Marbella runs along 27 km of south-facing coastline beneath the Sierra Blanca, whose 1,215-metre La Concha peak shelters the town from northern winds and keeps winter daytime temperatures around 17°C. The town has three distinct faces: the whitewashed old town around Plaza de los Naranjos, the Golden Mile of estate hotels and villas running west to Puerto Banús marina, and the more residential San Pedro de Alcántara beyond it. Behind Puerto Banús, Nueva Andalucía's golf valley groups the Las Brisas, Aloha and Los Naranjos courses within a few minutes of each other.
Marbella works as a year-round base, not just a summer resort: international schools, private hospitals and a restaurant scene holding several Michelin stars keep the town fully active through winter. Our current portfolio lists just over 100 new-build properties here. Apartments start at €450,000 with a median around €800,000, villas run from €1.4 million, and four in ten listings are priced under €1 million, concentrated in Alto de los Monteros, Nueva Andalucía, San Pedro and the Rodeo Alto corridor. Málaga airport is 45 to 50 minutes by the AP-7.

Buying in Costa del Sol
Marbella is the Costa del Sol's prime market and prices reflect it. In our current portfolio, new-build apartments start at €450,000 with a median around €800,000, villas run from €1.4 million with a median above €5 million, and build prices average roughly €6,500 per m². The market divides into clear tiers: San Pedro de Alcántara and the Rodeo Alto to Guadaiza corridor provide the entry level, Nueva Andalucía's golf valley the middle, and the Golden Mile, Sierra Blanca and Puerto Banús the top end, which reaches €19.5 million in current stock. Nearly everything on the market here is new construction. Four in ten of our Marbella listings are still priced under €1 million.

Non-resident buyers can typically obtain a mortgage for 60–70% LTV from Spanish banks. Budget 2–3 months for the full NIE → lawyer → notary → registry process.
Marbella trades lower percentage yields for stronger capital security and liquidity than cheaper coastal towns. Gross yields of 4 to 6% are typical for well-located apartments, and the winter season is the strongest on the coast thanks to golf tourism and the large resident international community. New developments with hotel-style amenities let well at premium rates. Budget for the coast's highest community fees: €200 to €400 per month is normal in gated resort developments.
Insider Tip
The value corridor is west of the centre: San Pedro de Alcántara and the Rodeo Alto to Guadaiza strip carry entry prices around €425,000 while sharing the same schools and beaches as far pricier addresses. When buying off plan, insist on the bank guarantee for stage payments that Spanish law requires, and confirm the developer's licence-of-first-occupation timetable before you fix a completion date.
