Key Takeaways

  • ✓ The cheapest listing in our Marbella book is €450,000; the median is €1,295,000.
  • ✓ Vélez-Málaga starts at €219,950 with a median of €324,950, a quarter of the Marbella median.
  • ✓ Mijas holds 218 listings from €225,515, median €562,800.
  • ✓ Manilva runs 53 listings from €288,000, median €475,000.
  • ✓ Only 14 of the 103 Marbella listings sit below €600,000 at all.

Let us settle the premise first. There is no cheap Marbella. The cheapest property of any kind in our Marbella book is €450,000, the median across 103 listings is €1,295,000, and only 14 listings sit anywhere below €600,000. If you searched for cheap Marbella property hoping for a €200,000 flat with the postcode attached, the answer is that it is not in our feed.

What does exist is two useful things: a genuine entry point in Marbella itself, and a set of neighbouring towns where the money buys visibly more. This article covers both, with the numbers side by side.

The real Marbella entry point

Between €450,000 and roughly €550,000 you are buying a new-build apartment or penthouse, two to four bedrooms, 90–125 m², in neighbourhoods such as Rodeo Alto-Guadaiza-La Campana (median €495,000 across 7 listings) and Alto de los Monteros (median €685,000 across 14). That is the cheap end of Marbella, and it is a perfectly respectable product. It simply is not cheap in any absolute sense.

Above that, the market climbs fast: 24 listings between €600,000 and €1,000,000 at a median of €860,000, then 65 listings above €1,000,000 at a median of €2,950,000. Nearly two-thirds of the town is a million-euro market.

The Costa del Sol, cheapest first

Málaga42€325,000€1,330,000
Benahavis62€247,000€1,495,000

Read the two right-hand columns together rather than separately. Benahavis, for instance, has a cheaper entry point than Marbella at €247,000 but a higher median at €1,495,000, a small pocket of affordable flats attached to a very expensive town. Vélez-Málaga is the opposite: a low entry point and a low median, meaning the whole market is priced where you can reach it.

Like for like: what the name costs

Comparing town medians is rough, because a town full of villas will out-median a town full of flats whatever the postcode is worth. So compare one product across the coast instead. Here is the apartment market alone, town by town, on our live book.

TownApartments on our bookApartment median
Marbella38€860,000
Benahavis33€855,000
Estepona121€605,000
Mijas132€458,000
Manilva34€429,950

That is the premium in one line. A Marbella apartment medians €860,000; the same broad product in Manilva medians €429,950, almost exactly half. Mijas, the largest apartment book on the coast at 132 listings, sits at €458,000. Estepona, the town most often pitched as the sensible Marbella alternative, is genuinely cheaper but not dramatically so at €605,000.

Vélez-Málaga is not in that table because its book is too small to break out by type: 23 listings, 16 apartments and 7 penthouses. Its whole-town median of €324,950 is therefore close to an apartment median by default, and it is the lowest figure on this coast either way.

The other honest cut is the neighbourhood. Every town has a cheap pocket, and comparing those rather than the headline medians tells you where a modest budget actually lands.

EsteponaEstepona Golf19€436,000
MarbellaRodeo Alto-Guadaiza-La Campana7€495,000

Marbella's cheapest pocket is more expensive than five other towns' cheapest pockets, and it holds seven listings. Benahavis is the outlier again: Cortés medians €255,000 while La Quinta, the same municipality's largest pocket at 23 listings, medians €2,300,000. Read a Benahavis average and you learn nothing about either.

The three towns we actually recommend

Vélez-Málaga is the cheapest coherent market on this list. Twenty-three listings, all new build, from €219,950 to €744,640, median €324,950. The stock is apartments (16) and penthouses (7), nothing else. Camino Viejo de Málaga is the largest pocket at 10 listings and a median of €324,950; Caleta de Velez sits at €305,900 across 4.

