunday market, and a town that keeps functioning in February. Benijofar is smaller and quieter still, with a compact centre and most of the new development ringing it. Both are flat, which makes them unusually good for cycling and for anyone who does not fancy the hills at San Miguel or Quesada.

The honest costs: you drive to the beach, you drive to a big supermarket, and you drive to Alicante airport. Winter thins out, though less dramatically than in the smaller villages because Quesada keeps a year-round Northern European population next door. English-language services are easy to find in the Quesada orbit and noticeably thinner in Benijofar village.

Four riverside homes on our book

How to shop these two properly

Drive them on the same morning. They are minutes apart, and the difference between an apartment in Benijofar and a bungalow in Lo Marabú is far more decisive than the difference in the median column. Then decide between the Quesada orbit – more services, more English, higher prices – and the quieter village version at a lower number.

Current stock is at property for sale in Rojales and property for sale in Benijofar, with the detached end at Rojales villas and the apartment stock at Benijofar apartments. Developer releases across both sit under new build on the Costa Blanca.

Send us your budget and the type you want, a house or a flat, and we will come back with the shortlist across both villages rather than making you guess which name to search.