Manilva is the western end of the Costa del Sol, past Estepona. Fifty-three listings, all new build, from €288,000, median €475,000. Duquesa is the affordable pocket at a median of €355,000 across 7 listings; Puerto de la Duquesa, the marina, runs to €790,000 across 9. Manilva is where you land if you want the Costa del Sol coastline and Marbella prices have ended the conversation.

Mijas is the volume market: 218 listings, the largest single book we hold on this coast, from €225,515 to €3,990,000, median €562,800. It contains everything from €225,000 one-bedroom flats in Las Cañadas to a Mijas Pueblo median of €1,965,000. Because the range is so wide, Mijas is the town where a specific budget is most likely to find a specific match.

What you give up, honestly

Moving out of Marbella is not free. You give up the address, which matters if you ever sell to a buyer who is shopping the label rather than the house. You give up proximity to the Marbella services cluster. And in the case of Vélez-Málaga you move a meaningful distance east, which changes the airport run and the character of the town considerably.

What you gain is size, or a better position within a development, or simply the ability to buy at all. At the Marbella entry price of €450,000, the Manilva median of €475,000 buys you the middle of that market rather than the bottom of a much more expensive one. That is the trade in one sentence.

When Marbella itself is worth it

This article is not an argument against Marbella. It is an argument against buying the bottom of Marbella when the same money buys the middle of somewhere else. There are three cases where the town earns its price.

You are buying above a million. Marbella holds 65 listings over €1,000,000 at a median of €2,950,000, the deepest million-plus book of any town on our feed, and it includes the single most expensive property we list anywhere, at €19,500,000. At that level the choice is genuinely wider here than anywhere else on the coast, and paying for the address costs you nothing you were not already spending.

You want a villa rather than an apartment. Thirty-five of the 103 Marbella listings are villas, at a median of €4,950,000. Compare that with €1,890,000 across 29 villas in Mijas and €1,695,631 across 21 in Estepona and you can see these are not the same product with a different postcode. Marbella's villa market is a tier of its own; only Benahavis sits above it, at €6,500,000 across 16.

You want a specific Marbella neighbourhood. Nueva Andalucía medians €1,099,000 across 11 listings and San Pedro €1,204,970 across 9. No neighbouring town substitutes for either. If the reason you are buying is that you already know the streets you want, the comparison table does not apply to you.

What to check before you buy in the cheaper town

Check which municipality the property is in. Listings on this coast are routinely marketed with Marbella in the strapline while sitting in a neighbouring municipality. The municipality determines your town hall, your IBI bill and your licence route. Ask for the catastral reference and confirm it, rather than trusting the headline.

Check whether the cheap pocket is a market or a single scheme. Cortés in Benahavis holds 6 listings and Duquesa in Manilva holds 7. A pocket that small can be one development, and one developer's price list is not a market you can benchmark against. Las Flores in Mijas, at 19 listings, and Estepona Golf, also at 19, are more meaningful comparisons.

Check the tax, in the right region. Almost everything here is new build (102 of 103 listings in Marbella, all 198 in Estepona, all 53 in Manilva, 216 of 218 in Mijas), so IVA plus AJD is the default rather than transfer tax. IVA at 10% is national. AJD is set regionally and Andalusia does not use the Valencia region's 1.5% that our Costa Blanca guides quote. Ask us for the current Andalusian figure before you fix a budget.

Check the guarantee before any stage payment. On an off-plan purchase your instalments must be secured by a bank guarantee or an insurance policy, paid into a dedicated account for that development. Hold the document before you transfer, not a promise that it is coming.

Check the community budget, not the brochure. A scheme with a pool, a gym, a lift and landscaped grounds carries a permanent monthly cost. Ask for the actual approved budget for the block and the fee for your specific unit.

Check the walk, not the map. The difference between a coastal town that works and one that does not is usually whether a shop, a bar and the sand are reachable on foot in the evening. Do that walk yourself, in the dark, before you commit.

Compare directly: Marbella property for sale, Mijas, Manilva and Vélez-Málaga. If the plan is a detached house rather than a flat, start with villas for sale; if it is a flat, apartments for sale.
